THE PROPERTY:
A quality two-bed stable conversion in the South Downs countryside near Petworth and Midhurst. The Old Stables offers an open plan kitchen, dining and sitting room. The lounge area has two sofas and a large Smart TV. The dining table extends to seat 4. The kitchen has a dishwasher, washer-dryer and Nespresso coffee machine. A short corridor leads to a ground floor king size double bedroom, with a large walk-in shower room next door. At the other end of the building is a second shower room, and stairs up to the large master bedroom with king size bed, built-in wardrobes and brilliant views. Outside the patio offers a pergola, table, chairs, BBQ and great views, with some access to the owners’ tennis court next door included (see ‘Useful Information’ below for details).

LOCAL AREA:
The Old Stables is in the heart of Sussex wine country, with Upperton, Stopham and several other Vineyards all nearby. The South Downs Way passes just north of River village, and this location is just over 3 miles from the picturesque and historic town of Petworth, and 4 miles to Cowdray Park & Polo and the thriving market town of Midhurst, full of character and old world charm.

USEFUL INFORMATION:

- A security deposit of GBP250 is a condition of booking, if not taken by this platform we will contact you after booking to arrange.
- Once you have placed your booking request, before we can process your booking we will require some simple additional details such as postal address, guest names and direct email. Please do not book if you are unable to provide this information, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Search online and contact us direct for stays over 21 nights (we cannot administrate these via this platform).
- Pets: not allowed.
- Accessibility: One low step (3cm) over the front door threshold. Bedroom Two is on the ground floor with an adjacent walk-in shower room (2cm step). Winder staircase (with banister) to the first floor, opening directly into the room at the top. Other internal floors are even and level, with no internal steps. This is intended as a guide only and accuracy is not guaranteed, please contact us if you need more info. Measurements are approx.
- Kitchen facilities: single electric fan oven, 4 plate electric hob, fridge-freezer, slimline dishwasher, washer-dryer, kettle, toaster, microwave, Nespresso coffee machine.
- Tennis court: 2 hours of use is included on each full day of your stay. Times must be agreed with the owner in advance, but please note that play will usually need to be in the mornings. However some afternoon/evening play may occasionally be possible at the owners’ discretion.
- Garden and parking: 2 parking spaces are available on the gravel drive in front of the cottage. The Old Stables has a patio garden which is bordered by a trellis and white picket fence (not fully enclosed). Please respect the owners’ own private gardens next door by keeping within the cottage garden boundary.
- There is a swimming pool nearby in the grounds of the owners’ house, please note that the pool and surrounding terrace are strictly out of bounds. Please make sure children are supervised at all times.
- Please note that due to the nature of this Grade II conversion, there is limited and sloping height clearance around the bed in Bedroom One.
- 1 travel cot (please bring bedding) and 1 highchair are available on advance request.
- Iron, ironing board, clothes airer, and 2 hairdryers provided.

Excellent base for lovely break

The Old Stables provided an excellent base for a few days in this lovely part of the UK. The accommodation was just as described and hosts Nicky and Peter were very friendly and helpful. Cosy cottage in wonderfull location

Great place and location

We would highly recommend this place. The owners were very welcoming and friendly. The accommodation is lovely and the location is absolutely beautiful - if you like quiet and rural. It’s very well equipped, very clean, and thoughtfully designed and laid out. We enjoyed going for walks and playing tennis on the owners court. There were lots of lovely welcoming touches waiting for us when we arrived.

West Sussex’s Best

This lovely cottage was just what the four of us needed. Located down a lovely country lane, the Stables is close to many attractions-and good pubs. The kitchen is well-appointed, with sn excellent coffee maker! This is perfect for those who love the English countryside. Our hosts, Nicky and Peter, were most welcoming and helpful.

A lovely Christmas Stay!

We spent 5 nights at the Old Stables to be close to family over the Christmas period. The Old Stables is lovely; well presented, comfortable and had everything we needed to host a small family Christmas lunch. The owners were very accommodating and were on hand to help with any additional requirements (such as an extra dining chair!) There was a generous welcome pack on arrival which was much appreciated. I wouldn't hesitate to stay again, especially during the summer as the surrounding countryside is beautiful.

Lovely Cottage

This cottage had 2 double bedrooms and 2 shower rooms. It was very comfortable ,clean and well equipped. The weather was warm and sunny so we made a lot of use of outdoor seating area to relax and dine. The owners were very welcoming and helpful. The surrounding area is so peaceful, with lots of trees. The South Downs is nearby, as are several gardens and stately homes to visit. We had a wonderful relaxing week. Thank you.

Beautiful West Sussex Cottage

We had a fantastic stay at the Old Stables in West Sussex. The cottage was beautiful. Very well equipped and Nicky and Peter were the perfect hosts. The welcome basket including butter, eggs, bread and a bottle of red was very much appreciated after our long journey. The location is excellent for exploring the surrounding villages and trying out the top class local pubs. Nicky and Peter have prepared a tourist brochure for the cottage and we were not disappointed by their recommendations of places to visit: Midhurst, Petworth, Amberley, Arundel...to name but a few. The cottage has a lovely terrace garden, which we enjoyed for dinner and after-dinner board games. I would very highly recommend this accommodation.

Highly recommended stay in a gorgeous cottage

My month long stay at The Old Stables was great - and in particular the thoughtful and welcoming hospitality of Nicky and Peter. The cottage is a delightful gem in the most beautiful countryside. Fantastic range of gastro pubs and the Cowdray Estate make this a very special area - along with huge range of beautiful walks. The cottage is lovely and comfortable 'home from home'. It is compact and well designed and works well. Beds, and the linens are comfortable, and we spent several evenings enjoying dinner and TV films at the cottage, after full days of walks and lunches out! Nicky and Peter were always quickly responsive to our queries, gracious and helpful. All in all I would highly recommend staying at this gorgeous cottage. Thanks.
