Rinse & Dry Rule: To keep the pool and indoor spaces pristine, please rinse off in the al fresco pool shower before swimming and dry thoroughly before entering the suites.

Plumbing Policy: All bathrooms feature bidet toilets. Only organic waste may be flushed; guest-caused system backups will result in professional maintenance fees charged to your deposit.

Booking Policies & Guest Requirements

Strict Headcount & Rates: The base rate covers up to 12 guests, with an absolute maximum capacity of 14 guests total. Please ensure your booking reflects the exact number of people in your party. An additional nightly fee applies for registered guests 13 and 14 to cover utility usage and linen turnover.

Estate Access Notice: Access is granted exclusively to registered guests. Unregistered daytime visitors are not permitted on the premises due to liability and local compliance.

Off-Platform Portal Check-In: Property protection is managed via an API-integrated professional system. Guests must complete all verification requirements and a temporary security deposit hold via our secure guest portal to automatically release entry codes.

Rule Compliance: Booking explicitly binds your party to all house rules, rental terms, plumbing policies, and local regulations. Material non-compliance will result in immediate reservation cancellation and guest removal.

Scheduled Estate Maintenance:

Tuesdays (5:00 AM – 5:00 PM): Trash and recycling collection.
Tuesdays (8:00 AM – 6:00 PM): Professional pool servicing. Brief patio access is required for the technician. The pool will be temporarily unavailable only during the active cleaning window.

Welcome to Kosmos Sanctuary. To ensure a safe, serene, and harmonious environment for all guests, please review our mandatory house rules prior to your stay. Booking finalization constitutes full agreement to these terms.

1. LEGAL, SAFETY, AND LIABILITY POLICIES

Illicit Activities: Drug possession, production, human trafficking, and commercial sexual exploitation are strictly prohibited.
Property Vandalism: Criminal damage to property is illegal under Arizona Law (ARS § 13-1602) and will lead to law enforcement intervention and criminal charges.
Safety Equipment: Tampering with, removing, or disabling security cameras, noise monitors, smart devices, or safety equipment is strictly prohibited and treated as vandalism.
Use of Premises: The Guest(s) shall use the Premises for residential use only. The Guest(s) is not authorized to sell products or services on the Premises or conduct any commercial activity.
Subletting: The Guest does not have the right to sublet the Premises.
Address Fraud: Using the property address for mail delivery or to obtain an Arizona ID/Driver’s License is strict fraud and subject to criminal penalties.
Third-Party Bookings: You are strictly prohibited from booking on behalf of another individual. The booking guest must stay at the property for the entire duration.
Unregistered Guests: Only registered individuals are permitted on the property grounds; unregistered visitors are considered trespassers. Only the guest included in the original booking are allowed to stay. This number includes all adults, children and infants.
Guest Accountability: You are legally and financially responsible for the actions, behavior, and any damages caused by anyone you invite onto the property.
Liability Waiver: Guests accept all inherent risks of utilizing the short-term rental facility, pool, gym, and grounds, releasing the property owner from any and all claims regarding personal injury, property loss, or fatality.
Four Hour Check-In Rule: Please inspect your stay immediately upon arrival. If you find anything broken, stained, or malfunctioning, snap a photo and message it to your host, within four (4 ) hours of check-in. Failure to report pre-existing issues within this strict 4-hour window means you accept full responsibility for the property`s condition, resulting in the automatic forfeiture of your security deposit for any damage discovered after checkout.
