Nestled in the heart of the beautiful North Devon countryside on the outskirts of the quiet village of Kings Nympton, this grade 2 listed thatched barn conversion provides a peaceful place to relax as well as a good hub for exploring the area. About the property There are two bedrooms which can accommodate up to 4 adults and 2 children. The upstairs bedroom has a double bed and next door is a large shower room. The ground floor bedroom is on 3 levels and has a bunk bed and a kingsize bed. This room also has its own ensuite bathroom with shower over. The kingsize bed has limited headroom on one side and is accessed via a small ladder (like an adult cabin bed) but makes for an exciting and cosy nights sleep.
The modern kitchen is fully equipped with everything you could need, including induction hob, microwave, fridge with small freezer compartment and most importantly a dishwasher. Off the hallway is another toilet and also a washing machine should you need it.
Things to do Situated between both Exmoor and Dartmoor national parks there are plenty of options for walkers, cyclists and lovers of the great outdoors. Fishing and shooting are also popular in this area and we are in a dark spot which makes for some incredibly starry skies. The beaches of Saunton and Croyde are 25 miles away (45mins) for surfing or building sand castles. There are maps and a guidebook full of ideas in the property.
Dogs are welcome but please keep them off the furniture and out of the bedrooms. There is an enclosed garden with outdoor table and chairs, a perfect place for your pooch to mooch or for you to enjoy some alfresco dining or even a bit of bird spotting (weather permitting!)

Most beautiful property, situated on the outskirts of a lovely village with a great pub.
The property was like a home from home with everything catered for and some extra personal touches provided by the host, Sarah, for our stay.
Would highly recommend to anyone wanting a relaxing break in a lovely property in beautiful countryside.
Very pleasant converted cow barn. Dog proof patio area but all hard surface no grass. Very friendly owners always willing to assist us old folks. Steep stairs though. Beautiful local countryside to explore.
We really enjoyed our stay in Linhay. The property was clean and very well equipped. The contact with the landlords, who live on the same property, was very nice and we felt very welcome. Linhay is a nice accommodation as a base for various excursions. The pub in the nearby village is within easy reach and offers regional specialities. Kind regards and Perhaps we see us next year.
My husband and I needed somewhere to stay for around a month between selling our home and moving in to our next home. The Linhay was perfect. Lovely and quiet, comfortable, warm, well equipped and great wifi. Sarah and her family are relaxed, warm and welcoming. Our dogs loved the surrounding countryside. Located on the edge of a tiny rural Devon village, this property was the perfect getaway for us and our dog. The village pub is great (although you have to be up for the walk up the steep road to get there), and the property hosts were there if you needed them, totally non-invasive if you didn’t. They left very useful recommendations, which we followed and were not disappointed. The patio area is a lovely sun trap well into the evening. A bit more garden for our bigger dog would’ve been great, but there were a couple of public footpaths at the top and bottom of the hill, a few mins from the door. All in all a very enjoyable stay in a clean, well appointed and tastefully renovated property.
Absolutely loved our stay in Kings Nymptom. The property was stunning, very clean and very well equipped. Sarah had thought of everything you might need during your stay which even meant I was able to make my daughter's birthday cake, something I couldn't do in Center Parcs without bringing loads of equipment.
There was tea, coffee and sugar, some milk. Salt and pepper and even olive oil. It was topped off with a bottle of wine for us to enjoy.
Sadly we didn't have great weather, as is common in the summer holidays! But there were games to play and we could access our own Netflix through the TV.
The outside area was lovely and was perfect for when we had a bit of sun show it's face.
It's a lovely area with plenty to do within a short drive.
Would definitely recommend !
The property is in a wonderfully quiet location, a short walk to a village pub which we'd highly recommend - the food and service was fantastic. The cottage itself had everything we needed and was very comfortable.
Het is een schattig huisje, wel afgelegen maar heerlijk rustig. Pubs in de buurt om te eten en kwartiertje naar grotere supermarkt. Leuke plekken in te bezoeken in de buurt en prachtige wandel paden.
Wij hadden geluk met het weer een ook het buiten bij het huisje is aangenaam en groot, fijn om te zitten. Eigenaren wonen ernaast maar je zit geheel vrij, overigens erg aardige eigenaren :)
