Character cottage in centre of Cornwall with sun trap garden
New to Vrbo in 2023 Established holiday cottage
Located right in the centre of Cornwall, this cottage is an excellent getaway for people wanting to explore Cornwall. Less than 2 miles from the A30, both coasts are within a 20min drive, meaning it is ideally located for exploring the wonderful beaches and surroundings that Cornwall offers. It is 15mins from Eden Project, and is based in the centre of Roche, with a Co-op, Chinese takeaway, kebab shop, fish and chips, family butchers & pubs within a minutes walk.
The cottage is from the 1800's and was originally 2 separate properties. Due to this, the walls within the property are incredibly thick and the ground floor rooms have low ceilings with exposed beams. There are 2 log burners in the cottage; one in the dining room and one in the lounge. The log burners are the most efficient and comforting way of heating the cottage, and you are free to use them safely whilst you stay.
The cottage has been renovated throughout, including a brand new kitchen and bathroom, whilst keeping the historical features such as the original stone chimney breasts, beams and original timber bathroom floor.
The main bedroom has a comfortable super king size bed, small walk in wardrobe and chest of drawers.
The second bedroom has a double bed and freestanding wardrobe.
The third bedroom has a single day bed, with a pull out single bed underneath, so can sleep 2 as a twin room.
The bathroom has a large freestanding bath, large rainfall shower head and hand shower, illuminated mirror, waterfall tap, electric towel rail and toilet.
The dining room has an extendable table to seat 6.
The back garden is a sun trap and incredibly peaceful and private. There are raised beds for plants and some vegetables, which you are welcome to help yourself to if they are ready. There are 2 sun loungers, and an outdoor table and chairs for 6 with parasol for the summer evenings. There is also a built in BBQ.
Dogs are welcome, and the garden is secure for them.
There is parking for 2 cars at the cottage, on the gated driveway. However, the driveway is shared by the neighbours so the cars need to be parked either side of the access route through so being a confident Parker is essential as it can take some manoeuvring for a large car. There is also free on-road parking outside.

We had a very pleasant stay in a topnotch clean house. Yes, the environment doesn't look hospitable the first moment you arrive but the neighbours are very friendly and we had a 100% great stay. Absolutely recommendable!
Stayed with family. Location seemed not so great at first but this property was amazing. Clean, welcoming and importantly comfortable- perfect holiday stay. Close to a grocery store and multiple restaurants. Excellent place to return after a day out. Cannot recommend enough.
Beautifully appointed exactly as per the photos. Extremely well equipped. The host has thought of everything you might need. Truly a home from home. We had a dog with us and even his needs were taken care of! Would certainly stay here again if we are in thr area 😊
This was a lovely cottage equipped with everything you could need...even a 1000 piece jigsaw that was a great occupation on a really wet and windy day. I felt straight at home there. Also really well located for visiting that part of Cornwall. Very handy Co-op just over the road.

This property is a great place to put your head down before venturing out for the day. It is extremely well presented. Parking 2 big cars will be tight but doable. We had a c-max and a polo so not a problem really. Set back off of a main road so not much noise at all. Stones throw from local shops and a pub, what more could you ask for. My dad is 81 and the fussiest person alive, so for him to say he really loved the cottage is a real testament to the quality of this property. Thanks to the owner Yolanda for making our family holiday something special.
Wir haben uns direkt wohlgefühlt, das Häuschen ist liebevoll eingerichtet und liegt ruhig und in unmittelbarer Nähe zu Restaurants (hauptsächlich Take Away) und Supermarkt. Der Kontakt mit der Vermieterin war problemlos und nett.
Wir waren als fünfköpfige Familie eine knappe Woche in diesem Ferienhaus und haben es sehr genossen! Es verbindet klassische britische Reihenhausarchitektur eines kleinen Arbeiterhäuschens mit moderner Einrichtung, bequemen Betten und einer Ausstattung, die es an nichts fehlen lässt: Von Pfeffer & Salz über unterschiedliche Kaffee- und Teesorten bis hin zu einem Fön, Badesalzen für ein entspanntes Bad und sogar Hundehandtüchern war alles da, was man brauchen könnte. Durch die zwei Kaminöfen im Erdgeschoss war das Haus schnell warm und gemütlich, sodass wir auch zwei Regentage gut hier verbracht haben. Da das Haus in 2. Reihe steht, hört man vom Verkehr der Durchgangsstraße nichts. Die unmittelbare Nahbarschaft wirkt zwar nicht ganz einladend, wir haben uns aber zu keiner Zeit unsicher oder unwohl gefühlt. Einzig das Einparken mit einem großen Auto vor der Tür war anfangs etwas experimentell, hat dann aber gut geklappt.
Die Kommunikation mit der Besitzerin war stets schnell, sehr freundlich und unkompliziert. Wir würden dieses Ferienhaus jederzeit weiterempfehlen und wieder besuchen!
