Le Petit Civry - SAINT JULIEN DE CIVRY

Sabine (ceramic artist whose works you can appreciate on site / workshop visitable in the village) & Denis (gardening enthusiast), welcome you to an authentic traditional 19th century farmhouse very carefully restored according to the rules of the art, nestled in the peace and quiet in the heart of the preserved Brionnais countryside, on the edge of gentle pastures welcoming the famous & peaceful Charolais cows in season, a stone's throw from a mini vineyard (local rarity!). Total tranquility in the heart of a small typical rural hamlet, nestled on a gentle exposed hill overlooking a vast valley of magnificent wooded bocage, not far from the picturesque "heart of the village". Beautiful hilly landscaped setting. Ultra restful & relaxing. Spacious gîte with very good comfort. Beautiful bright living room with a beautiful "cathedral" volume (on the site of the old barn). A warm, "country chic" feel with contemporary accents, blending tradition and modernity in a delightful mix and match, enhanced by the soul of the original building (stone walls, roof framing, wooden staircase, terracotta tiles, etc.). Enormous charm and character. An enveloping, cozy, and comfortable atmosphere. A large, shaded terrace under a reed screen opens onto the owner's vegetable garden (temporary presence possible during your stay) and a pleasant 3000m² garden landscaped in "permaculture" (cherry, fig, pear, raspberry, gooseberry, and blackcurrant bushes, etc. / picking possible) offering a superb unobstructed view and a pleasant "natural playground" for children. Composition: Detached house. Wi-Fi (fiber). Heat pump heating. Ground floor (with half levels): kitchen, living room, 2 bedrooms (double bed 160x200cm / double bed 140x190cm + single bed 90x190cm), bathroom (shower), 2 separate toilets. 1st floor: 1 bedroom on a large mezzanine (double bed 180x200cm) with private bathroom (hip bath-shower/toilet). Terrace + garden (3000m²) + bicycle storage + private parking. Mini-market 3.5 km. Amenities including supermarkets 10 km away. A peaceful little corner of the countryside in the footsteps of Bernard Thévenet, double winner of the Tour de France, a native of the area! Authentic traditional 19th century farmhouse, completely renovated to the highest standards in a very comfortable holiday home, nestled in a quiet area on the edge of pastures, in a peaceful little rural hamlet, 10 km (equidistant) from Charolles, the "Charolais Venice" (famous city of Charles the Bold), as from La Clayette nestled in an amphitheater on the banks of a 30 ha pond bordered by a majestic medieval castle dating from 1380, a true heritage jewel of Southern Burgundy (picturesque commercial towns, both with many amenities including supermarkets and extensive sports and leisure facilities). Absolute tranquility & magnificent landscaped setting all around, nestled in the heart of the preserved Brionnaise countryside, between agriculture & nature (protected area in ZNIEFF for its rich fauna & flora), in the heart of the sublime local bocage dotted with gentle forests & ponds, between the verdant Arconce valley & the first wooded foothills of the Beaujolais massif, not far from the Saint-Cyr mountain (highest point in southern Burgundy at 771m, passage of the GR7). On the routes of the Romanesque churches circuit & several marked hiking trails (including a "green walk" accessible 3 km away / very rich network of identical hiking trails crisscrossing the territory, to be explored on foot or by mountain bike in the territory), 5 km from a marked mountain bike route labeled "VTT-FFC" (linked to a vast network of similar routes crisscrossing the country), 10 km from the passage of the "Cycloroute71" (tour of the Saône-et-Loire by bike), 14 km from the Voie Verte du Canal du Centre (joining the EuroVélo6 cycle route as well as the "Tour de Bourgogne à Vélo") connected to the "Véloire" (Green Route along the famous Canal du Centre & the Loire, the last "wild river in Europe" protected in a "Natura 2000 Zone"), around forty km from the first vineyards of Mâconnais & Beaujolais (first recognized vineyard in the world "UNESCO Global Geopark") and about fifty km from the Côtes Roannaises ("Burgundy Wine Route" & "Beaujolais Wine Route" to explore). Privileged location at the crossroads of Charolais-Brionnais, land of breeding & traditions (labeled "Pays d'Art & d'Histoire", cradle of the world-renowned AOC cattle breed), Mâconnais, Beaujolais & Tournugeois-Clunisois (labeled "Pays d'Art & d'Histoire"), not far from Sologne & Montagne Bourbonnaise and Pays Roannais. Ideal for exploring (RCEA access 12 km): 14 km from Saint-Christophe-en-Brionnais & its iconic weekly "Livestock Market" dating from the end of the 15th century, 17 km from Paray-le-Monial, 22 km from the medieval village of Semur-en-Brionnais with the very rare "Most Beautiful Villages of France" label, 23 km from Marcigny ("Cluniac site" famous for its Monday morning market created in 1266), 30 km from Digoin (river marina nestled at the convergence of 3 famous canals), 30 km from the characterful town of Charlieu (exceptional Romanesque Benedictine abbey), 46 km from Beaujeu (historic capital of Beaujolais), 50 km from Roanne & 50 km from the illustrious abbey city of Cluny. A delightful "cocoon" full of charm and serenity for a relaxing "green escape" with family and friends! A true haven of peace and relaxation!
