House Rules & Liability Notice

By booking this property, you agree to follow all house rules below:

Quiet Hours – No loud noise or music outdoors after 9:00 PM.
No Smoking – Absolutely no smoking or vaping of any kind inside the home.
Pets – No pets without prior notice and approval. A $150 fee applies.
Children – Must be supervised by an adult at all times while on the premises.
Hot Water – Showers may take 8–10 minutes to warm up. Please run hot water before adjusting temperature.
Hot Tub & Pool Safety – No glass allowed in or around the pool/spa. Please use plastic or solo cups.
Pool Heating & Water Features – During pool heating season, water features such as fountains and waterfalls will not be in operation, as running them interferes with pool heating. Thank you for your understanding.
No Parties or Events – Maximum occupancy: 10 guests at all times.
 • Unauthorized gatherings or parties: $500 cleaning fee
 • Unauthorized extra guests: $150 per person
Recycling – Do not place trash in or next to blue recycling bins. $100 fee if ignored. Use the community trash bin located in the alley behind the property.
Personal Belongings – We are not responsible for lost or left-behind items. If found, $25 processing + shipping applies.
Neighborhood Courtesy – No basketball or cornhole after 9:00 PM. No spa/pool use after 12:00 AM.
Parking – No street parking. Maximum 4 cars in the driveway.
BBQ Grill – Must be cleaned and returned to usable condition. A $75–$150 fee applies if not cleaned.
Outdoor Furniture – Please return all outdoor furniture to its original position before checkout. $50 fee if not replaced properly.
Safety – No running on the property. No diving in the pool.
Use of Amenities – Guests are responsible for evaluating conditions and use amenities at their own risk.
Property Condition – The home is rented as-is. Refunds, if granted, are solely at the owner’s discretion and may take up to 15 business days to process.
Pool Equipment – Do not tamper with or touch pool equipment. $1,000 fine if violated. Do not move indoor furniture outdoors.
House Manual – This is an extension of these rules. All guests are required to read it.

By booking this property and using any amenities, you agree to assume all risks and liability for any injury, death, disability, property damage, or theft for yourself and all guests under your reservation.

Failure to follow house rules or respond to noise complaints may result in immediate removal, loss of security deposit, liability for lost revenue or damages, and negative feedback.
