Coleman’s Elm is a stylish and modern Cotswold retreat which sleeps six guests, in three beautifully designed bedrooms, with one family bathroom. With calm, contemporary interiors featuring a natural colour palette, this converted barn boasts a spacious well-equipped kitchen and breakfast area and a cosy living room featuring soft textures and a fabulous dining space, perfect for relaxing after countryside adventures. French doors lead from the living room into the spacious garden, complete with outdoor seating, fire basket and wood-fired hot tub. Surrounded by peaceful countryside, this is a welcoming dog friendly holiday home that allows two medium sized dogs.
Accommodation This three bedroom holiday cottage on the outskirts of Hook Norton is perfectly suited for those looking to get together with family and friends, exploring the local countryside and eateries. The Cotswold cottage accommodation is laid out as follows:

The Finer Details The maximum occupancy for this property is 6 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants (aged 2 or under) Bed linen and towels are provided Off street parking is available for up to 4 cars 1 travel cot and 1 highchair are available on request (please bring your own linen for the travel cot, as this is not provided) 2 medium sized dogs are welcome for an additional £40 per booking per dog. For pet rules, please visit our FAQs Strong WiFi (Download speed 72 Mbps/Upload speed 19 Mbps) Mobile phone reception varies depending on provider 2 Smart TVs with apps (guests to use their own login details) The garden to the front of the property is surrounded by Estate Fencing, do not climb this fencing (the field beyond the fencing is separately owned and access to the field is not permitted by guests or their pets. Livestock are sometimes grazing in this field, therefore dogs must not be left unsupervised in the garden) Charcoal BBQ (guests are responsible for providing charcoal and cleaning BBQ after use) Wood-fired hot tub, March to December only, seats 4-5 guests (an initial supply of logs is provided and further logs are available to purchase locally) The wood-fired hot tub may be unavailable during adverse weather conditions (including extreme cold, high winds and heavy rain) Oil fired central heating system Starter supply of wood provided for the fire basket, and for the wood burning stove from October to April only The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk No smoking or vaping is permitted throughout the property

Hen and Stag parties are not permitted, though other same sex groups can enquire Events are not permitted without prior consent A security deposit is required at this property Check in is from 17:00 and check out is by 10:00 There is a 13 amp plug which can be used to charge cars (please note this isn't as efficient as electric car charging points). Usage of this will be charged by the owners Please note there is a right of way at the top of the drive for the farmer to access the neighbouring field Please be aware that Coleman's Elm is located in a quiet and peaceful area, and we respectfully request that guests are mindful of neighbours at all times, especially when outside, noise and music need to be kept to a minimum beyond 10pm

We loved our stay at Coleman's Elm. While visiting family with our 3 small kids we felt so comfotrable the moment we walked in. The house house was stocked with everything we needed. The decor and design was so cozy and the views of the adjoining farm was unbelieveable. The entire property is so private although along a main intersection and felt safe with the kids running around.

Christmas in the Cotswolds
Coleman’s elm was a perfect stay, there were six of us and we stayed there comfortably. Beautiful house in picturesque grounds. The hot tub was a bonus as that wasn’t there when we booked. Within a short drive to all the little villages, farm shops and amenities. Brewery just down the road. All in all just what we had hoped and more. Only downside one full bathroom, you just had to have good rotation. And the games room was freezing, which actually was perfect for us to use as a fridge for the Christmas food but if you wanted to use it as a games room it was cold in there. We would definitely go back again, thank you for having us.

Home away from home
Such a beautiful home, everything we possibly needed, well stocked kitchen, loads of kids games and toys.
The beds were super comfy, loved the fireplace , really cozy atmosphere and perfect temperature, we never felt chilly.
Brilliant location, we visited (all within a 30 min drive) Birdland, Cotswold Wildlife Park, Oxfordshire Museum, Bourton on the Water, Diddly Squat and the Farmers Dog.
We will absolutely be back!

Great place and wonderful host
Since we visited from the US I did a lot of research to find a good place for my family of 4 as well as my sister-in-law and husband to join us and some other friends to visit for a day.
The Coleman's Elm had it all. A beautiful converted old barn with loads of character, plenty of room in the 3 comfortable bedrooms and loads of outdoor space with great views over the fields of sheep, perfect for the kids to get there energy out (even though they had little left after all the places we visited).
The location was perfect with easy access to all the wonderful towns to visit, like Bourton-on-the-water, Stow-on-the-wold and many many others. We also walked to Hook Norton to enjoy the Brewery/museum and local pubs.
The host Becky was absolutely wonderful. Prior to arrival we started to communicate and on arrival she was there to show us around the place and make us feel very welcome. She also surprised us by showing some new additions they just added, which included a game's room with fooseball table and dart board as well as som small kids toys and to our delight, a wood burning hottub. Becky and her husband explained the use of it and even swung by the place while we were out to start pre-heating it. She always got right back to us with any questions.
I would strongly recommend this place to anyone who is looking to visit the Cotswolds, especially if you have a large group and like to dine in (or use the BBQ) or wants to stay a bit longer as the place is perfect and feels like a home away from home and had everything you need.
