Excellent location for a trip to an event at Brighton Dome (just 10mins away) and stones throw to the beach. Check in is at the pub adjoining. The couple who run the hotel gave us two rooms situated together which was really thoughtful and the rooms were really lovely, bright and spacious. Really enjoyed out stay. I would recommend to make sure you confirm your booking well in advance of your stay.
Stayed one night for a gig at the Brighton Pavilion. Parking wasn't easy but they do have permits. Breakfast wasn't available but there's plenty of other options near there. All in all a good place to stay.
It was great that this property was just a few hundred meters from the beach front and was pet friendly. The facilities were just fine. The area wasn't quiet because it's a busy area full of bars and restaurants, but with the windows shut, it was fine. I would stay here again if I wanted to be right in the middle of the action at the Brighton beach front.

Location excellent. Check in was easy and efficient. We went with 2 other couples and everyones rooms varied massively. Room and bathroom very tired looking and not the cleanest
Lovely stay lovely hosts, welcome chocolate and plenty of tea coffee hot choc even some biscuits.
Room looked newly renovated really comfortable bed all really clean
Pub next door was lovely and didn’t hear any noise from pub at night even with window open (room was at back of property) only seagulls

Parking slight problem but once you get permit and find spot it’s fine
Very old rooms. The floor squeaks and matters. Was quite uncomfortable. And they did not have a replacement.
The location is excellent and it was very quiet.
We were in a basement superior twin. It was an excellent sized room, with 2 double beds &
the shower was lovely.
Just bare in mind you're nextdoor to a pub, so there is noise. Best thing is, can't beat them, join them!!
You're within walking distance to everything! So once you've found a parking place, just forget about it & walk everywhere. Parking is on street with a pass you pay £10 for, which covers you for 24hrs.
Overall a good stay & would stay again!
I loved that the hotel was close to the lanes and the seafront, there are lots of places to eat nearby too! The owner was lovely and was nice that they had the pub next door too so I did pop by for a drink. Inside the hotel had what I needed like kettle, tea, coffee and hot chocolate and the only thing I can think of that would of made it would of if it had a mini fridge so I could store drinks etc inside. I had a wonderful time here with no problems at all and I would stay again.
