We offer a beautiful house for a maximum of 4 persons in the heart of Paris and a lively area of the capital - Canal St Martin, known for its cafes, terraces, restaurants, and it's cultural life - The house is actually located in a private passage, 100 m from the road and car driveway in a lovely and quiet backyard. Hyper secure (intercom, concierge, input armored court door) The house has been completely redone in 2013 with quality materials in a 'Parisien atelier' spirit combining practical and comfort: different waxed concrete, large bay windows, solid oak flooring, air conditioning, facing south west ... No smoking. Giving entirely on a wooded private courtyard on ground floor (14 sqm), big enough to have your meals or just enjoy the sun. (Parisian cobblestones). Our home is spacious, comfortable, totally quiet, clean and 'easy to use' with very friendly neighbors in a warm and inviting classical backyard. Nicely decorated, including furniture designed by Christian Liaigre. The house is very bright as it faces south it, has large bay windows both in the living room and the bedroom. Double glazing brightness and calm assured.

It was in an intriguing neighborhood. We felt like we were part of a community and not tourists. Loved the amenities like the Monoprix. Also loved the avant guard house- all the amenities of home. We felt very safe.
A pretty, peaceful place in the middle of everything.
Benoit’s place is so comfortable. You have access to everything you need inside and outside. It’s perfectly situated to walk the Canal District or to access the best of the 10th and 11th. Metro is easy to reach for longer journeys. Most of all the way the property is well withdrawn from the street gives you a great sense of privacy and peace. Would gladly stay here again on our next return to Paris.
Wonderful, well-appointed apartment convenient to multiple metro lines. We enjoyed it thoroughly. Benoit was most accommodating.
We loved having a fireplace. Mr. Bricolage is right down the street for firewood. Stores, markets and bakeries are all close by.

This home is exactly how it is represented - pleasant, individual, a little hip. The kitchen was spacious and welcoming. The beds were very comfortable, the bathroom modern. Close to Goncourt Metro station, it was easy to get anywhere we wished to go. (I highly recommend the pear and pistachio cake at the boulangerie across the street!) Our host Benoit was extremely prompt and responsive. He met us at check-in and made sure we were comfortable. My friend and I highly recommend Benoit’s accommodations.
A great stay at this quiet flat that is convenient to all of Paris. Not more than a couple of blocks from the metro this was a great way to be outside of the tourist area but with easy access. We loved the house but maybe more importantly loved being able to go to the corner bakery every morning and being close to some nice restaurants. Host is great and patiently answered our questions before and after arrival. And the garden was an extra bonus as we had poppies and roses blooming the whole time we were there! If you are looking for a spacious and simple Paris flat this is a great find. Thanks Benoit for hosting us!
My friend and I loved the location of this unit. It felt like a real city neighborhood and gave us a taste of the experience of everyday Parisians. It was a short walk to the Metro; a few steps to a grocery and a fabulous bakery (wonderful croissants or quiche for breakfast daily); the neighborhood cafes had delicious food for reasonable prices; we felt the entire area to be warm and welcoming. Easy walks to the Canal, Place de Republic.
Our host offered flexible check-in/check-out. The apartment was comfortable with a/c in the bedrooms and windows downstairs to let in the freshness. The apartment was super QUIET.
Benoit was very welcoming and briefed us clearly. The "industrial", stylish decor and intruiging art is quirky enough to make the experience feel unique and special, yet everything is practical and comfortable with good quality bedding and generous towels.
We spent long days happily visiting museums and art galleries and particularly valued how stress-free it was to buy groceries, bread and patisserie all within a couple of minutes walk. Our home-cooked evening meals (plenty of equipment available) were enjoyed in the cosy courtyard full of green and thriving plants. The view out of the main bedroom is green and pleasant. The property is secluded and quiet, whilst there are plenty of local bars and restaurants. There are many atmospheric lights, but a couple of task lights for reading and in the bathroom would help.
The metro is just 10 minutes away and is very efficient. We have already recommended it to other family members as a good base for sightseeing. Thank you to our hosts!
We've rented several properties through VRBO in Paris, and this one is by far our favorite. It was exactly as billed: a quiet, spacious, well-appointed home in a non-touristy neighborhood full of amenities: markets, boulangerie, restaurants/bars, etc.
The house is located on a private passage of homes & small businesses that gets no foot-traffic at night except for residents. You can sleep with the windows open and hear little if anything of the surrounding city. All that and very comfortable beds too!
The house has a big kitchen/dining area that lends itself well to group cooking and dining. There were three of us (one couple + friend); the home would very comfortably accommodate 4 people, thanks to open floorplan downstairs and two toilets--one per floor.
Nearby bus & metro (Goncourt) lines get you most anywhere in central Paris within 20 minutes or so. If you opt for walking, it's about a half-hour walk to the heart of the Marais.
Host Benoit provided us with a gracious and thorough orientation to his home and neighborhood, and left us with detailed notes about where to eat and shop during our weeklong stay. We appreciated his responsiveness from booking through arrival, and his willingness to entrust us with his house. We highly recommend it on all counts!
We enjoyed our stay in Benoit’s home. It was quiet, safe and had two beautiful outdoor spaces. The kitchen was well stocked with every tool you could possibly need to make a variety of dishes. The downstairs was very spacious and well appointed. I appreciated the owners attention to detail. The beds were comfortable and the linens were high quality with an abundance of towels. The location of the home was convenient to markets and the metro. Benoit was very kind and helpful.

I felt so lucky to have stayed in this unique oasis of a home in one my favorite areas in Paris. It's truly a refuge from a long day of exploring. Very quiet with comfortable beds and AC in the summer which was crucial. I loved the bathroom with the skylight and the peaceful private garden. It's very quiet and spacious and would love to return in the future. Benoit is a wonderful host and very communicative.
Had a great stay at Benoit's residence. The unit is lovely and Benoit was great to deal with. I felt confident that it would be a great experience by the strong communication provided prior to our arrival. The unit is close to the metro and has some great bakeries, etc very close. Felt very safe in the gated community. Met a few neighbours that share the courtyard and were all lovely. Would definitely recommend.
Overall, 11 out of 10. Close to so much yet removed in a secluded quiet place. The owner was wonderful and a joy to work with. Property was clean with an urban/rustic feel. We ate on the front patio every morning and got to keep the windows open every night. Fantastic neighborhood. Just can’t say enough!
The appartment is nice and has an individual style, good for up to four people.
Some parts need a bit of renovation (e.g. door second sleeping room or kitchen countertop, but overall it is o.k.
We had two negative issues during our stay:
a) the cat of the neighbour whined several nights, which was really loud in the small courtyard
b) we had a broken chair (glue between legs and seat didn't hold any longer). We informed the owner and agreed, that we would pay for the repair.
But without any further notice a withdrawl of 500 € was debited from our account. That exceeds the current value of the chair or the repair cost by far. NOT FAIR !!!.
My husband and I along with our grown daughter enjoyed a week at Benoit's home in Paris. It is in a very quirky area, a mixture of residential, restaurants, and businesses. The Saint Martin Canal area is very close and we walked there often for dinner. There are also a couple farmer's markets very close a couple times a week. It is about a 5 minute walk to the Goncourt Metro station and from there you can transfer to the Republique to get just about anywhere. The home is a combination of modern/industrial and old world charm. It is very roomy, private, and quiet. The home is in a very safe, private complex of homes and businesses that are all behind a locked gate so we felt very secure. Unfortunately we were in Paris over the heatwave and since only the bedrooms are air conditioned it was very warm in the home. No ones fault, but if you are sensitive to heat maybe look for total A/C if in Paris during June, July, and August. We have been to Paris 5-6 times so we enjoy trying new areas. But if this is a first time visit you might find the location a bit far out from most of the usual activities for tourists. Also the only thing I would suggest to Benoit is to install an iron handrail for the staircase. The stairs are very cool but very open without any kind of handrail. I bit scary at night and I would caution very old or very young persons to be careful. Benoit met us and showed us all around which we really appreciated. I would recommend the property to those who have been to Paris before and who like the more eclectic Saint Martin Canal and Republique areas. Thank you, Benoit, for your warm welcome.
Beniot was the perfect host! He met us at the house and showed us around to ensure we new how everything worked. The house had everything we needed to make small meals and do laundry during our stay, and plenty of room for 4 adults
I am a light sleeper and this was the perfect location. We were off the main street down an alley way and tucked in 100M back. We didn't hear any street noise and though there were other residents in our courtyard, the place was quiet after 9pm (except one Friday night when the neighbors had a party with loud music until 2am). The beds were firm and super comfortable for us and the blackout curtains made it perfect for sleeping.
For any with mobility issues, not only is there an open staircase but there are a couple of concrete stairs stepping down into the bathroom and a step up into each bedroom. Not a problem for anyone in our group though.
There is a bakery across the street and a grocery store right at the corner and two additional grocery stores next to the metro station and that was less than a quarter mile away and we used that stop often!
If you are active and enjoy running there is a park, Parc des Buttes-Chaumont, with great paved trails for running and beautiful natural scenery
I would highly recommend this place to anyone who wants a peaceful night sleep and ability to experience a real neighborhood experience
We loved this property and immediately felt comfortable. In this lively area of Paris, this house was an area of coolness and calm. We loved being surrounded by all the greenery in the courtyard and quite enjoyed watering everything regularly as it was hot and dry whilst we were there.
When we booked this in the winter, we didn’t notice that the bedrooms had air con so it was a real pleasure to discover this. The house does stay quite cool because of it’s location but the air con was very helpful during the hotter nights..
The house is very comfortable with nice firm beds and lovely bed linen. The kitchen is well-stocked and there are many amenities close by even in August when many places are shut.
We thoroughly enjoyed our stay here.
My family has traveled to Paris numerous times, always opting to stay close to the center and major "attractions". This trip, however, we were wanting a different experience - one where we could be more a part of the daily life. We are an active family so we do not mind walking a distance, however, it was only a short walk to major metro stops, the pleasant Canal St. Martin, and even the bustling Republique. The feature we loved and enjoyed most about this property was the seclusion from the "hustle and bustle" (and noise) of Paris. Once inside the courtyard (there are four residences that share a private entrance), we could relax and unwind. Benoit's plant-filled courtyard offers a most pleasant area to have morning coffee and an evening glass of wine. The home is fully equipped with all that one would need, including plenty of towels. The beds were comfortable, the shower water pressure was amazing, no issues with wifi, and the washer/dryer was put to good use. The neighborhood felt safe and all conveniences are nearby (markets, boulangerie, pharmacy, etc). We happened to be there during a heatwave and were concerned about the AC however, the downstairs (no AC) stayed cool and the upstairs bedrooms (with AC) were perfect. We had to be mindful of the staircase (with no railing) and small stairs into the bedroom and bathroom. For Paris, this property was quite modern and spacious. Above all, Benoit was welcoming and responsive to any questions during our stay.
If you're looking for a combination of a French farmhouse with an industrial vibe in Paris, look no further! Benoit's property ticks all of the boxes...it's a comfortable and nicely laid out (just watch your step going and down his staircase); has a fully equipped kitchen and a smart little outdoor patio area to enjoy a glass of champagne after a long day exploring Paris. Benoit was there to great us upon our arrival so checkin was seamless! He's very responsive if you have a question. Nice property all around! Highly recommend!
Great place to stay, Benoit is a great host, and we loved the area. Its rare to find a place that is better in real than it appears in the photos, this apartment is such a place. We were 4 adults and we stayed for 1 week, yet we had plenty of space and never felt crowded. The location and facilities were brilliant, everything just works and it is so quite & peaceful even though it is in a busy area. Highly recommended.
The apartment is clean and comfortable and has everything you need. There is space to cook and space to eat inside or out. The apartment is also located a few blocks from one of the hippest areas of Paris. Many fun shops, brasseries and restaurants are on both sides of Canal St. Martin so there are many choices if you want to go out nearby. Yann Couvreur, one of the best bakeries was 5 minutes away. The Metro is convenient for getting to other parts of the city,

Tucked away from street, one has the feeling of being in the country while enjoying the beautiful patio, yet you’re quite near transportation to all that Paris has to offer.
