Beautiful farmhouse and location, we had everything we needed and Kate was super friendly and makes an excellent breakfast.
We will definitely stay again
We had a very friendly welcome and stay. Breakfast was excellent. The beds were comfortable and because it is a countryside location, it was very quiet. Both Kate and Rambo the dog were great hosts.
Kate was very hospitable and chatty. We were greeted with a hot drink on arrival. Excellent breakfast and service. Would stay again if we were in the area.
Julie my wife and I stayed at kates farm for three nights for a break and a rest, we had a great break and we are totally rested. Fantastic break, Julie and Kate walking dogs every morning and evening, I kept the real fire going and that was perfect for us to sit down next to in the evening. Others said the breakfast was great and they are correct, Kates breakfast was fantastic .Kate was very attentive at all times and we felt perfectly at home.

We had a wonderful stay at Kate’s farm. I highly recommend staying there. Kate is very friendly and helpful she advised us where to go to find fossils. Breakfast was superb, cooked to order not a buffet service like most places these days. The bed was extremely comfortable and room and bathroom clean. We loved having our own garden door to let the dog out, but the best thing for me was feeding the five hedgehogs that come for their supper every night. There is also a fascinating nature reserve right next to Kate’s farm well worth visiting. We will be back!
One of my favourite places we have stayed at. Not even close to a shiny, soulless chain hotel. It is on another level.
Parts of it are 700 years old, so it is eclectic throughout.
Wonderfully odd layout of our room, with everything you could need, including books in the loo. Bliss.
Kate is my perfect host. Just like visiting your favourite aunt, and she treats you the same. Lovely lady, nothing too much trouble, always at hand. Wi-Fi worked fine, despite the farm being pretty isolated, which we liked.
Comfy bed, great breakfast choice… 10/10.
Lovely views from the property, with local walks. We saw geese flying from the lake which was a surprise. The farmhouse was rustic, but pleasant and comfortable. Breakfasts were substantial, and Kate always helpful.
This was a peaceful location for an overnight stay and we loved the area around Kate's Farm. Beautiful countryside and an interesting old farmhouse made our stay a happy one. Kate made the most delicious breakfast and we were comfortable for our one night stay in this fabulous farmhouse.
This is a character property with some interesting features. We arrived early but this was not a problem, and were warmly welcomed by Kate. The accommodation was just what we wanted for an overnight stay. We enjoyed our breakfast which was nicely cooked and presented. We would not hesitate to stay there again.
We had a lovely relaxing time at Kate's B&B - Kate was very hospitable - we we were greeted by Kate with tea and cake, and my son, who's six, really enjoyed going with Kate and my wife for a nighttime walk with Kate's two dogs - not something that happens at every place you stay.. The B&B itself is located in beautiful quiet countryside, and is very close to places like Axminster, with its Riverside Cottage restaurant, and Lyme Regis which is a lovely old-fashioned Victorian seaside town with fascinating museums and funky cafes. Highly recommended.
It was a very pleasant place, a bit surprised to have a room down stairs where our door was right next to the breakfast tables / lounge area. I felt we didn't have any privacy and I found myself whispering, although no one could probably hear us.
The bedroom itself was clean and we had a door that went straight into the garden.
The bedroom layout was a bit weird though. Nothing that is detrimental but odd.
The toilet and sink were in one room with the kettle and tea/coffee, then the 'bedroom' in the centre and the shower and wardrobe on the other side of the room in another little room. Like I said it wasn't bad and wouldn't stop me going there again it just seemed the bathroom was in 2 halves!
Sadly, the hot water failed but we were offered to use a shower in another room.
Breakfast was wonderful. Kate is lovely. The dogs are gorgeous and in general the place/farm is a very pleasant environment.

Liked: Cleanliness, staff & service, amenities
Sehr ländlich - enge Strassen, sehr hundefreundliche Unterkunft. Bett/Einrichtung sauber, schon ein bisschen in die Jahre gekommen, Raum glich ein bisschen einem Keller.
Kate welcomed us and advised about local dog walks. We really enjoyed meeting her, sharing some food and wine. The sitting room with leather sofas and wood burning stive was a wonderful space to relax and watch TV after a long drive.
