Disappointing ending to an otherwise nice vacation. Pleasant enough place, with recently renovated rooms and delicious breakfast. However, a billing discrepancy soured the trip. After booking a two night stay via Expedia, I requested to stay another night by directly contacting the inn. Prior to arrival, I received a Grand Total invoice from the inn, accounting for three nights and pet fee. Upon departure, we agreed the inn would email an electronic payment link for the balance due, subtracting the amount I paid to Expedia from the Grand Total invoice. Unfortunately, this is when the good times and graciousness ended. Seeing that the balance due was significantly greater than the Grand Total minus my Expedia payment, I inquired. The inn pointed out that the amount they receive from Expedia bookings is less than the full amount guests pay due to Expedia commission. I pointed out that this revenue loss is part of the inn’s cost of doing business with Expedia and not a guest's obligation to pay. Instead, since I booked the third night directly, it offered the inn the opportunity to pass their revenue lost to Expedia on to me, as the amount of billing overage in question exactly equaled the revenue Expedia kept. After two unpleasant, rushed and condescending conversations with the innkeeper, I took the high road and paid her bill. At one point, she asked if I wanted a free night to get this wrapped up and done with because she didn’t have time for my concerns…I think not.

This is a great place to explore Newport. We walked everywhere except for the cliff walk and that was worth driving to. Enjoyed the inn and breakfast was great! Room was comfortable and bed was firm, could have used a coffee table in front of the couch and the refrigerator made it a little awkward moving around the bed, but all in all it was great!

My husband and I stayed at the Chart House Inn for a weekend away and could not recommend it more highly! The staff were incredibly kind and courteous throughout our stay and the complimentary breakfast was some of the best breakfast we’ve ever had. The location was perfect and we were able to leave our car parked in our designated parking spot and walk almost everywhere we needed to go. We tried their Stoneacre Brasserie restaurant for dinner and would highly recommend. Overall great stay!

Charming Inn, in a great location. Warm and welcoming staff and owners clearly have service-industry background which provided a beyond comfortable stay, included delicious breakfast in an amazing location. Will be our first choice to stay whenever visiting Newport.

The perfect place to stay in Newport
This place was great! A true B&B, with a super tasty breakfast and super friendly staff and make you feel welcome and gave great advice about what to see around town. The location in the historic sector of town enables easy access to the waterfront/wharf area. The best part about this place is the dedicated, reserved parking spot right on the property, which solves one of the most frustrating parts about visiting Newport, lack of parking. We will definitely stay here again in the future.

Chart House is a cute B&B within walkable distance to many Newport activities. For the most part staff (at breakfast because otherwise there is no one unless you call or text) are very nice. Breakfast is great! Of note are the rooms. The Mary Welsh room is small and hot- even in October. The fan provided is ancient and squeaks when it runs. I had to turn it off as it woke me up. The bathroom is SHARED and this was not noticed if it even is on Expedia and in VERY small print on the description of the room on their website- so read carefully. Our friends had a very nice room with a private bath and king bed for about the same price. That’s said, location is great! Just know what you are getting and you won’t be disappointed!

We had the Queen room on 3rd floor & did not realize it had a "shared bath". Luckily it worked out ok as we never saw the other person & it was only one night to share. The check in was ok as the man came to the front locked door. Parking was designated & free. Breakfast was fantastic! Fresh fruit & baked goods, plus the salmon toast & quiche was delicious. Living rooms were comfortable as we enjoyed our champagne & cheese there one evening. Frig is in our room w/some snacks for sale. Can walk to waterfront area easily. We ate at Black Pearl & Benjamin's-both had great seafood. Overall a very good stay & loved touring the mansions. You can drive to each one and park for free or take a shuttle.

Warm, Comfortable Inn; Great location. Excellent customer service! Our room was quite small, but it was quiet even when other guests were a little noisy. Beds and bedding were very comfortable. If booking this Inn, be sure to take note of whether the room has its own bathroom. I was surprised that we were sharing the bathroom with a neighboring room. When I looked back at the listing, it did note "shared bathroom" buried in a list. I missed it; that's on me. It ended up not being a big deal, but I likely would not have booked this room if I'd realized the bathroom was shared. Breakfast was lovely, but the items we had "ordered" the day before (as they requested) were not available the following morning. That was disappointing. Otherwise, I highly recommend the Chart House Inn.

Excellent location, very kind and friendly staff. Nice historical room and very quiet. Breakfast was included and very tasty highly recommend! One note. I stayed in the Catherine Williams room and the shower was quite small. I’d suggest talking with the team there to find a suitable room if you prefer a larger shower.

The Chart house inn is beautiful and historic Newport. The building is beautiful and well maintained. The staff, including Nicole, were exceptional. We recieved a wonderful breakfast each day while staying here. The rooms are quaint. The only complaint is that when booking on Expedia they do not give you the information that if you book certain rooms you do not have a bathroom in your room. We used a bathroom across the hall which ended up being fine; but as someone who likes to get ready and be a girly- girl, i would have preferred a bathroom IN my room. The suites have bathrooms in the room. The stay was great and other accommodations made up for that, but expedia should make sure a customer knows that beforehand.

The room was so tiny it was shocking. The pictures on line are taken with a very wide lens! Not enough room to put two overnight bags out and the bed was very uncomfortable. Extremely small shower stall.. Noise from people in hall and neighboring rooms also made it feel not very private. In the morning the breakfasts were delicious but the coffee was slow to come out and refills were only half cups for some unknown reason!

The room was spacious and clean. Bed was comfortable. Our room had a sitting area but only for 1 person. It needed another chair, so 2 people can sit. The hospitality, and amenities definitely could have been much better. Certain amenities on website are only offered certain times of the year and your rate dictates if you get a breakfast. That was a huge disappointment. We stayed at many B&B’s before. This was just average.

My boyfriend and I had such a wonderful experience at the Chart Hill Inn. Our room was beautiful, checking in and out was so easy, and the breakfast was absolutely divine. We will definitely be back!

Well maintained property in the heart of Newport, close walking to most of what Newport offers. Lots of loud talking amongst staff in early AM on my second day that woke me up early. Food good

Amazing!
Lovely, clean and inviting B&B. We stayed for one night in a suite and throughly enjoyed it. It was comfortable and quiet and convenient walking distance to everywhere we needed to go. Breakfast was beyond our expectations! We cannot wait to stay again.
