Beautiful hotel. They are redoing their floors and we were upgraded to a suite with a sauna in the room. How cool! Staff was extremely helpful and full of recommendations. Walking distance to sights, loads of shopping, and delicious restaurants. Will definitely recommend to family and friends.

Neither Expedia or the property website mentioned anything about the entire building being under major construction, wrapped in black netting, surrounded by scaffolding, and highly dangerous thick cement dust everywhere. Unable to open windows, dust blows in room and throat burns. Management wouldn’t do anything about a refund but we had to leave for health reasons. The pictures do not at all accurately reflect the poor condition of the interior room. Much better hotels nearby. Total scam, do not stay. (Feb 2023).

Beautiful, clean, quiet, air conditioned suite in perfect central location with plenty of space for our family. Responsive, friendly staff who checked us in early and stored baggage so we could spend every minute of our trip exploring Rome on the day of arrival and the day of departure.

Room was not the same as showed online, it is smaller, dirty and old, not a 4 star hotel, also had the smallest elevator I have ever seen looks more like a service elevator. The plus side very good location.... breakfast was good to...

As specified on our description, we are not a typical Hotel with reception on the street, that's why you found some trouble on finding us, also if the address is very clearly advertised, not leaving space to confusion. Hotel Spagna Royal Suite
Spagna Royal Suite was chosen for a one night hotel stay prior to a cruise. We arrived at the hotel after a long flight at approx 11 am however was not allowed to check in until after 1pm. The hotel appeared cleaner in the public areas than in the room and the room we were placed in had vast amounts of peeling paint in the ceiling above the room. I would not recommend this hotel nor would I consider staying at this hotel ever again. The room we were assigned would not be up to any US standard, that is why I’m so confused about the high rating. I am aware that the hotel is located within a 5 min walk to the Spanish steps. The hotel is located in a prime area however they are many other hotels in the area. 8 can not recommend this hotel!!!

The apartment we stayed in (though away from the hotel) was SPECTACULAR! It felt as though we lived in Rome, in a luxury penthouse. Concierge at the hotel booked our tours and mapped things out for us so nicely! They paid the taxi fares for our group of 7 from the hotel-apartment. The apartment location in Piazza Barbirini location gave us easy access to all the sights, a gorgeous view, and even live music Fri & Sat nights! Only 2 very minor property concerns (that were not just PERFECT;) 1- the keys werent labeled (so we kept mixing them up). 2- the hail storm caused some rain to leak in from the master bedroom windows (they brought us extra towels)! All in all- we LOVED it and would stay again and recommend to friends- no question! We did leave a bible in one of the rooms on accident- hoping they will ship to us!

If you book this as Air B&B it’s good, if you book this as hotel then not worth it. This are apartments being rented as suites. THis IS NOT a HOTEL. Shower did not work, iron did not work. I have to say they responded quick but always had excuses. Clean rooms and spacious but not a hotel. They should rent under Air B&B, shame in Expedia for booking as hotel. I will never book this again since I stay at hotels.

Excellent location and pleasing hotel
The best location - Would recommend for this alone. Service was great, the staff always accommodated for us when they could and were polite and helpful. Our room was small but had plenty of storage and was comfortable. Only had breakfast on one day, and the food and coffee was quite good- better than expected. Nothing fancy, but enough to prepare you for a day of sight seeing. Overall, a brilliant stay- would definitely recommend and come again!

Ideally placed for the centre of Rome
Hotel was rather quirky but the staff were friendly and extremely helpful. We missed having a lounge where you could sit; when you return from sight-seeing there is only your bedroom, which in our case was quite small. You cannot fault the position of the hotel - right in the middle of Rome.

Nice location
The hotel was in a very nice location extremely close to shopping and restaurants. The Spanish Steps are extremely close. Other tourist destinations are in walking distances as well. The room was clean and spacious. The bed was very comfortable as well. Overall the hotel is a great choice for room if you are looking for a boutique type of hotel.

Hotel was great staff was super supportive, however we asked for a wake up call two days in a row and that never happened. But the hotel is in the middle of everything the best shopping good places to eat and super safe. Huge room and large bathroom. Extreamly impressed with the hotel. Staff tried to speak English but as I said they lost a star because of the wake up call situation. For which we nearly missed our train...

Staff very attentive and pleasant, location excellent. Room was a little run-down and breakfast area was very small. We were accommodated in a room directly behind reception which felt a bit strange and intrusive though to be fair the actual noise and intrusion was minimal. On the whole it was a good hotel but in our opinion wasn't worth the premium over other hotels in a similar area. We also booked private transportation through the hotel and while we got a town car on arrival our vehicle bringing us to the airport at the end of our stay was a white taxi. While they don't specify that you'll receive a private car they do set that expectation so that was a minor disappointment.

Friendly, cheerful staff. Quick check-in and checkout, helpful with hotel and tourist queries. Beautifully, individually designed spaces. Each room and suite, each corridor, each with a different scheme, each with attention to little details. Mirrors and chandeliers, walls covered with upholstered fabric or with wood and stone, large soft sofas, giant headboards.

Amazing stay and friendly staff
It was my first trip to Rome and I stayed at Spagna Royal Suite, I have to say that this hotel was amazing in every sense of the word, right from the location to how friendly and helpful the staff were. The location is brilliant, walking distance to a lot of the major landmarks and amenities with bars and restaurants around the corner. The staff were very helpful and pleasant (especially the evening staff). I had made special requests with Spagna Royal Suite and they executed it perfectly making mine and my girlfriends (now fiancée) stay incredible. I would definitely go back and stay there. Rome is a beautiful city with a lot to see and do. I recommend going there!

Convenient and nice hotel near Spanish steps.
We booked the family suite l and it was huge and comfortable for 3 of us. The room is spacious and very nicely decorated. The staff were also very helpful and greeted us with fresh juice and refreshments upon our arrival. Located in shopping districts and near Spanish steps, good location to travel around in Rome too. The staff also help us with lugguages as well and booked taxis to airport. The only thing if I may recommend for improvement is probably to have better breakfast, the variety is little and we were eating the same things everything.

Beautifully modern apartment.
Had an amazing time in Rome. Was made better when we were given a free upgrade to a penthouse apartment which was perfect. First time I had been to Rome and it's fair to say I can't wait to come back. Beautiful city.

The hotel staff is not friendly nor welcoming. Rooms are interesting but make sure that you get what you booked. Breakfast is average. Location is awesome.

Hotel is in the heart of Rome tourist district with streets of designer shops and sophisticated restaurants and perfectly acceptable pasta and pizza fuel stops. And if you are into churches you will find it impossible to go more than a 100 yards for passing another one. Afterwards you return to the hotel which is like entering a surrealist's aladdin's cave spun from the brain of someone with a vigorous sense of the whimsical and the absurd
