Downstairs, the walk-out basement opens to a spacious great room and poker/game table, ideal for cozy movie nights or casual entertaining. Follow the gravel path outside and immerse yourself in the peaceful surroundings, where lush trees and blooming flowers create a serene retreat. Love golf? The Pagosa Springs Public Golf Club, featuring 27 holes and breathtaking views, is just down the street.

**SNOW CONDITIONS may arise during your travel days or your vacation stay. Main roads are maintained throughout the day, however, many side roads receive less attention and every driveway has a different terrain. For your safety, 4 Wheel Drive/All Wheel Drive or two-wheel drive with accessible chains or cables are recommended for Colorado travel November-May.

HOUSE LAYOUT:
As you enter you are greeted by a large open floor plan with the living room to your right and a spacious dining room and fully equipped kitchen straight ahead. The large windows allow ample natural light with a living room pellet stove to keep you toasty on snowy winter nights. The fully stocked kitchen has everything you need to prepare a great meal for your family and friends and opens up onto a large deck with a BBQ grill and outdoor seating that overlooks the beautiful wooded yard. Down the hall to the left you'll find the main floor powder room and the first bedroom with a full size combo Murphy bed/work space. Upstairs are two additional bedroom. The primary bedroom has a king size bed and plenty of storage space. The second bedroom has twin trundles, and lots of play room for the kiddos. Also upstairs, you will find a full size bathroom with a shower and large soaking tub. Downstairs on the lower level is a second TV and game room with a large sectional sofa, big screen TV and poker/game table. The back yard can be accessed from this room and is entirely fenced, creating a safe space for pets and kids to play. There is also a 4th bedroom with king size TV and a second full bathroom with a shower.

The Perfect Spot

Birdie's Nest was the ideal stay for our weekend family getaway. The house was clean, the kitchen had everything we needed and the view from the back porch kicked off each morning perfectly.
