We enjoyed our stay in Brighton, and at Kipps we felt overall clean, helpful staff, but felt the hotel was a little run down.

When I arrived at the property, I couldn't get into the building because I had received no checkin instructions.
I saw a few message asking me to pay for a damage deposit in my Expedia inbox. But I didn't get any advanced notification in my gmail inbox until on the checkin afternoon. Because I was travelling, I couldn't have seen these messages until I arrived at the property.
The message was very cryptic. It wasn't immediately clear what I needed to do. Another hotel guest kindly explained to me that I just needed to pay the £1 charge, then I would get the checkin instructions. There was no one from the hotel on site to help me, nor was there a hotel person on the phone who can help me.
After I paid the £1 charge, I had to wait for 30-40 minutes and I had to email a gmail address before I received the checkin instructions.
Overall, the checkin process was very stressful and unpleasant, as I had to wait in the 35 degree heat for the checkin instructions to arrive!
The room was extremely hot with two large west-facing windows. The curtains had not been drawn so the room was baked when I arrived. One window can be opened but only ajar, it provided no discernable airflow.
There was a fan in the room, but the whole evening was very unpleasant, hot and I had trouble falling asleep.
The room was right on a busy street, so it was noisy.
It also surprised me that there was NO en suite bathroom! I had to climbed 2 flights of stairs to find a shared bathroom !
