Guest Information and House Rules (Read Before Booking)
Welcome to our apartment. My co-host and I aim to provide a consistently clean, professionally serviced, and comfortable stay.
By booking, you agree to comply with the rules below. These rules exist to protect the property, the building community, and your stay experience.
1) Check-in and Access
Self check-in is provided.
Check-in instructions will be sent on the day of arrival, after any required pre-arrival steps are completed and reservation details are confirmed.
You will have access to the entire apartment during your stay, unless otherwise stated in the listing.
2) Guest Details and Reservation Integrity
Accurate guest count is required. The number of guests on the reservation must match the people staying overnight.
No unregistered / unauthorized guests, especially late at night.
No third-party bookings. The account holder who books must be part of the staying group and communicate through Airbnb.
If there is a material breach of these rules, we may take action consistent with Airbnb policies (including ending the stay where permitted) and may seek any applicable costs via Airbnb.
3) Quiet Hours and Respect for Neighbours
This is a residential building, and we must maintain a respectful environment for neighbours.
Quiet hours: 10:00 PM to 7:00 AM
Please keep noise to a minimum in hallways, balconies, and common areas.
Do not loiter or gather in building common areas.
4) Strict No-Party Rule (Zero Tolerance)
No parties, events, gatherings, or loud music—at any time.
If we receive a verified complaint or evidence of a party/event, the booking may be ended in accordance with Airbnb rules and building regulations, and additional charges may apply.
5) No Smoking
No smoking inside the property, including cigarettes, vaping, incense, or any activity that may trigger alarms.
Any evidence of smoking or fire alarm activation linked to guest behaviour may result in additional cleaning/call-out charges and/or building fines, which may be passed on through Airbnb.
6) Shoes Off and General Care
Please remove shoes indoors.
Please do not move furniture.
Treat the property, furnishings, and shared building areas with care.
If anything is damaged, please notify us immediately so we can resolve it quickly.
7) Rubbish and Common Areas
Please dispose of rubbish in the rubbish chute/bin area as instructed.
Do not leave rubbish in hallways or common areas. Building management may charge fees or issue fines for improper disposal—these may be passed on where applicable.
8) Pets
Service animals are welcome.
Other pets are not permitted unless approved in writing before booking.
9) Parking (Important)
Parking is not available at every property.
If a listing includes parking, it will be shown under the listing’s Amenities / Parking section (including any location notes provided).
Please rely on Airbnb’s listing amenities as the source of truth for whether parking is included.
10) TV and Entertainment Disclaimer
Australian buildings vary widely in TV reception and internet/TV capability.
We cannot guarantee access to Australian free-to-air channels.
We cannot guarantee the TV is a Smart TV, and some TVs may not be able to connect to the internet.
In most cases, the TV is intended primarily for HDMI / multimedia device use (e.g., laptop, streaming stick, console), subject to the equipment provided.
11) Keys, Lockouts, and Access Devices (Very Important)
To maintain building security, we typically provide:
One (1) set of keys / access device per reservation by default.
If you require an additional set:
Additional keys/access devices may be available only upon request and subject to building rules.
A refundable deposit of at least AUD 300 is required (in some buildings, a higher deposit may be necessary due to replacement cost and building restrictions).
Lost keys/access devices:
If keys/access devices are lost or not returned, the deposit will not be refunded.
Additional costs may apply, including locksmith call-out fees, building security fees, and potentially re-keying / lock replacement.
Lockouts / forgotten keys:
If you lock yourself out or leave keys inside the apartment, a minimum call-out fee of AUD 100 applies for assistance (subject to time of day and staff availability).
We do not provide free key delivery or free lockout assistance.
Any applicable charges will be handled through Airbnb’s approved payment/request process where possible.
12) Prohibited Activities (Zero Tolerance)
No illegal drugs or illegal activity of any kind.
No activity that breaches building by-laws, local regulations, or Airbnb policies.
13) Local Environment Note (Australia: Insects and Wildlife)
Australia has an active natural environment, especially in warmer months.
It is normal to occasionally see insects such as spiders, moths, cockroaches (including American cockroaches), or drain flies, particularly in summer.
To reduce insects entering the home, we recommend keeping windows closed when lights are on at night (insects are attracted to light).
We take cleanliness seriously and respond to genuine pest issues. However, occasional insect sightings are not grounds for complaints or refunds unless there is evidence of an ongoing infestation.
14) Availability and Pricing
Availability and pricing may change at any time based on demand and platform settings.

15) Building / Strata Notices About Short-Term Stays (Information Only)
In Sydney, some buildings display notices claiming that short-term stays are “not allowed”. Such notices may reflect a preferred position or internal messaging, but the legal position in NSW depends on the strata by-laws (properly made) and the applicable NSW legal framework.
We operate our listings in line with NSW short-term rental accommodation requirements and strata legislation. Under Section 137A of the Strata Schemes Management Act 2015 (NSW), an owners corporation may pass a by-law (by special resolution) to prohibit a lot being used for short-term rental accommodation only where the lot is not the principal place of residence of the person who is giving another person the right to occupy the lot (this may be an owner or a tenant, depending on who grants occupancy under the arrangement). A by-law has no force or effect to the extent it purports to prevent such use where the lot is that person’s principal place of residence.
If any building staff or residents approach you about signage or “bans”, please remain polite and do not engage in disputes—simply contact us via Airbnb messages and we will handle it.
If you would like to understand the NSW framework yourself, you may review NSW Government guidance on STRA and the relevant legislation (including SSMA 2015 s137A). If you believe any information being circulated is misleading, you may choose to keep your own records and raise your concerns with the appropriate NSW authorities.
If you are concerned about this matter or are not comfortable staying in a building where such signage may exist, we kindly ask that you do not book our listing, as we would like to avoid any disputes or last-minute cancellations after arrival.
