This is a renovated 1,554-square-foot condo on the ground floor of an oceanfront building at Crescent Beach, and its single greatest advantage is what happens when you open the front door: no stairs, no elevator, no hauling coolers or sleeping toddlers up a flight. You step out onto a covered concrete patio with a striped outdoor rug and teal sling chairs, then onto a mown lawn with nothing between you and the horizon but sea oats. A private wooden boardwalk with white railings runs straight over the dune to the sand. One guest who has been coming to this beach for forty years wrote simply, "We stepped out the door to the beach access."

Inside, the layout is genuinely open — the kitchen, dining area and living room read as one large space, which is why both reviewers so far have independently commented on how well it fits a group. The kitchen has white shaker cabinets with glass-front uppers, granite countertops, recessed LED lighting, crown molding, and a big granite-topped island with three barstools pulled up to it. Light plank flooring runs through the main living areas. The living room centers on an oversized light-grey sectional facing the ocean-side windows, with a black linear pendant overhead and coastal canvases on the walls. There's a dedicated workspace, and a full-size washer and dryer in the unit.

Bedrooms and Sleeping Arrangements. Bedroom 1 (Master Suite) has 1 King bed. Bedroom 2 has 1 Queen bed. Bedroom 3 has 2 Bunk beds, sleeping 4, plus a baby crib. The master has a walk-in closet, ocean-side windows, and the unit's only Smart TV. Bedroom 3 is set up unapologetically for kids — two sets of bunks and a crib tucked in the master closet when not in use.

Bathrooms. Bathroom 1 (Master) is a full bath with a spacious frameless-glass walk-in shower. Bathroom 2 is a full bath with a frameless-glass walk-in shower. Both have wall sconces and large mirrors. Please note neither has a bathtub.

The Patio, the Boardwalk and the Sunrises. This is an east-facing Atlantic beach, which means the sunrise is the event of the day here — both guest reviews mention it, and nearly every dawn photo of this unit is shot in pink light. The covered patio sits at grade with no railing between you and the lawn, so morning coffee happens with your feet on the ground and the boardwalk twenty steps away. Crescent Beach itself is wide, hard-packed, dune-backed and quiet, with no commercial boardwalk strip — the kind of beach people return to for decades rather than discover once.

Beach Gear Already Included. You don't need to stop at a store on the way in. Waiting in the unit: six beach chairs, two boogie boards, a cooler, and a stash of beach toys. For families there's also a crib, a clip-on high chair, a baby bath, board games, and a toy bin in the guest room closet.

On-Site Amenities. The community pool sits in a palm-lined courtyard between the building wings — a short walk from the door, glassy and quiet at sunrise. There's also an on-site tennis court with the net up and floodlights for evening play, plus a shared charcoal grill. Two covered parking spaces come with the condo, free of charge.

Pet Policy. This condo does not allow pets.

Location — Crescent Beach, St. Augustine. Crescent Beach is the quiet stretch south of St. Augustine Beach — dune-backed, uncrowded, and still within easy reach of the nation's oldest city. Fort Matanzas National Monument and Matanzas Inlet are about 5 minutes south. South Beach Grill, a Crescent Beach institution, is essentially walkable. The St. Augustine Beach Pier is about 12 minutes north, Marineland Dolphin Adventure about 15 minutes south, and the St. Augustine Lighthouse and Anastasia State Park about 15 minutes away. Washington Oaks Gardens State Park is roughly 18 minutes south, and historic downtown St. Augustine with Castillo de San Marcos is about 20 to 25 minutes north.

Good to Know: Check-in is after 4:00 PM and check-out is before 10:00 AM. Maximum occupancy is 8 guests. No pets are allowed. Both bathrooms have walk-in showers; there is no bathtub in the unit. The community pool is not heated. The pool, tennis court and grill are shared with other residents and guests in the complex. Entry is self check-in with a smart lock, and two covered parking spaces are included at no charge. There is no gate or security registration required for this property.
