The Space:

Inn Sunnybrook is a comfortable three-bedroom home on a quiet street in Sunnybrook, one of Rotorua's leafier suburbs and a short drive from the Redwoods Whakarewarewa Forest. The brand-new kwila deck off the lounge is the standout - covered, north-facing and bathed in full afternoon sun, it's the spot to wind down after a day on the trails or at the lakes.



At the heart of the home is an open-plan kitchen, dining and living area filled with natural light from large windows looking over the garden. The kitchen is well set up for groups, with black stone benchtops, a striking red mosaic splashback, a five-element cooktop with stainless rangehood, a wall oven, dishwasher, microwave and a full-height fridge-freezer with water dispenser. The dining table seats the family comfortably, with garden views on two sides.



There are two living areas. The main lounge has two leather sofas, a smart TV and sliding doors out to the new deck. A second, more relaxed sitting room with a sofa bed gives everyone space to spread out - handy for kids, a quiet read, or a second screen.



All three bedrooms are carpeted and warm, each with a queen bed, bedside lighting and ample storage. The bathroom has a shower, a large vanity and a heated towel rail, and there's a separate toilet so the morning rush is easier. A dedicated laundry with a washing machine, sink and drying rack rounds out the practical side of the home.



Outside, the home is finished in locally sourced redwood cladding, a nod to the forest on the doorstep. Alongside the new kwila deck there's a covered side porch with a bistro setting for a quiet morning coffee, an easy-care lawn and garden, off-street parking, and a separate garage that's ideal for storing bikes and gear.



Guest Access:

Guests have exclusive use of the whole house, including all three bedrooms, both living areas, the kitchen, bathroom and separate toilet, and the laundry. Outside, you have the full use of the new kwila deck, the covered side porch, the garden and lawn, off-street parking, and the separate garage for bike and gear storage.



The Neighborhood:

Sunnybrook is a quiet, established residential suburb on the southern side of Rotorua - a friendly mix of families and locals, with leafy streets and a relaxed feel. It's one of the closest suburbs to the Redwoods Whakarewarewa Forest, the region's hub for mountain biking, walking and running trails, so you can be on the tracks within minutes. The shops, cafes and supermarkets of the city are a short drive away, and the lakes, hot pools and geothermal attractions Rotorua is known for are all within easy reach.



Getting Around:

A car is recommended for getting the most out of your stay, and the home has off-street parking plus a separate garage. Rotorua's city centre and main supermarkets are roughly a 5-10 minute drive [please confirm exact timing], with the Redwoods forest just minutes away. Rotorua Airport is about a 15-minute drive on the eastern side of the lake. Popular day trips - Wai-O-Tapu, the Blue and Green Lakes, Lake Tarawera and the gondola at Skyline - are all comfortable drives from the door.
