Worst experience in Italy. Front desk person was the worst, discrimination, attitude, rude. Won’t recommend anyone to stay here.

The hotel looked nothing inside like its web photos, hotel was tired and in need of a revamp. First double room we were given, had kick and scuff marks on the walls, cob webs on walls and broken fixture around central heating control, guest desk was scratched, water marked broken in the joint and cracked tiles in the bathroom, everywhere needed a good lick of paint and new furnishings. After complaining, and I was angry as we paid for a 4* premium room, it felt more like a 2* standard room. Erik agreed to move us the following day, room was much better, but I'd still say an average 3* hotel not 4*. It was excellent for the sights around the hotel and easy walking distance to everything.

Great hotel with an amazing location. The staff is awesome always willing to help. The only con I have it’s the AC. It does not work and the elevator is tiny. I was able to fit my luggage and myself but if you are plus size you may have to do a couple of trips. Other than that I would definitely stay here again.

Had a nice overnight stay. Viviana was brilliant and she’s always ready help. My room was tiny (single room), I haven’t experienced such a tiny room before but that will remind me never to book a single room again. Overall, it was a pleasant stay.

The location is excellent. The furnishings, fittings, bathroom and general state of the room is not 4 stars. It was worn, tired and needs some redecorating for sure! Staff were really nice.

Fantastic location, couldn't have asked for a better spot. 2 minutes walk to Trevi Fountain and 3 minute walk to Spanish Steps. Clean but rooms are a little tired.

The Hotel was in a convenient location, great for traveling by foot and not having to pay for taxis. The staff was also very nice, and helped us organize taxis to and from hotel. The hotel itself was the worst part of our trip. The shower was terrible, it had no curtain and only a half glass wall with space under the glass so the water went everywhere when showering. Having to continue to clean up water after every shower was annoying. Also due to half glass wall, could only stand at very corner of shower and had to bathe and use soap while shower was off, could not do both at the same time. The room was run down, and for most of our trip they closed the shutters ruining our view. The hotel definitely needs some TLC.

This is an older hotel which brings the charm to it. The rooms are spacious and clean. It’s location is amazing. So close to many attractions. We walked everywhere.

Hotel is very old and definitely not a 4 star as advertised. The photos shown were definitely not the photos of the room we stayed, we got the dungeon. Bad light one window locked screwed shut the other had a view of water tanks and bird faeces. Curtains were left shut

Lower priced basic hotel in excellent location
Best location in the city with a lower price than other hotels in the vicinity means lowering one's expectations. I have stayed here seceral times, previous time was 4 years ago. This time I had two short stays bookending my trip to Italy. The first visit was awful, but the 2nd visit redeemed the hotel. As others have mentoned, this is no longer a 4 star hotel. During my first trip I was assigned a room on 4th floor which deserved a 1 star. On 2nd trip, the room on 1st floor was more like I remembered, room is more up to date but smaller, no broken fuxtures, wifi works. So ask to stay in the lower floors and avoid the clunky elevator. The hotel is overdue for upgrades, but considering the outeageous hotel prices in Rome these days, this is as good a value one can expect at this most desirable location.

This hotel is in a great location for shopping and restaurants and the Spanish steps. It’s a 10-15 minute walk to a hop-on bus. The staff was always very helpful. We had breakfast once, and it was great.

The hotel has a great location steps from Piazza di Spagna. Unfortunately the hotel hasn’t been properly maintained - there were issues in both my room and my mother’s room, some minor and others more of a nuisance (eg AC in one room wouldn’t turn off and it was too cold). Walls also had a lot of marks on them - as if they hadn’t been repainted in years. Same with bathrooms - lots of unsightly mold between tiles. Overall the hotel would be fine at a cheaper price. I think we were in Rome when hotels were higher than normal for some reason. At $500 per night per room, the hotel is insanely overpriced. It does not seem like a four star hotel let alone a $500/night hotel, which is closer to the five star range. But to be fair, I believe the hotel normally costs a lot less. Given the prime location, at a much lower price, it’s not a bad option. Breakfast is decent and very inexpensive compared to other hotels.

Unfortunately, there wasn't much about the property that I liked. The rooms were not well kept. In addition to mold in the bathrooms, tub drain did not work; shampoo and soap rack was loose and rusty; The mechanism for the shower was broken and leaked; the low flow option for the toilet didn't work; sink tiles were loose and ready to fall out. The room smelled like cigarettes (non-smoking hotel). When I complained, I was treated as though I was an inconvenience and no assistance to rectify the situation was made. The room key was finicky and a loud tone would sound randomly until the key was removed and inserted multiple times. On the first night, the electricity went out in the middle of the night and everyone on our floor was awakened by slamming doors and the same loud tone. Absolutely no staff member left the reception desk at any time to address any of the issues.

Sweet little hotel
I was looking for a place to stay for a few days prior to a cruise I was leaving for from Rome to Florence, Pompeii, Sorrento, Palermo and Ibizia. The room was perfect for my needs. It was right in between the Spanish Steps and the Trevi Fountain. The breakfast each morning was also very good. I loved the fresh pineapple juice.

Check in was easy, friendly staff and helpful. This is not a 4 star hotel as advertised. Rooms are very dated. Walls in room were dirty and needed painting. Empty shower gel in bathroom. Upon check in, complimentary juice drink in lobby was empty and surrounded by dirty glasses. Excellent location.

I'd stay here again
This hotel is very well located. It's within walking distance of many major attractions. The receptionists were all very friendly. Breakfast costs 10 euro, good food though not many options.

Lift breaking down, plug sockets not working, fire alarm going off in the middle of the night, limited air conditioning, only one iron for the whole hotel, no electric kettles, very thin walls (I had to sleep with ear plugs). Definitely not a four star hotel.

The location for Hotel Homs is excellent, short walk to most Rome attractions. A number of good and very good restaurant in the surrounding streets. The staff were very helpful and the Matre De / Barrister in the breakfast was very friendly and cheery, and he makes a very good coffee. The breakfast was very good.

Great hotel, most central location you can get in Rome (a few steps from Spanish steps and short walking distance to most attractions). Courteous and professional staff. The rooms are on the small side, as you would expect when you stay in older buildings in downtown Rome, and relatively simple but nonetheless very comfortable. Well working air conditioning in a hot July Rome weather gave a nice break whenever I went back to my room. Recommended.
