Sleeping 13, plus up to a further 4, this is a beautiful, pristine and modern 6 bedroom property with large private infinity pool situated in the hills of the stunning Garfagnana.

This stunning 6 bedroom, 5.5 bathroom luxury villa, with solar heated private infinity pool is the perfect place for a relaxing holiday!

The six bedrooms comprise 5 doubles, (one of which can be made up as a twin) , and a room with 3 single beds. There are also sofa beds if required.

Four of the luxury shower rooms are en-suites, with a 5th shower room not ensuite, but boasting jack and jill basins, with bathroom number 6 being a cloakroom (with wc, basin and bidet).

This spacious, newly renovated modern and pristine place boasts luxury shower rooms, two designer kitchens, 2 dining areas and various living spaces, ideal for a large group, and if you wish you can split the property into a 4 bedroom and 2 bedroom property if you require more privacy between your guests.

The interior has been finished with top quality fixtures and fittings, so you can holiday in style!

Outside there is a fabulous 12m x 6m infinity style solar heated pool, with roman steps extending the size further. The pool area, overlooking wonderful mountain views, has extensive sunbathing areas with plenty of sunbeds (pool towels provided) and dotted around the villa are various nooks and crannies for relaxing away from the group too with a good selection of outdoor relaxing furniture. If you are feeling energetic there is table football and ping pong.

Children love the electronically gated garden and spend hours playing.

For dining al fresco there is a smaller table in front of the villa, and another for the entire group to eat together, to the side on a large terrace, where one can take in the vista whilst dining in style after cooking your meal in either of the two kitchens, or using the large bbq. For those little snacks and coffees, there are plenty of café style tables for you to grab a refreshment in peace from your group.

There is also a chef service, with the owners providing delicious meals on request at very reasonable prices. Why not celebrate an occasion, and stay in some evenings and be served authentic italian food on your terrace?

Set in the heart of the garfagnana this is a rural retreat, but one can walk to a fantastic little restaurant with homecooked food open friday/sat/sunday and there are plenty of places to eat out using your car too.

There is a reason for the wonderful reviews on site since this villa really is ideal for family celebrations, or for couples wanting a little luxury. A perfect treat!

NB- owners live on site, but have separate entrance, garden and parking area, and they only arrive home late at night, leaving very early morning after cleaning pool. Privacy fully respected as you will see from reviews.

A little about the area:
Nicciano is situated in the heart of the Garfagnana, surrounded by lush green countryside and stunning mountain scenery is what real rural Italy is all about.
The mediaeval village is a 5 minute walk way and there is a bar/basic shop for essentials. Just above the village is a little hamlet (10 minute walk cross country) which has a fantastic little family run restaurant where you can dine al fresco on exquisitely cooked home made and home grown food. This restaurant is open from Thursday to Sunday in high season and Friday to Sunday other times.
There is also a good pizzeria which is a 15/20 min walk away (or a couple of minutes by car).

The local village of Piazza Al Serchio with its bars, couple of restaurants, supermarket, train station, river and Tuesday morning market when the village comes alive, is say 3 minutes away by car.
The views from this extremely peaceful property are magnificent - the house overlooks the green and fertile Serchio valley, with views of the Apuane and Appenine Alps.
This really is the perfect location - an ideal place to unwind deep in the countryside, yet close enough to all local amenities, and a convenient base for exploring by car or train.
For sightseeing and days out why not try:
Castelnuovo – local market town with Thursday morning market, regular festivals both cultural and musical and a bit of life… 25 mins
Barga – beautiful mediaeval and arty little town with Cathedral, great architecture, and renowned restaurants. Cobbled streets and little piazzas, often graced with live music, jazz parades, or markets under the stars… 40 mins
The Buffardello – climbing and zip wire park with courses suitable for both small children and the most adventurous of adults – 15 mins
Fortress of Verrucole- amazing views from this mediaeval fortress, and there is also an interactive museum which youngsters tend to like as they can try their hand at a little archery too – 15 mins
Lucca - At Lucca, one can hire bicycles and hire around the still intact City walls, meander through the cobbled streets, visit beautiful churches, climb towers, and shop til you drop, stopping off of course at wonderful restaurants and gelaterias... One can also listen to Puccini performances every night of the year, in one of the local churches ... Just over an hour
Grotta del Vento – the amazing wind caves – well worth a visit – fantastic tour. Why not stop off a the old monastery for a wild trout lunch on the way back? 1 hr
Pisa – with its famous tower- 90 mins
Florence – 2 hrs
The Cinque Terre- 2 hours
Equiterme – thermal mud baths set amongst caves and a thermal swimming pool . one stop on train
National Park of Orecchiella- less than 30 mins
Parco Levegliese- outdoor adventure park with waterfall jumping, rock climbing etc – 1 hr

The most beautiful vacation
This villa, location, and host are all SUBLIME. Simonetta is kind, accommodating, and in constant contact for any of your needs. Their home is beautiful, it is clean, and the amenities are over the top. Upon arriving, there were pastries for us to enjoy. Over the next week, we were given the opportunity to sample local products, even some that they made themselves. We had coffee available to us every morning too. The rooms and space was exactly as described. The pictures of the property do not do it justice. This is one of the most beautiful places we have ever been on vacation. There were 10 of us for the stay and everyone had everything they wanted and needed. There are grocery stores and pharmacies nearby. It is a quiet area with zero tourists. The local restaurants were delicious and fresh. The owners did a great job of making us aware of locally sourced restaurants too! I would highly recommend the chef service offered at the house. The menu is impeccable and the chef is so kind and accommodating. We did dinner two nights at the house and it was definitely a highlight. Everything is paired nicely with wine too! The property is about 4 hours from Milan, 2+ from Florence, and other locations. I would stay at this place over and over again. I hope we can get back soon. Thank you to the owners, the property managers, the chef, and everyone who made our stay a dream.

Wonderful stay at Villa Magnolia
We just came off a one week stay at this property and had a fabulous stay! The villa itself is very spacious and we had more than enough room for my husband and me on the upper level and our four adult children plus 2 more family guests for a couple of nights. Everything was provided for us so we didn’t need to purchase anything other than food for the week. Simonetta and her dad Antonio were awesome and spoiled us all week! We arrived to a fully stocked fridge full of beverages and pizza and a dessert. When I told Antonio I didn’t drink coffee, the next day I found my favourite tea. The following day he picked fresh berries off of their farm and dropped them off and another day we had fresh hazelnuts also picked from their property delivered. Whenever we had a question, Simonetta answered us right away. She also gave suggestions on some fun things to do in town. On our final day, my son-in-law needed to find engine coolant and because it was a Saturday the gas stations were closed. He ran into Antonio in town and he took him to see his mechanic who ensured he got him what he needed. On our final night Simonetta made us a delicious lasagna and tiramisu complete with limoncello and more red wine to complete our wonderful vacation. These personal touches will never be forgotten by this wonderful family who owns this villa. They live at the villa but you never see them except for Antonio who comes first thing in the morning to clean the pool. The drive to get to the property was full of beautiful scenery and mountainous, winding roads. So much beauty all around us. The nearby midieval villages were nice to explore too and one was within walking distance. We did day trips to Cinque Terre and Florence as well as Forte De Mari with its beautiful beaches. We also enjoyed having some local gelato from Lago Gramazzolano which was the most beautiful lake about a 10 minute drive away. One of our highlights was also the night we hired Chef Alessio to cook for us! What an incredible meal and experience for us. Even his table setting was beautiful. What a lovely eve we had dining al Fresco under the Tuscan hillside. Incredible stay and such special moments enjoyed by our family. Will be remembered forever.

A Week in Garfagnana
Our stay at Piazza al Serchio was wonderful. My husband and I brought our 3 children and their families to celebrate our upcoming 50th anniversary. In total we were 8 children, ranging in age from 3 to 16, and 8 adults Simonetta, Raffaello, and her father could not have been more accomodating They treated us to cake and some pizza upon arrival plus wine. When the local pizzeria could not accomodate 16 on a Sunday, they ordered for us and her father drove us 3 villages away to pick it up. They booked us a fabulous family meal with the unforgettable Roberto Divini The area, Gargagnana, is a little bit of mountainous heaven and a beautiful respite after touring Rome. The countryside, quaint villages and mountain lake are so memorable. Pisa and Lucca are close by plus we got to spend a day in the Cique Terra. The villa was very inviting. The children and family loved the pool area and large terrace for family meals..This was a great place for a Tuscan vacation.

Extremely impressed!
The villa and the area around was amazing, properly maintained, nice and very clean rooms and 2 well-furnished kitchens, much appreciated. Raffaello and Simonetta are very hospitable, offered countless amenities like wine, delicious local sausages and cooked Lasagne for all of us. We could simply text them via WhatsApp, they were very helpful booking tables for dinner and answered all our questions quickly. Everyone liked the house and especially the view. We would definitely go there again and can recommend this beautiful place to you. Thanks to Raffaello and Simonetta. See you soon 😊

We had a very good stay for a week in the villa. We were family of 15 persons and we all enjoyed your stay. The swimming pool was very good and the rooms, bathrooms, kitchen and everything was very good and we enjoyed cook our dinners and were planning to go to a restaurant but we loved the big table were we could all sit and enjoy dinner and the excellent view. We got dinner the second night from chefs in the neighborhood and that was also excellent. The owners gave us lunch on our last day , 2 kinds of pasta ,coffee and the children icecream and Antonio the father of the owner came everyday with some fruit and cleaned the pool and was helpful in all ways. Surprisingly better than the photo's suggest
We stayed here towards the end of August and it was great. It really is a very well put together apartment and immaculate, though realistically we spent most of our time outside by the pool. The photo's on the website don't do it justice. Having done Florence, Sienna etc to death, we were happy to go somewhere more remote but were surprised when we got the info pack how much you could do in the region. Lucca I would say is a must, and an inexpensive 1 and a bit hours away by train. The family didn't disturb us (they're gone during the day and unseen at night), only to bring fantastic tomatoes from the father's plot and they phoned once to ask if they could cook dinner for us, which they brought down and then left for us. Rob.

Paradise!
The property is as stunning as the view from the pool/terrace. It has been well designed with no expense spared with well landscaped garden and of course the stunning pool. All are maintained to a high standard. Our visit was made even better by the hospitality of the owners - Raffaello and Simonetta and their family who know to balance hospitality and privacy. There are some fantastic mountain walks nearby and we took road bikes. The main tourist bits are all a day trip away by car or train (We did Florence, Lucca and Cinque Terre). There are plenty of facilities nearby although the evening view from the Terrace tempted us away from the local Restaurants and to take away instead!
