Check-In: You will receive unique codes for both homes.

Events: While the Estate is perfect for groups, parties or micro-weddings must be disclosed and approved in writing prior to booking.

Security Alarm: The home is not equipped with an alarm system, please make sure that you lock all doors prior to leaving the house.
Bugs at Night At certain times of the year at night there will be small bugs at night, especially in the front due to the preserve. Make sure that doors and windows are not left open as well during entry. If the bugs come in, they are harmless and will die by the morning. Please do not try to smack them against the wall as they will smear the paint.

Doors and Windows VERY IMPORTANT Even though it is pleasant to open all doors and windows at certain times of the year. Please keep all doors and windows shut as the humidity can cause the AC units to freeze up and the salt elements from the beach can damage the contents inside. It also keeps any bugs out of the house. Please note that the home is not fully equipped with screens on the windows as the owner prefers to keep them closed.
Sand & Water This is a beach house and there is sand and water all around. Please make sure to rinse off sand in the outdoor shower or hose off. DO NOT RISE SAND OFF INSIDE as it will clog the showers. PLEASE DO NOT bring sand or come inside the home wet. Most of the furniture is cloth and it could be damage causing the vacationer to be responsible.

CITY BEACH Rules & Turtle Nests
Enjoy the beach. However, we ask that you do not leave anything on it. Please pick up any garbage when you are done. City CODE does not allow any chairs, umbrellas etc. left overnight on the beach. You can also find marked off turtle nests throughout the beach sand, please do disturb or not walk on it. Please be aware that the beach gets very rough at certain times and may cause rift currents. Should swim in pairs and do not let small children swim unattended.
Beach Accessories (Chairs, Umbrellas Toys)

This home comes with plenty of beach accessories such as chairs, tents, umbrellas, and kids toys for the sand. They are in the garage and available for your use. We only ask that once you are done with them make sure that they are properly rinsed and put back in their place.

“NO BRIGHT LIGHTS AT NIGHT” (VERY IMPORTANT)
You are now on one of the best beaches in Florida but it comes with rules and the city is really strict on this one. “No point source of light or any reflective surface of light fixture shall be visible from beach surface in per Section 4.01.09 of the land development code”. In other words, at night the lights of the rear of the house must be off or dimmed down, the shades in the great room must be lowered to avoid light on the beach. This is due to the nesting of turtles. If this is violated the county can enforce a fine and vacationers may be held responsible.

Hurricanes
In case of a Hurricane or Windstorm, the house is equipped with hurricane resistant windows and doors. This is Florida so during the summer months we do experience at times Hurricane like conditions. The house is well equipped but if the area is evacuated you must follow local and state government instructions for your safety. Should there be a hurricane warning in effect the owner may ask the vacationers to vacate and terminate their stay. Your safety is our main priority.

Respect for the Community as our Guests
You may NOT hold any private function at this residence, do any movie shoots, any private parties, weddings, or otherwise without explicit permission from the owner. This is a Residential community and there are children in the area, we respect the noise ordinance set by the city and do not violate city rules. Should a vacationer violate these rules the owner has the right to terminate their stay immediately.

Enjoy seeing them, especially in the morning, as it is a beautiful site.

Check in and out Instructions:
Check in is at 4:00 pm and Check out is at 10:00 am. Prior to leaving the home all garbage must be taken out of the home and put in the proper containers, the Ac’s are to be set to 76 degrees, any outdoor beach accessories such as chairs, umbrellas and or toys are to be rinsed off and put in the garage. There is no need to take down beds or wash any towels as the cleaning crew will take care of it. However, please make sure that dishes and plates are cleaned and put away. Any furniture that might have been moved around the house to meet your needs has to be put back in its place. Also, please make sure that all doors, including the balconies, are locked.
