Large rooms and baths. Very nice and helpful staff. But, no elevator and long uneven steps tough to manage with heavy luggage. Also garage is a nightmare to get to and a 10 min walk to the hotel.
This hotel is in the old part of the city and it’s located on a very small and narrow street finding the entrance was a bit troublesome, do not go with a big car. You have to look for the door and you could drive by it several times without noticing the entrance. Once you get inside to the second floor, the rooms were quite large and very comfortable and clean. we thoroughly enjoyed the room and the location as it is central to everything. My only gripe is finding the place, not being able to park there either we had to park our car two blocks away in a garage and until you get to the second floor, everything looks off. once you enter through their doors, it becomes a very charming, elegant, super spacious rooms, bed-and-breakfast that you cannot go wrong for the price.

Hotel is not manned all the time, but the team are a WhatsApp away. Clean hotel but, state of repair in the room we had was in need of attention ( cracks, water marks, dents )
Minimal breakfast choice but more than acceptable. Location is close to main thoroughfare.
Our room was large, clean, comfortable, and very quiet. Divisi in conveniently located and it is an easy walk to many to historic sites and lively dining options. We had a very nice stay.
This property is well located for exploring the city. Carlotta was so helpful and made us feel very welcome. The room was beautiful and well equipped for my husband, two teenagers and I to stay.
Beautiful place. Our room was huge with wonderful design and styling. Spotlessly clean. Perfect location, easy walking to all the places you want to see for sightseeing. Easy check in, very helpful staff. No notes. We had such a wonderful experience
Amazing building, full of character and history. Pity there aren't more original features in the suite. One night stop before an early checkout, disappointed we couldn't be accomodated with an early breakfast...
On a side street behind a wooden door and up a flight of stairs, a whole level turned into a series of suites. Staff very friendly and helpful, modern bathroom and huge room. Make time to book an house in the Spa after a busy day exploring Palermo. Breakfast was adequate but the selection quite tasty. Very close to the main walking streets and markets, and train station. I would stay here again.
Divisi Suites & SPA is a real hidden gem. The room we had was beautiful, clean, and stylish, with a lovely balcony and surprisingly quiet, considering it’s in the heart of the city. Breakfast was delicious (definitely try the pistachio croissants). The staff were friendly and helpful throughout, and they gave us great local tips.
That said, I do wish I’d known a bit more about the area before arriving.
The location is very central, but some of the streets right around the hotel aren’t the nicest, especially if you're arriving by train. If that’s how you’re coming in, I’d strongly recommend walking down Via Maqueda it’s pedestrian friendly, better lit, and usually has a police presence. Try to arrive during daylight hours if you can, just to make things easier and feel safer.
Also, if you’ve booked through Hotels.com, I’d suggest messaging the hotel directly to share your email or phone number. As they’ll need to send you a code to get into the building since there's no front desk, and it’s much smoother if you’ve already got that info before you arrive.
Overall:
Really enjoyed the stay, the room made it feel like a little retreat. Just be mindful of the surrounding streets and plan your arrival a bit in advance, and you’ll have a great time.
Beautiful place…was a little nervous when i first arrived because it does not look like a typical hotel….but it was wonderful old building that they renovated and was pefect…great locatio nice breakfast! Giorgio was helpful making dinner reswvations for us quattro mani was sublime great overall
We arrived at 930 pm down a very narrow city road and saw an imposing old door as our arrival point. We sent a text to the hotel to say we were outside and Francisco joined momentarily.
Once we got into the building - a renovated palace and shown to our room any fears we may have had were quickly dismissed.
The room was spacious and the bathroom and shower were magnificent
Francisco and Giorgio were great hosts
Carlotta was very helpful and accommodating! Lovely property.
Only problem was entrance is a little hard to understand unless you know beforehand.

Everyone was a delight, just clean up the street garbage. I will need to send a mail order to pay the room tax. Sorry. When I get back to Canada, I will go to my bank and see if they can help me send monies electronically

The spa hot tub was never hot and they never had hot water in the afternoon to shower or add to the hot tub. No one seemed to care about these problems.
Ruime mooie rustige kamer.
On recommande!
