HOUSE RULES: **Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.** 1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 7 people. There shall be a minimum fine of $500 for this violation. 2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation. 3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation. 4. Must be 25 years and older to book. 5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied. 6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time. 7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind. 8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee. 9. We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances. 10. All reservations are subject to a non-refundable 5% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS) 11. So, always keep it laundry room locked. 13. Beach supply bin; always keep this bin locked when not accessing items. Please use the garden hose to rinse off the used items before putting them back in the storage bins. 14. Beach supply bin; ANYTHING MARKED “DO NOT USE” or “DO NOT ACCESS” must remain untouched by guests & renters. 15. PLEASE NOTE: Beach Parking is very limited! Please do not park in alley or any other spot or you will get ticketed/towed. If you park on City street, please read street signs to help to avoid being ticketed.
Rental Agreement Please read and sign the agreement below Guest and Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host.
LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests. Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 5% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity. NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure. Guest shall vacate the Premises no later than the checkout time on the final date of the Occupancy Term. Time is of the essence with respect to this obligation. Guest waives any and all rights to process, notice, or judicial proceeding as a condition of removal upon expiration or earlier termination of this Agreement, to the fullest extent permitted by applicable law. Upon expiration or termination of this Agreement, any continued occupancy by Guest shall be deemed a trespass, and Host shall be entitled to pursue all available remedies, including immediate removal of Guest and Guest`s belongings from the Premises without further notice.

This location was perfect - so close to the bay and the beach! My family had a great time here and YES, it does have Air Conditioning! We appreciated the bonus beach equipment in the garage (surf boards, bikes, umbrellas, chairs etc) but didn't get a chance to use them. 100% recommend this place - and the property manager was super responsive! Awesome awesome place!

Wonderful, clean beautiful and comfortable house. Great location. Bay side is quiet. We used the paddle board and the bikes. Just relaxed and loved the weather and the surrounding beaches. Perfect.
This property was not only beautiful but so comfortable. We had everything we needed plus. Kim & Michael were on top of everything. I highly recommend this property you will not regret it!
Gorgeous property in amazing location. The house has everything you need from beach towels to bikes and sand toys. The bedroom layout is great and there is a lot of space. The balcony is a huge highlight and a place you can watch Sea World fireworks every night. The host are very responsive and there for anything you need. The court was very quiet and peaceful at night. We can’t wait to return next summer.
The house was incredible. The only negative aspect to our stay is the parking which we were somewhat prepared for, however, it is minimal to say the least. Unloading all our luggage was a chore since we had an oversized vehicle and had to block the alley to unload.
Overall, our stay was very pleasant and the house supplied everything we needed.
Ah this place was hard to find but it is very close to the beach and much closer to the bay. There was no AC at this property which was a little disappointing. There were fans but it did become a bit warm during the day and some nights. But despite that the property manger was very kind and helpful when contacted. It is a quiet neighborhood so you can’t be too loud. Everything was clean and there are plenty of things walking distance. The place was nice overall and I would stay again.
This Mission Beach property is in a great location for Belmont boardwalk, Sea World, Zoo and Balboa park generally. Only issue was finding the property the first time. Our GPS was very confused so ask for directions before your visit!

I have complaints that were not mitigated by the PM or VRBO. For reference, we paid $785/night for 1 week.
Upon arrival, we got a text from the PM “Voices carry so if you are up and chatting in the living room past 10pm close the sliding windows so your conversation doesn't carry to the neighbors.” Not until we got to the unit did we find that there is no air conditioning and a lockbox over the thermostat. The listing doesn't state that there is or isn't AC, so that’s on us, but it is hot. The only way it is bearable is to leave the windows/patio doors open 24/7.
There is a family of small screamers living adjacent to the living room patio. They daycare-like atmosphere of screeching is bad. We spoke to the neighbors but were told that this is a family neighborhood and we needed to get over it. The PM says no tolerance for chatting at night, but fails to warn guests that they will be subjected to the neighbors’ excess noise all day. My husband is an ER physician, and after more than a year of Covid, working 60-72 hr weeks nonstop, this was supposed to be a relaxing vacation for him (and us). This was made impossible by the noise.
The ad says "mind-blowing views" of Mission Bay. If you squint hard thru the kitchen window, you may see a sliver of water behind a tree depending on the wind, but you also must look beyond the house next door that has an upstairs deck covered in a hoarder collection of garbage. The statement of any kind of view is a straight up lie. Every outside view is of other houses. I have photos.
There is a restriction on size for the garage that barely fit our rented Corolla. Otherwise, no other parking. When there is a car in the downstairs unit parking space, it blocks the ability to get to the stairs leading to this unit without walking around the entire house.
While there, a water main busted causing 18” of flood water. One neighbor said this is the 4th time this year. He even has his own tool for lifting the alley manhole cover for the water to drain properly.
We were great tenants. We cleaned the house before we exited. We stripped beds, emptied, wiped down counters, and had all linens in piles for the cleaning crew. We washed, folded, and put away all beach towels. I texted photos of the unit's condition and status to the PMs before we left.
We discussed these issues with PM, and they apologized, but they did nothing to make any of this right.
The property is a comfortable and open floor plan with three bedrooms and two baths. Well-appointed kitchen. There are beach toys if you have younger kids and (low) chairs and umbrellas for use. There is one paddle board and two body boards, but if you’re a big water enthusiast may want to bring your own or rent. Great location, steps from the bayside and short walk to the Oceanside.
Note the weather, because as most beach properties don’t have A/C, it was hot end of July when we stayed, and therefore warm in the unit for sleeping. There are fans that help circulate air. Also note, it’s under the flight path and airplane noise was on and off beginning early in the morning and up until 11:00 at night. Our Toyota minivan did not fit in the garage, but there is offsite parking a short walk nearby.
Property management was very helpful and responsive.
Perfect stay for our family of six. The beach items and toys in the garage were wonderful for our family to use. Home was clean and in great shape. The parking was a lifesaver. Convenient location to and beach. Neighborhood quiet. Property management company was super helpful and attentive to any needs we had.
The beach house was fantastic! Everything and more than we needed. Very clean and comfortable. Looks and feels brand new. Paddle boards, boogie boards, skim boards, beach chairs, bikes, a BBQ..... Location is fantastic. Just steps to the peaceful bay. We already want to come back.
