Baan Rinco is a house in a quiet residential area of Urayasu, with good access to central Tokyo. It is just the right size for a family or a small group (about 4 people). *Up to 6 guests can stay.

It has everything for a quality stay: a living/dining/kitchen of over 20 tatami mats, natural wood furniture from Hida, Nihon Bed bead pocket mattresses, TES underfloor heating, a peninsula kitchen and THANN amenities. Surrounded by natural materials, you can step away from everyday noise and relax.

The two bedrooms upstairs are separated by a sliding door. Open it for one large room, or close it for two independent bedrooms. Families and groups can stay at a comfortable distance from each other.

For stays of 10 nights or more, mid-stay cleaning is included. A good base for Tokyo and Disney trips. We also support receipts for business use.

[ Interior and kitchen ]
The furniture is natural wood furniture from Hida, together with antique furniture the owner bought in the UK. The warm interior creates a refined and calm stay.
The kitchen has dishes, cookware, a rice cooker, an oven and more. Beauty appliances are also provided, so even long stays are comfortable.

[ Baan Rinco x THANN ]
To soothe the fatigue of your trip, we provide amenities from THANN, a natural skincare brand from Thailand. Surrounded by a pleasant scent, enjoy a quiet time.
Amenities: shampoo, conditioner, body soap, black tea and Japanese tea in the kitchen, a THANN amenity set (1 set per guest), toothbrush, hairbrush

[ One group per day ]
- Only one group stays per day.

[ Children and the stairs ]
- There is a 4-step winding staircase inside the house. It is a staircase found in ordinary Japanese homes. Please check the photos.
- Infants (preschool-age children) also count toward the number of guests. They must be registered on the guest register. Foreign nationals without an address in Japan also need a copy of the passport.
- There are no baby facilities (such as a crib, high chair or stair gate). On the stairs, parents must always stay beside their child.
- Elderly guests, and anyone who is unsure about going up and down stairs, please check the photos before booking.

[ Capacity and extra fees ]
- The base rate covers up to 3 guests. For 4 or more guests, we prepare a floor futon set and JPY 5,500 per person is added automatically.
4 guests: +JPY 5,500 / 5 guests: +JPY 11,000 / 6 guests: +JPY 16,500
- The bedding in the closet is part of the house's equipment. If you have requests about futons, sofa beds or bed layout, please ask us.

[ Receipts and certificates ]
- Standard receipts can be issued from your account page on the booking site.
- If you need a certificate of stay addressed to a specific company to meet Japanese corporate requirements, or more detailed documents, please message us before booking, as it needs administrative work. We support stays for business and research.

[ Cleaning, linen and towels during your stay ]
- For stays of fewer than 10 nights, cleaning and linen exchange during your stay are not included in the room rate. If you would like them, please tell us in advance.
Linen exchange: JPY 3,300 per set / Additional cleaning: JPY 4,400 per hour
- Bath towels and towel sets are provided for 2 days' worth per guest. You can wash them with the washer and dryer in the house (washing takes about 35-45 minutes; the gas dryer a little over 50 minutes).

[ For guests staying 10 nights or more ]
We welcome long stays.
- Mid-stay cleaning and garbage collection are included in the room rate (no extra charge).
- Cleaning is done about once every 5 days, not daily. So that you can relax as if at home, we keep our visits to the number that is necessary.
- After your booking is confirmed, the host will send you a message and we will decide the day and time of cleaning together.
- Linen exchange is available once a week (fees as stated above).
- Other services are available for an extra fee if needed. Please ask us in advance.

[ Guest register and ID check (Japan's Private Lodging Business Act) ]
This facility is registered under Japan's Private Lodging Business Act (Minpaku Law).
- By law, we must receive the names, addresses, nationalities, occupations and other information of everyone in the booking in advance. After booking, please reply following our instructions.
- Foreign nationals without an address in Japan must submit a copy of their passport. SOFA status holders also need a passport copy. Military IDs and other ID documents are not accepted.
- For guests living in Japan, please submit a photo ID of one representative.
- By law, the host must check guest information and record and keep it as a guest register.
Items recorded: name, address, occupation and dates of stay of all guests. For foreign nationals without an address in Japan: nationality and passport number of every guest.
Retention: the register is kept for 3 years. Registered information is managed appropriately for the period required by law.
ID check: we check guests' ID at check-in.
Submission: we submit the guest register when requested by the prefectural governor.
