The property is ideally located close to a lovely selection of independently run cafés, perfect for a leisurely breakfast or morning coffee, as well as a charming local antique shop to explore. Just a stone's throw away is Brighton's Open Market, a local favourite with a great choice of independent food stalls and eateries. Sleeping up to 6 guests, Leafy Haven features two comfortable bedrooms, a stylish open-plan living space and a private courtyard, making it a great choice for families, friends, business travellers and longer stays.

KITCHEN / LIVING AREA

Downstairs, you will find the living space, bathroom, and kitchen with access to the patio. Upstairs, guests will find the two comfortable bedrooms. The bright and welcoming living area provides a comfortable space to relax after a day exploring Brighton. Make yourself at home on the sofa and enjoy the Smart TV. Free Wi-Fi is provided, so you can log into your own Netflix, Prime Video, or other streaming services. The fully equipped kitchen has everything you need for a self-catering stay, including a hob, microwave, oven, washing machine, and essential cookware, glassware, crockery, and cutlery. Complimentary tea and coffee, along with salt and pepper, are provided, so please help yourself. There is a dining table seating 6 guests, plus an additional breakfast counter for extra seating. The double sofa bed in the living room allows the property to accommodate up to 6 guests.

The bathroom is conveniently located on the ground floor and includes a shower, toilet, sink, and mirror
Fresh bath towels, hand towels, and bath mats are provided for all guests

Dating back to around 1849, Leafy Haven forms part of Hanover's distinctive Victorian terraces, one of Brighton's most vibrant and characterful neighbourhoods. While the property's exterior reflects the area's rich history, the interior has been thoughtfully transformed into a bright, contemporary home designed for modern city stays.

The property is ideally located close to a lovely selection of independently run cafés, perfect for a leisurely breakfast or morning coffee, as well as a charming local antique shop to explore. Just a stone's throw away is the Open Market, Brighton's hidden gem, with lots of local eateries and independent traders to discover. Just a five-minute walk away, The Level is a great spot for an early-morning jog or a relaxed stroll. The park also features landscaped gardens, a children's playground, a skatepark, basketball courts, cafés and plenty of open space.

The property is situated in a peaceful residential area and is not in the heart of the nightlife, making it a great choice for guests looking for a quieter stay while still being within easy reach of local amenities and colourful areas such as the North Laine and South Lanes. From the property, guests can easily walk to Brighton Beach, Brighton Palace Pier, the Royal Pavilion, North Laine and The Lanes, with independent boutiques, cafés, restaurants and galleries to explore along the way.

Excellent transport links also make it easy to explore the wider Sussex coastline and countryside during your stay.

Our Guest Promise

We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

This property is not pet-friendly.

Check-Out

Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

Before You Leave and as a consideration to future guests, please:

Wash up the used dishes.

Bag rubbish and use the correct recycling bins.

Return keys to the key safe

Switch off the lights.

Close all windows.

Turn down the heating.

These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.

A Quick Note on Deposits and Property Care

If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!

Please note: Access to the property includes one entrance step, and the bedrooms and bathroom are reached via an open-tread staircase. Guests travelling with young children or those with limited mobility should consider whether the staircase is suitable for their needs.
