Overall, my stay at Eaton DC was decent but fell short of expectations, particularly for a two-time Michelin Key recipient.
The interiors and design are genuinely lovely and account for a lot, but the experience beyond aesthetics left something to be desired. The staff was all very kind, though the stay never felt high-end or five-star. I’ve stayed in hotels that felt far more hospitable, where check-in came with a property overview, staff greeted you in the lobby, and small touches made the experience feel above and beyond. Here, everything just felt ordinary.
The rooftop bar is a highlight in concept, but the cocktails didn’t justify the prices, and the space felt more oriented toward private events than hotel guests, though they do reserve elevator access for guests during events. If you’re staying on a weekend, expect faint noise into the late night.
A few practical disappointments compounded the experience: the WiFi was so unreliable I switched to my phone’s data, the rooms felt dusty and not particularly clean, and the on-site restaurant and bakery were closed. While those dining options aren’t technically affiliated with the property, their absence still meaningfully impacts the overall value.
At the end of the day, the design alone isn’t enough to justify the price point, and I likely wouldn’t return. If you’re drawn to the aesthetic, it’s worth a visit, just go in with calibrated expectations.

We really enjoyed our stay at Landing at Bridge District. It looks like the building is relatively new and very secure. The inside was very nice and comfortable. The living room and kitchen were light and airy. The beds were very comfortable and the bathrooms clean and spacious. There were TV’s in each bedroom and the living room. A couple of remotes had dead batteries which sucked but wasn’t the end of the world. The kitchen had everything you need to cook and a dishwasher. It was missing some basic things like dish soap and cleaning products. It also would have been nice if there were some salt and cooking oil stocked there but we ended up going to a market to get our own. We also never received the wristband to have access to the pool. Not sure why this happened.
The Metro is a quick 10 minute walk from the property which was excellent. There was no need for a rental car as we used the Metro during our entire week long stay. Very convenient. I also felt safe in and around the complex. I also felt safe on the Metro so that was a nice plus too. I do want to mention there seemed to be no food areas nearby to walk to. You would have to get on the Metro to find someplace to eat. Overall a great stay and I would not hesitate returning here.

I'm usually pretty good at picking hotels - this was not one of my better choices.
Reserved a room with a balcony, got no balcony. As we arrived at night and were tired after a long flight, we didn't notice til it was too late. Ordered room service, chicken sandwiches, which were inedible - old, tired, stringy chicken, served in the brown bag version of room service, which I despise.
The bed was too low and oddly sloppy. Bedside tables too small. A baffling thermostat with tiny, dim and puzzling symbols. In the shower are the usual 3 bottles of shampoo, gel and conditioner - photo uploaded. Many people wear glasses - no one wears them in the shower which makes it impossible to read the tiny, overly busy labels - even before the room is plunged into darkness. (See the following.)
But the single most annoying thing was the bathroom light on a motion detector which triggers when you're still ten feet from the bathroom, flooding the bedroom with bright light. Not great at night. Not great if you stay a bit too long in the shower and end up feeling your way around after the switch decides you've seen enough.
The location is great, and that's about all that recommends The Morrow.
