Lovely stay- impeccably clean super service from the staff. Quick and tasty breakfast service. Really comfortable room.
No Nespresso machine or biscuits as advertised on website but did have kettle/tea/instant. Would still rate 5/5 due to service and comfort/cleanliness.

Richard and Allison were great. Very friendly snd helpful carried our cases to the room. The housekeeper Gee was fabulous, kept our room clean every day and if we needed any extra tea and suger she was obliging. Always happy and very friendly. The dining area was grubby and worse for wear. Breakfast was pore hardly had any choice not even having fresh fruit. Didn't like the idea that you had to use the communal pot of jam and marmalade. Not hygienic. I ordered eggs on toast only to be told to get my own toast by the waiter.

One night stay.
The two members of staff we met were very helpful. The hotel appeared quite run down and our bathroom door did not shut. However, we were offered another room promptly . Unaware that no restaurant on a Monday or Tuesday. Breakfast disappointing - as limited choice.
Apparently the hotel was waiting for delivery. One couple told there was only one egg left . It was obvious that the hotel is in the process of closing down. We should have been advised of limited options. Probably would have booked elsewhere.
Geat location a few minutes walk from a lovely beach. There were also several restaurants less than a 10 minute walk from the hotel.
We had a very comfortable room that was spotlessly clean and great spacious bathroom. Breakfast was very good and there is a lovely garden if you want to sit outside and have a drink.
The staff couldn’t have been more helpful. Lovely modern, clean room. Excellent bathroom. Breakfast good. Quiet location but close to amenities, transport and beaches.
Staff went far beyond the norm, especially Alice who was so helpful and friendly and between her, Richard and other staff made us feel so welcome at the hotel. Furthermore, the position was perfect, a block away from Southbourne beach, with easy access to hotspots, especially cycling etc. Will definitely go back, especially on a Monday/Tuesday as nice and quiet…
We stayed at the Cliff House hotel for 3 nights. We had a warm welcome when we arrived and shown to our room at 10am which definitely was a big bonus. The hotel was very clean and our room was spotless.
In all the years we have been staying in hotels, the breakfast was amazing. All freshly cooked and lots of choice too.
We would definitely recommend staying here and will be coming back when we visit the area again

Good location for beach, shops, restaurants and cafes. Hotel very clean with good restaurant menu. Well stocked bar. Breakfast was just OK. Cooked meal on day 1 was overcooked. TV's in rooms only worked intermittently due to aerial issues.
No hot water for a shower, no working kettle, no light to do makeup/ hair. Hotel rundown. Staff pleasant. Food lacking.

Pleasant but a few issues
On arrival, staff were very friendly and had no issue with us checking in early.
Rooms were very clean but slightly dated. Shower had very poor pressure and temperature control. Bed was good size.
Unfortunately, we had to get up at 1am to tell the next door room to stop shouting. Not sure we would return despite the great location.
Awful shower. Tiny wash basin yet huge bathroom. No power socket near bed. Breakfast unappealing.

This hotel was below normal standards, the room was sufficient, clean and tidy.
We stopped two nights and the room was not attended or cleaned after the first night.
The problem was downstairs in the dining room at 7 pm when various key menu items were not available ie, fish and chips, chicken pies leaving and the service was nearly non existent, waiting 1/2 hour for drinks. I rated the food 2/10.
Breakfast was basic on hot plates rate that at 0/10
All in all very bad experience.
In morning breakfast area not prepared during hours specified. One morning was a mess as not cleaned from night before. Felt uncomfortable. Carpet and furnishing needs updating. Had to figure out how to turn on the shower due to a button in the living area. Had no one onsite to assist.

Nice location.
The hotel itself is situated in a pleasant residential area, within easy reach of the beach and surrounding towns. The staff are very friendly and helpful. The room was well appointed with water, teas and coffees and a coffee machine. Bathroom had plenty of toiletries, bath and separate shower. Everywhere was clean in both the shared spaces and rooms. Nice bar / lounge on site. However, we both found the beds too hard, the TV didn’t always work and there was a very noisy boiler next to our room that fired up before 7.30 every morning and stayed fired up for the next 12 hours. An unpleasant wake up call every morning. I think staff might also sleep on the top floor and playing music loudly at 11 at night was a bit much and constantly walking around the room - although when we tried to speak to staff about it, they blamed the noise on ghosts! A buffet breakfast is at the weekends, but I would do one every day and not just waitress service during the week, Good choice for breakfast and all hot too.
Very nice property in a residential area. Excellent staff. Awesome breakfasts that are included each morning from 8 to 10 am. Located just a couple of blocks from the sea and just a few blocks to lots of shops and restaurants. Guests should be aware that this "hotel" is really a cross between a B&B and hotel. If you are arriving on a Sunday, Monday or Tuesday after 4 pm or between Wednesday to Thursday after 8 pm the front door will probably be locked. There is a telephone number to call mounted on the front door so someone can let you in. However, if you are arriving from out of Country you will have to take your cell phone off "airplane mode" and incur long distance charges if your cell phone package does not include such calls. Once you have checked in your room key will open both the front door and room. If you have difficulties with walking/climbing stairs make sure you book a room on the ground floor as there is no elevator access to rooms on the second and third floors.

Mixed feelings
The hotel is ideally placed for the beach which is just a few mins walk away. It has a small free car park and quite a large outside area. All the staff were very pleasant and helpful. The room was a reasonable size and clean. However, on arrival we did expect we would be able to get lunch, just a sandwich or something similar but the other kitchen was closed due to lack of food? There is no food available any week on Mondays or Tuesdays after 4pm which is disappointing. There a Greenking chain pub on the seafront. We did ea on Wednesday evening but it was rather a limited menu which would make it difficult to eat there every night. Food service stopped at 8pm and the bar shut at 9pm. Thevfood 2as good well cooked and enjoyable.
We also disliked the shower and were glad to get home to have a real shower. There is a notice in the bathroom asking guests to be patient because it takes a long time for the water to run through.This was not the problem, the problem was the tap did not transfer all the water to the shower head and it was only a dribble

Arrived in the middle of a very large charity event. Very noisy.staff more focussed on the event than on residents. No restaurant or bar meals available at this time. If we had known this we would not have booked. The following day we thought we would eat in the hotel. Arrived in the bar at 5pm to be told they had stopped serving and the chef had gone home.
Breakfast was a buffet affair which offered very poor choice if you were a vegetarian. There was an alternative breakfast menu but this was not advertised and we only stumbled across it three days in. Then it felt like it was a bit of a chore for them to prepare something else.
To leave the hotel from our room we had to walk through the breakfast room. On one day the room had been hired out to someone to conduct hearing tests and they could get irritable if the were disturbed. So we were asked to exit the hotel, during this time, via the tradesman side door.
Housekeeping was hit and miss with us having to track a member of staff down to replenish tea/coffee.
For the first 3 days the cold water in the shower ran as hot as the hot tap making it uncomfortable to have a shower. This apparently happens quite often and after a plumber was called the cold tap ran just as warm rather than hot.
Wallpaper was starting to peel off the wall in the room. The rooms were a decent size, nicely decorated and comfortable but things like wallpaper peeling away from the wall detract from this.
The hotel is well located for the beach
We had a brilliant stay, the hotel is small and really welcoming. The room was beautiful and spacious with lovely extra touches.
Breakfast was fabulous with good quality produce.
This was a real little gem with lovely staff. I willl definitely be back!
