The is no Luxury item in this facility, no clean blanket, bathroom in horrible shape. I do not recommend this Motel to anyone.

More like a guesthouse rather than a “luxury suites”. Probably missed classified or I was cheated. Bed frames are filthy and chipped, headboard covered with filthy cloth and visible stain. Walls and floor tiles are old with visible cracked and mildew. Tight stall showers with broken folding door, water leaking out and no space/shelf to place soap or shampoos in the shower stall. Room entry door knobs were not securely screwed. Rooms were not made even though signs were hung on entry door knobs as instructed. Had to reuse old towels that were placed on dirty floor since they were not replaced as requested. Took some pictures of the rooms for reference. Totally disappointed for room rate of a “luxury suites”. Hope no other customer will ever experience the shocking surprise and disappointment.

Don't leave reviews if you haven't even visited a place, kindly, you asked us for a refund before coming and we said no because it was already evening and we couldn't cancel the reservation. That's why you stuck to the fact that if we didn't you would have left a review. With this answer I think we have shown how badly you have behaved, goodbye.

The set up was so unacceptable that we had to decline to check in and had to find another hotel! Very disappointed that Expedia would allow such a property on their site 👎👎👎 I’ll update you on my quest to get a refund…

t didn't go like this and I don't understand how you can afford to leave a review not having stayed here, you saw that you weren't in a hotel but in a guest house and you wanted to leave because you didn't feel safe but as we have already told you and we are tired of telling you why you are arrogant and also very rude people we are in a very safe, central and strategic area, among other things near the American embassy. in the building there are only rooms for rent. You complain that we are on Expedia, however on expedia it says that we are not a hotel but a guest house. we confirm that you will not get any refund from us, goodbye

I would not recommend this stay. Somehow after our room was made up the bed was dirty and the sheets not changed. Our towels were not changed during the entire duration of our stay either. The room smelled of cigarettes and the wifi did not work.

Room is rundown, the bed frame is peeling, and the room as well as bathroom need upkeeping. The shower has limited hot water, it lasts less than a minute before getting cold and needs time to heat again. They do not provide bathroom amenities. The staff would not provide a receipt for extra local taxes paid upon arrival. The hotel was unreachable by phone and email, would not respond to myself or Expedia. Upon arrival, they did not take any responsibility for being unreachable. I incurred extra costs having to book another hotel as they did not confirm that they accepted my late check in request. The location was convenient but the amenities and staff are not recommended.

Rather misleading, this is not a hotel but a block of flats being rented out AirBNB style. Don't be expecting room service or a concierge. Upon arrival, we were presented with a room that looked nothing like the pictures. We were promised a balcony, a flat screen television with cable channels, and a rainfall shower. we booked the Deluxe Double Suite, and the pictures looked quite nice. What we were given was the exact opposite. It was small and cramped, didn't have the armchair shown in the pictures, no cable channels, just local digital television and there was no rainfall shower. The furniture was rather tired looking, and the bathroom door lock came off in my hand when I tried to use it. The shower had black mould. After complaining to the manager, we were offered an "upgrade", which although appreciated, was not an upgrade as it still did not meet the originally promised expectations. There was still no balcony, no rainfall shower, no cable television. The room itself was indeed slightly bigger, and looked closer to the pictures shown in the advertisements, so we were satisfied enough to stay there, but still felt at though we had been misled. Despite all of this, the service from the staff was fantastic and warm (although there's no staff overnight), we did enjoy our stay overall and the location was good for venturing into Rome on foot.

The room it’s self was spacious and great for a family. The bathroom was clean and very stylish as well. The host is fantastic very helpful and always on call. Location is great only a few minutes walk to metro stations, restaurants and bars. I would highly recommend this hotel.

One subject may be bothering to everyone is that the building elevator is kind of old and very small; so, there is not much room for people and luggage to allow all of them at once.

Fantastic stay. Emiliano was great & recomended how to travel Rome in an easy way. He also recommended a fantastic restaurant which is family owned. Fabulous food. Nice housekeeping & room was spacious for us. Would definitely stay here again.

The photos are not representative of the rooms on offer. We had booked 2 rooms but there was no running water or electricity. The manager was unable to say when electricity or water would be restored and was unable to offer us alternative accomodation. We could not stay here and had to re-locate to a proper hotel.

Hotel in a quiet area
Emilio is really friendly and helpful. He also upgraded our room to a better one :) Our room is modern and clean. However, it’s in a old building with elevator tho. We have an issue with the mini bar, which it made noises. The area is safe and less tourist trap restaurants. Breakfast is offered in the cafe next to the hotel, they have a big selection to choose from. It is a bit far from Termini Station, if you decided to stay here, it’s better to get around on bus.

Arrived on a late flight got to hotel at 9 as previously discussed to owner. With no phone trying to get a hold of someone to let us in was hard. Another occupant came down and gave us wifi and tried to call them. Was let in 1.5hr later. Room was lovely!! Great location owners we met the next day were lovely. Great location not too far to walk to all the places.

Centralized location and quiet. Emilio was kind, helpful, and accommodating. Room was mainly utilized for sleeping and, although quite small, the room was comfortable and perfect for two people. Warm shower water and the room had air conditioning. 10 minute walk to the Metro and some great restaurants and cafes located within walking distance. hey clean it everyday and bring new towels. which kept the room warm all day. The breakfast was a croissant and a espresso in a small cafe downstairs (Emilio will provide vouchers). Several embassies are located in the neighborhood so very safe.

The staff went out of their way to accommodate our requests and arranged a great tour of the colosseum. Our bathroom was in need of some TLC (toilet tissue dispenser hanging from wall, broken corner shelf in shower stall, door and moldings showing water damage). Overall, good value for the money, however; a minor investment in maintenance would certainly improve our overall satisfaction.

Can not beat location. Very quiet location but yet right in the heart of downtown Rome. Emilio and Armando who owns property are the best! Made us feel so good and very welcomed. They even helped getting me some true Italian espresso beans to take home to enjoy. We only used the room to sleep and shower and was out exploring all of Rome the rest of time. Several Embassy's in neiborhood which made this location very safe which was very important to us.

My first impression was the stair was in need of repair, clean and paint. We had problems getting got water for 2 days out of 4 and another couples room was so small they couldn't have a chair.

Great welcome on arrival at the hotel. Very friendly and helpful staff - nothing seemed too much trouble. Could have used their limo service to transfer to/from hotel - would have been easier. Small downside one of our two rooms was a little on the small side for a 4 night trip. Great location. Would recommend.

I took my husband to Rome for his 50th birthday and we stayed at the Sallustio - we were met and greeted and given loads of information about sightseeing and shown the room which was very comfy - they do have a weird idea of breakfast (pastry and coffee) but guess it's Rome for you - had a very enjoyable stay :)

We booked the small room and it was as expected. They clean it everyday and bring new towels. Warm shower water and the room had air conditioning which kept the room warm all day. The breakfast was a croissant and a cup of coffee from downstairs.

Pros: good location in a quiet and safe neighbourhood, walkable to all the main attractions, metro station and supermarket. Easy check in, comfortable bed and sheets, hot water was consistent and with good water pressure, heater worked well (we came in Nov). Cons: Toilet door was hard to close. There was no safe, no bedroom slippers, toiletries provided were a bar of soap and body lotion, though shampoo was provided a day later. The fridge didn't work, and the kettle provided had plastic coming off so we didn't use it either. To be fair though, it seems standard in Italy to provide minimal toiletries and not to provide bedroom slippers.

Not luxury at all
The only thing we liked about this stay was the check in. We had a really hard time finding the place as the sign was very small and google maps didn’t recognize an exact location. The area the room was in was old and dirty and in an inconvenient part of town. The WiFi conveniently only worked for a sort time after check in and then it quit. Also the shower was made awful and overflowed horribly when you tried to take a shower!! The bathroom was drenched in about a 1/4 in water after I took a short shower. It is obviously not a new problem either as the door had obvious old water damage. I wouldn’t stay here again. Glad it was relatively cheap or I would have asked for a different room or a refund.

Terrific location, but NO luxury, NO suite NO view
These rooms are not a real hotel. There is no front desk. Emilio met us on the street in tattered jeans with his boxer shorts showing. He was friendly, but as soon as we walked in the room he asked our opinion. I said, "Fine," because all I had time to evaluate was the bed. I thought I had reserved a "luxury junior suite with city view." What we got was a poorly maintained small hotel room with a very comfortable king size bed. We had to ask for a second chair. The room had no space which would qualify it as a junior suite. The shower and toilet need a thorough scrubbing. The bathroom door needs to be replaced due to flooding from the shower. The refrigerator did not work. There was no coffee service - just two bags of tea and a water heating pot. The shower drained slowly. The toilet did not thoroughly flush with one flush, and the toilet paper hanger was coming out of the wall. There was a brand new air conditioner/heater, but no directions were provided for how to set it properly. The drapes were nice blackout drapes, but were too long and really dirty on the bottom that dragged on the floor. The walls were all marked up from the suitcases of prior guests. The included breakfast was your choice of one pastry and a coffee in the bar to the left of the front door. The "view" is across the street at another building. The location is quiet and a 20 minute walk to the Borghese Gallery and only 7 minutes to the Via Veneto. Beware- no luxury, no suite, no view.

Dear Sir/Madam Janna, I'm sorry about my dresscode but since you are interested in my boxer, i'm sorry to disappoint you but that what you saw was a cloth made for the pocket inside the jeans (fashion of the jeans). As far as its concerned our advertisement is about a Luxury Guest House not a Hotel.We wrote it clear on all web site that SALLUSTIO LUXURY SUITES is a LUXURY GUEST HOUSE. You wanted a five star luxury hotel room but it does not exist at that price. That is the question. Our rooms have the name and their pictures and we are helpful always with our guest even when is rude. It's my surprise because when you entered in the room you liked it and said it's FINE and absolutely stayed with us for three days without complaing. Now i dont know what went wrong. I told you where is the front desk and if you had a problem come to me but you didn't not come to me nor call. We are known for our honesty and good hospitality .We are really sorry to read such a comment from a guest. Emilio
