    • Quiet Hours: 10:00 PM to 8:00 AM. Please help us maintain the quiet, relaxing atmosphere of our residential neighborhood.
    • Events: Strictly no parties or large gatherings allowed.
    • Parking & Vehicles: Per HOA rules, no boats, RVs, or pull-behind trailers are permitted anywhere in the neighborhood.

    POOL & HEATING POLICIES
    • Solar Pool Heating: The pool is heated via solar panels and aims for ~85°F. Because heating depends on ambient sunlight and weather, pool temperatures fluctuate on cloudy, rain-filled, or colder winter days and cannot be guaranteed.
    • Electric Heat Pump Add-On: Supplemental pool heating via our heat pump is available upon request during cooler months for an additional daily fee. Please message us prior to or during your stay for current rates and availability.
    • Pool Safety & Disclaimer: The pool is for registered guest use only. There is no lifeguard on duty; guests swim at their own risk. Children must be actively supervised by an adult at all times. Guests assume full safety responsibility for pool use and agree to hold the host/owner harmless from any accidents, injuries, or claims.

House is tucked in an adorable community about 15 - 20 min. from downtown St. Augustine, backs to a small pond that has great walking trails, abundant wildlife (deer, otters, ducks, Cardinals, rabbits).The house is perfect for families, garage has been converted into a bedroom with two queen beds. Very comfortable, clean and communication was quick, polite and extremely helpful.Pool was refreshing and convenient.
