This listing is for 1 BEDROOM of a 3 bedroom townhouse, located in Auchenflower, Brisbane. NEW Luxe townhouse located in a small complex. Close to the city CBD 3.5km, the Wesley hospital 350m, train station 350m, 1 km to Suncorp stadium , 9 minutes to CBD, Toowong shopping centre 1km and many cafes and shops.

As a rule we only take families. The minimum age of the person renting must be over 25. We don't take groups of more than 8 adults as we are in a very respectful neighbourhood. Absolutely No parties or events of any kind and strictly quiet hours from 10pm- 6am.

All other rooms will be off limits(doors must remained closed), unless organised prior to checkin. Usage of the other 2 bedrooms will result in a charge of $100 per night stayed. As it is a 3 bedroom apartment it is very spacious with modern kitchen and is fittedz out with everything you need like coffee machine and Netflix to enjoy

You will have exclusive access to this townhouse throughout your stay.

Note: There is currently no microwave at is as it. We are waiting on it being delivered.

The large 3 bedroom townhouse has full ducted air-conditioning. You and your guests will have access to:

**NOTE FOR NETFLIX: Due to the new no sharing restrictions. You will need to log into your own Netflix account. You will need to select traveling on your account.**

Please note: a pet fee of $33 per animal, per night (max. 2), will be charged separately to reservation total. Pets will be need to approved prior to checkin. If you are bringing a pet please note the bond will be raised to $2000.

NOTE: Minimum booking age requirement is strictly 25.
- We require all guest to inform us ahead of time for any special request e.g cot, high chair, baby gear etc. These are subject to availability and needs to be requested in advance or you may contact the local baby hire places if items aren't available. No last minute request.

"Things You Need to Know Before You Book"
- We have rental agreement as part of our terms and conditions. Guest must sign the rental agreement.
- We also require a copy of the their ID (front and back). This is separate from Airbnb identity verification.
- We also require a Security deposit which we will authorize separately. See House rules for more info
- For last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction.
- All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.
- Booking tax notice: Starting August 16, 2023, A $10 booking tax is levied per booking to cover guest and identity validation

Disappointing
The noise and fumes from the traffic being only 60m from a major road was so bad I had to sleep on the couch for two nights, no wonder they won't provide you with the actual address until after you have paid, I wouldn't have stayed hear if I knew the location. The whole unit needs a deep clean, the floors were sticky and disgusting. The smell from the room deodoriser the cleaners had sprayed was so strong I wanted to vomit. The NBN was dreadfully slow. The towel holder missing in the bathroom. The bottom toilet seat won't stay up in the ensuite. If you're going to have cheap plastic plants, at least make sure they aren't tattered and covered in dust. I also found the questioning as to why I was staying very obtrusive as it is none of your business that I was saying goodbye to my dying mother. I cannot recommend this place.
