THIS IS A MUST VISIT HOTEL.... Just been taken over by an independent owner and is being steadily upgraded. Fab u lous VALUE for money. The Staff, Bernie and the young lads on the bar and restaurant couldn't do enough for you.. the bar and restaurant (good portions too) prices great as we are all feeling the pinch in the current climate!! move over Wetherspoons; Even sitting outside there is a huge TV for sports fans or just they having an ciggie, pint or just enjoying the sunshine this is a lovely hotel ....g'wan..help the new venture on to its feet... clean, comfortable and WELL WORTH A VISIT... 10/10 to Bernie and the staff David & I will be back :D

Nice welcome at check in. Staff were all very friendly and helpful. Breakfast was tasty and plentiful. Okay. That’s the good stuff. This hotel needs completely refurbished. That’s all I’ve got to say.

I can't complain too much for the price but the place needs work. There were brown marks on the carpet and dents in the walls. The door would only open part way before getting stuck on the carpet. The drawer fronts in the bathroom were missing. The hot water tap didn't even make it past lukewarm. The double bed was literally a standard double so my feed were practically hanging over the edge. At breakfast, guests had to wait a while in frustration as almost all of the cooked food had run out, despite it being relatively quiet. The staff were friendly enough and provided us with a second key upon request. There was some confusion on arrival over the state of the booking but when I followed it up the next day, they said it was fine.

Unfortunately, The Lovat didn’t have ours, or my sons families reservations when we arrived for a family wedding. They found us two rooms, but unfortunately the shower in our room didn’t work and several bulbs were out, ,asking it really dark in the room. My sons family room was unfinished, with no hanging rail, or door on the wardrobe, plus the radiator leaked and the room smelled of damp. The staff did as much as possible to correct the problems, but we were attending a much looked forward to family wedding, and the problems at the hotel made things very difficult and stressful for us. We also had to pay the hotel in full as they told us that they hadn’t received any payment from Expedia.

First I want to say that the staff were friendly and helpful and that my room was clean and the bed was comfortable. However, this hotel needs a lot of investment to bring it up to the Best Western standard. The property is rickety and creaky. The walls are so thin, the snoring of my neighbour woke me up. The floors and stairs are uneven and move around. There are parts of the stair cases that I’m sure would fail health and safety checks, particularly the part of the staircase that leads to the back bedrooms where the stairs curve round and another short staircase leads off. There is no information anywhere in the hotel. There’s no information folder in the rooms, not even a note to say how to contact reception on the phone. I’ve come to expect some sort of notice around environmental policy in the rooms and was disappointed that my towels were consistently replaced when I was hanging them up (usually a sign you don’t want them changed) and my bar of soap was removed daily when there was really no need (& wasn’t replaced on my penultimate day). It’s so wasteful. I had the breakfast and it was ok - but there was no menu, no real choice and the continental offering was pretty limited for people who wanted it. There wasn’t even a jug of water alongside the juices and my glass of water that I requested was forgotten both times of asking. Overall I was disappointed with the hotel and I wouldn’t stay here again.

Very old and basic hotel. Looks as if nobody cares. Dirty carpets, awful bed and very noisy. Breakfast very average and hit and miss service. They also tried to charge us again when checking out even though we had paid in advance with Expedia. My advice is find somewhere else.

Serving staff excellent. Full breakfast was huge in contrast to tea/coffee in room. Minimal amounts left and no biscuit which is now the norm. A few tweaks would make it a more attractive proposition.

Good hotel a short walk from the city centre
Lovely hotel, staff were friendly and although its a old building, its clean and well maintained - we saw housekeeping every day. Location is a little outside of Perth but its around 15 minutes walk along a main road with good pavements and traffic crossings to get into the town centre. The diner is very handy, good food at good prices and the staff were always helpful. Would return and recommend.

The staff were excellent. The bar and restaurant is modern but the actual hotel rooms are in serious need of a refurb.... if it wasn’t for the staff being so helpful and welcoming I would not be back.

A great night away
The staff were lovely. Nothing was too much bother. Loads of hot water too. The wee lass on breakfasts could have done with help though..she was run off her feet.

Away day to Perth
We booked this as a last minute get away. I was very impressed with the hotel. Very clean and tidy also the staff couldn’t do enough for you. The restaurant at the side of the hotel was great value for money and a very good menu. We will definitely be back.

Easy nights sleep
Fantastic welcome and again looked after on my departure. Breakfast was OK but I chose to eat sown the road for an evening meal. The hotel is nice and the staff are great.

Nice hotel, we had to get room changed as heater was not working, the young man in reception was very helpful. The second room we had to climb up on chair to switch on TV as reception said the remotes don't work at times, I think they just need batteries changed. We are in our late seventies and if we had fallen who would have been responsible.

Access to room from reception was bizarre Up the stairs, then down the stairs to a ground floor room which was numbered 224! Creaky floors in our room and in the room above us. Heating was insufficient, probably due to sudden cold weather the day we arrived. Room had two single beds and there was limited floor space. Room was functionable, but felt dated. Friendly staff. I would not recommend this hotel to people with limited mobility due the steep stairs and bizarre access to some ground floor rooms

The staff (Lisa and Bernie) were very helpful when Lisa was was unable to get a taxi for me on the Friday morning to take me to the station as all the taxis were booked for school runs. She arranged for Bernie to give me a lift and if she had not done this I would have had to walk which would have been awkward as I had golf clubs.

A very comfortable clean hotel,all staff very helpful and friendly. Ideal place to stay for 2 nights and a days horse racing at Perth. Just out of walking distance to the city centre which didn't bother us. Good car parking Great food and very reasonable.

Dreadful! Room. I’m a Scot from Perth back on holiday and wasashamed if this is what we offer. No towels in the room when we arrived. Room not really serviced next day. Bed was made but that was all. No tea or coffee replaced. No toilet rolls or tea and coffee. Again had to ask. Bin wasn’t emptied for our whole3 night stay. Shocking. Reception staff very nice but ....

Weekend Break
We stayed here for a weekend and found the staff very helpful and obliging. The hotel is going through a transition of being upgraded so we were aware of some small hic-cups but nothing major. Once they have upgraded the rooms should be a lovely hotel. The new Manhattan Restaurant provides lovely food. Something for every age. The hotel is also ideal for visiting Glasgow, Stirling and Perth. The Park and Ride Coach Service is also very close by for travelling to nearby cities if you wish not to drive in large cities.

Very poor nights sleep
Confusion at reception when checking in. Room we were given, very poor shower, no pressure and waited a lifetime for hot water. World's noisiest bathroom floor, thin hard matresses, very poor selection of TV channels and buzzing TV. Room closest point to road, so very noisy with passing traffic, and literally shook when lorries passing. On checking out, lady in front of me complaining bitterly about stay, no duty manager on site to deal with complaint. Not good.

OK Hotel
We just needed a bed for the night while we went to the races . This was a cheap hotel that served our purpose. Room was basic and clean we didn't use the bar or restaurant so can't comment on them . Would use again if the price was right.

Comfortable Port in a Storm
I needed a room close to Perth Royal Infirmary when my husband broke his hip on holiday. The Lovat is within walking distance so I booked there. The hotel is in the middle of being renovated but I was not inconvenienced and had no problem with noise even when I tried to get some rest one afternoon. The staff were incredibly kind and helpful to me in my difficult circumstances, allowing me to book from day to day but keeping my room available to me until I was able to check out. The room was very clean and comfortable and had an ensuite with bath and shower over. The shower was tricky to get hot but not scalding water out of but I managed. The breakfast offered a good selection of cereals, toast etc and I was asked what I would like in the way of hot - eggs, bacon, sausage etc and it was cooked fresh for me. Just what I needed.
