Luxury country house for up to 18 in the heart of Beatrix Potter's Lake District
Beechmount Country House is a characterful country house nestled in the heart of the quintessential Lake District village of Near Sawrey. There are 6 bedrooms in the main house, and a snug, to accommodate 12-14 guests. In addition there are two cottages in the grounds each housing a further two people, so that the whole property can accommodate up to 18 guests. The cottages can be booked separately.
The main house has 6 bedrooms with three ensuites and two bathrooms. The kitchen offers Neff appliances with coffee machine and an in-built microwave and a cosy seating area with a fireplace. The dining room has a large extendable dining table seating up to 16 people. Next to the dining room is a playroom with a Tv, dvd player and cupboard with books, games and toys. The large lounge has seating of up to 14 and fully functional log fire with side doors that lead to a garden with a water fountain. The house also has a laundry room with a washing machine and dryer.
Parking is available as follows: There is a ‘courtyard’ to Beechmount, which can accommodate three cars, possibly 4 at a push. Access to this is through a tight stone gateway from the road (2.45 metres wide). It is perfectly possible to fit even large SUVs through this (and we routinely do), but we understand that some will feel more cautious about doing so than others. There is car park adjacent to the play area literally across the road from Beechmount. This contains 4 marked out spaces, but can normally accommodate 5 or 6 cars. This is run by the Parish Council, on a ‘donations requested’ basis, but with no restrictions as to how long you can park there for. When spaces are available, this is extremely convenient for Beechmount, but clearly we cannot guarantee that spaces will always be available. Near Sawrey tends to get busy during the days (especially at weekends and bank holidays) though tends to be a lot quieter in the evenings and early mornings.

We had an incredible stay at the property. Beautiful setting, fully equipped house, fabulous owners who couldn’t have been more helpful when issues arose.
A stunning base to explore the Lakes.
Comfortable, well equipped house in lovely location
Lovely location, comfortable beds, well equipped kitchen, garden to enjoy, peaceful surroundings, good walking from the house. Need to bring your own soap/shower gel. Would definitely recommend.
We stayed here with our four 20-something children, their partners and our mothers to celebrate a few birthdays. The house is a great size for our group. Bedrooms very comfortable, bathrooms great and the kitchen a good space. The living room and dining room are also great sizes for large groups. If there was only one downside it would be that the house would benefit from a refreshen-up, but everything worked for us for our stay, and we would stay again!!
Great house for our extended family to spend a long weekend together. Loads of space and everything you could think of is supplied. The games room for the kids is excellent! Lois the host was super helpful and happy to answer questions rapidly via text. Highly recommend!
Beechmount is a comfortable spacious house in a quiet location.
We, 12 of us, 8 adults and 4 children, enjoyed our stay here. It has plenty of comfortable seating in the ground floor rooms and a very well-appointed kitchen with a wide range of utensils. The bedrooms are clean and spacious, the beds comfortable. There are several televisions in the house. The entry to the house looks daunting but the cars went through easily into a larger parking space beyond.
The house was exactly what we needed for a family gathering. The rooms were huge, the kitchen well equipped with fantastic appliances and the access to numerous TVs meant all ages were happy!
Contact with Lois was always helpful and prompt.
The location was perfect, with beautiful views all around.
I’d definitely consider it again in the future, and recommend it to other large groups.
We were 7 adults and 4 children (7-10 ages) and this house was so spacious, we never saw the children. There was a small park opposite too. The bedrooms were a good size with en suites. A lovely patio, a real sun trap and giant gas bar b q. Plenty of crockery and utensils. A second enormous fridge in utility room. We really did have a fabulous week.
This was a wonderful house in a wonderful location. Almost magical-views out every window, well stocked. A virtual rabbits warren of thick walled rooms well decorated and festive for the holidays. We only wish we could have stayed longer. Loved the walking paths outside and the playground across the street. Clean and comfortable.
Nice stay big house lovely ground good location, some issues
We had a good time in the house. It is very spacious, confortable overall and the grounds are lovely. It was very suited to our group with people of all ages and the location is great to visit the Lakes.Only downfall : the house needs TLC especially in some of the bathrooms.We also encountered problems including wifi and hot water system. But the property manager was reactive and did her best to solve them when possible.
We have raved about this house to so many people. It was beautiful and spacious and right near some amazing hikes. This area is breathtaking. Working with the host was very easy and they were very responsive. We highly recommend this home. If you don't have a rental car, make sure you come prepared with some food (as there is only 1 pub nearby, and it has unpredictable hours). We hope to return one day!

The house was perfect for us as it had plenty of space, lots of bedrooms/bathrooms, making it a very comfortable stay even with a large group.
The communication with the property manager was great! She was responsive and very nice!

We absolutely loved our stay in this fabulous and incredibly well-equipped home in the Lake District. Exploring it for the first time was like being in the book " The Lion, the Witch and the Wardrobe" - a never ending house of rooms and doors, and when I found a wardrobe, I actually felt disappointed when I opened it and it didn't lead to Narnia! Still, we had the lovely Lakes and Hill Top right on the doorstep instead. The kitchen has everything you need and there are plenty of bedrooms and bathrooms for everyone. A short drive to Hawkhead, Grizedale and Ambleside, we could easily get everywhere. We would love to come back and stay again. Thank you for a lovely stay.
Lovely country house in a beautiful location, perfect for all three generations of our family.
Our favourite spaces were the handy playroom for the children and the huge comfy lounge where we settled in the evenings.
The kitchen was well equipped with everything we needed, the outside areas included plenty of space for the children to run around and a relaxing seating area for the adults to sit in the sun with a glass of wine, we were very lucky with the weather! The beds were clean and comfortable.
The entrance to the car park is a little tight but we managed to get our large car in and out with no issues.
We all enjoyed our stay immensely and would definitely revisit.
We had a lovely stay. The sat nav took us all different places so we had to navigate that in the dark but all good. Not sure if it’s worth adding what three words for future guests if that’s helpful. Parking was tight as we had 4 cars so had to park a couple of cars next to the park, but we managed. The property worked very well with a big family and the kids absolutely loved the playroom. We did have a slight problem with the hot water whicj we didn’t discover to later sat arvo. Lois was very active to respond and we had the handy man out early on Sunday morning. Wasn’t a simple fix so it wasn’t back running hot until we got back in on the Sunday arvo, neverless it was fixed when we were out.
A beautiful home from home in a wonderful location
A beautiful house. Perfect for our annual family Christmas trip. Plenty of room to relax, lots of comfy seating in the cosy living room. The children loved the playroom.
We had a couple of power cuts due to the bad weather but the host was in contact with us straight away to give us updates and the issue was fixed really quickly.
We cooked a huge Christmas dinner in the spacious and fully equipped kitchen, and the dining room (complete with gorgeous, original stone floor) had a huge table big enough for us all to eat together.
The bedrooms are beautifully decorated with huge comfy beds. It’s a perfect home from home in a great location, ideal for exploring the Lake District.
This house is perfect for a family/friends gathering and has so much space we never felt on top of each other. The location is beautiful too. Thank you for such a lovely stay
