"Needs new paint throughout. Rooms need art on walks or accent paint. Phones in rooms are old. Alarm clock is old. Couch is old. Feels like its in transition between two different styles. And a bit behind the times. Pool furniture is filthy dirty. Nicest thing was the vanity and the jacuzzi tub. And the bed was nice. TVs technology is old. Needs to be easier to watch netlfix and other apps. Not user friendly. Corridor carpet is filthy and walls are marked everywhere."

"Arrived at5pm Room was not ready and not cleaned, we left asking to have cleaned before returning at 9pm. Had to chase down the manager who offered an apology with the excuse about staff. He brought a rag and a bottle of cleaner proceeded to wipe down toilet and sink then went to kitchenette and wiped down counter and microwave with the same rag. There was previous guests food left in refrigerator and microwave and floors not swept. Also previous patrons hair on the shower walls and floor. We found a bottle of Clorox cleaner and spent 45 minutes cleaning and sanitizing. We had checked reviews prior to booking our stay and the place was given 5 stars. NOT even 1 star:(☹️ worst stay in a long time, thought it would be nostalgic in an older place was wrong perhaps if the place would have been clean"

"I contacted the property to let them know the reservation was not placed/ I didnt make it. Crickets. Come to find out, there is no reception/lobby/ anyone on the property and is non refundable. Expedia forwarded and email and havent heard since. Expedia is also 0/10. No help at all!"

"Listen, if you’re trying to survive a vacation with two adult sons and two dogs without needing a silent retreat afterward, book this place immediately. This San Clemente pad was so clean I didn't feel the need to douse the entire perimeter in Lysol—a true vacation anomaly.The full kitchen was essential because my sons eat like they’re preparing for hibernation, and the host was a total legend. Even the dogs approved, which is saying something since they’re usually more judgmental than a panel of Olympic gymnasts. They were obsessed with the park two blocks away, which was perfect for letting them tire themselves out so I could enjoy a glass of wine in peace.Best of all? The beach and shops are a 10-minute walk away—just far enough to get some exercise, but close enough that I could "accidentally" lose the boys and spend some quality time with my credit card. 5 stars. I’d stay again in a heartbeat, if only to keep the dogs from giving me that "this isn't my bed" side-eye."

"This beautiful villa is perfect, if you want to feel like you're right at home. Aside from the beauty of this exquisitely designed space, it's so comfortable you won't want to leave. The staff at North Beach Villa was very friendly and accommodating to my needs. If you're ever in the San Clemente area, this is definitely where you should stay. You'll be so glad you did. Joan S.
