Positives: Great property with all sorts of amenities that served us well for college alumni getaway from WA State. Plenty of kitchen utensils/supplies, some leftovers from previous visitors. Great location, although we had food/groceries delivered, so we did not have to go anywhere. Pool is fun and appreciated pool towels and a few "toys" - i.e. pool noodles. Liked the privacy of pool area/backyard. Fairly clean and rate was reasonable. The variety of sleeping arrangements was a plus (we had 8 people, including 1 in a wheelchair). The guest book is a great idea - enjoyed reading.
Not-So-Positive: We could not figure out how to use the indoor or outdoor speakers; no instructions in the "house book". The "house book" could use updated information in where to find things in the house (i.e. map?). It was difficult to find which switch belonged to which fan or light and which remote worked for what. We did not have enough toilet paper for the long weekend. I understand that we were suppose to buy our own supplies, but would have thought that TP was a basic for a VRBO. Two out of the four pool lounge chairs are broken. The pool did not seem like it had been maintained. Friends that live close brought over chlorine tablets and shock treatment to use before we jumped in. Seems reasonable to skim the pool with net, given the AZ winds, but for the pool cleaner to have zero chlorine tablets is not right.
Suggest: A few modifications to master bath and you could advertise as ADA VRBO.
