Every so often, a home stands out as a true favorite, and this is one of them. Thoughtfully designed with comfort and quality in mind, this exceptional property offers a spacious 4BR/5BA layout, plus a loft, bonus room, and two rooftop decks, one overlooking the bay and the other the ocean, creating the perfect setting for an elevated coastal getaway.
LIVING & DINING AREAS: The ground-floor living space features a large sofa and two recliner chairs arranged around a cable TV. A dining table with seating for 8–10 offers plenty of room to gather, while the open-concept layout seamlessly connects the living, dining, and kitchen areas.
LOFT & BONUS ROOM: The third-floor loft offers a relaxed retreat with a mini-kitchen and wet bar, complete with barstool seating for casual dining or drinks. Unwind on the sofa or loveseat while enjoying the flat-screen TV, or step directly from the mini-kitchen out to the oceanview rooftop deck for fresh air and coastal views.
The third-floor bonus room provides additional sleeping space with a cabinet-style queen Murphy bed, making it ideal for extra guests. This room also offers direct access to the bayview deck, creating a quiet spot to relax and take in the views.
OUTDOOR SPACES Enjoy two rooftop decks offering distinct coastal views and inviting spaces to relax. The bayview rooftop deck features seating for four and two sun loungers, with sweeping views of the Balboa Peninsula, Newport Harbor, and the surrounding mountains. The oceanview rooftop deck is perfect for entertaining, complete with a gas BBQ grill, a dining table for six, two market umbrellas, and additional lounge seating.
Please note: if rain is expected, guests are kindly asked to bring the rooftop patio cushions inside to help keep them dry and in great condition for future use.
KITCHEN & AMENITIES: The kitchen is located on the ground-floor and is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A washer and dryer are located on the second level. Please note that guests must provide their own laundry supplies.
Parking: Two spaces in the carport, mid-size or smaller vehicles recommended. Not all SUVs will fit. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Our family of 7 stayed here and had a wonderful stay, this property is in a great location with easy access to the beach and an easy walk to restaurants and to the ferry. Lots of space to spread out and a great top level for views!
Really enjoyed our stay! The house was beautiful with an excellent location. Master bed is pretty rock hard but it’s not that big of a deal.

Great place for our group attending a conference together! Well appointed kitchen, comfortable spaces to lounge, great beds, spacious, close to the beach 5 stars
Our stay at this property was absolutely perfect for our group of three families! The location couldn’t have been better, just around the corner to the beach, charming shops, and a great selection of restaurants. The house was spacious and well-equipped, giving everyone plenty of room to relax and enjoy. We especially loved the large dining area where we could all gather for meals after a fun day exploring. One highlight of our trip was a fishing charter nearby, which was a big hit with the kids and adults alike. This property truly had something for everyone, and we can’t wait to come back!
House had plenty of space for everyone and outside decks were great. It was quite hot upstairs on top floor so we did not utilize that area to sleep. There were plenty of towels and kitchen ware and supplies. We had to call Beachview rentals about where to find beach chairs and there was not a stroller available as stated on the amenities on the website. The location was great- close to shops, restaurants, liquor store and beach.
We stayed here for spring break with our family + one other family (4 adults, 5 kids). The house was spacious although I will say the small bed upstairs isn’t much of a bed. It’s tiny. But there were still 3 king beds and a queen so it was still great.
We went to DisneyLand and it was just a quick 35 minute drive. Also walking distance to a beautiful beach and close to fun areas of town like Balboa Island + Lido!
Overall a great house, nice living space and location. Great for a multi family getaway!

This home was PERFECT!
This home was PERFECT! We had a long overdue family vacation and the location and space was ideal for us. The location was wonderful: literally steps to the ocean, a few more steps to the bay side, a couple blocks from Balboa Pier and the ferry over to Balboa Island, and a great walk to Newport Pier with tons of restaurants and fun shops. We never moved the car because everything is right there! And the home itself: beautiful, welcoming and tons of space and amenities. We BBQ'd on the upper patio overlooking the ocean every night by the light of the fire pit. What could be better. We would stay here again in a heartbeat!
The house gave our group of 8 with three generations the perfect place to explore Newport Beach. You can walk everywhere, except to the mainland, which is accessible via a fun 90-second ferry.
The Pacific Ocean is only steps away. It could be a bit cool and rough, but the kids enjoyed jumping in the waves and playing in the sand. The beach is so large that getting a spot was never an issue, even on a beautiful summer Saturday.
Inside the house is well furnished and stocked with kitchen equipment for entertaining. The star is the roof deck that offers ocean views, which are stunning at night.
Beautiful home, nice rooms and decor in a great location, perfect distance from sand, fun zone, restaurants and ferry. Rooftop was a perfect place to gather in the evening. A few small items could be improved. There were 5 bathrooms but only 2 hairdryers for 10 people which wasn’t ideal. And the odd 3 in 1 bottles of clear unbranded liquid for showers was a bit downmarket considering everything else. We ran out and bought 5 sets of shampoos/conditioners and bar soaps to be able to take a decent shower. Otherwise all was well.
The property was beautiful and just perfect for our family vacation and daughter’s birthday! The management company made everything simple and we were so grateful!
We loved our time at the beach! The house was in a great location, large enough for the family to spread out and the best feature was almost all bedrooms had an en-suite bath- great for big groups. We had small children and noticed although the stone floors were clean at first glance, they need a REALLy good scrubbing! We will definitely try to stay again!
Our family absolutely loved this home located right in the heart of Newport Beach. The location was very convenient for walking, biking, beach-going, and shopping, and various restaurants were easy to access. With 5 bedrooms and 5 bathrooms, we were able to accommodate everyone comfortably for the duration of our stay. The house is beautiful and very well equipped with kitchenware which - for a family of chefs - was much appreciated! The rooftop balconies were lovely and the top-floor kitchenette/bar area was quite handy. We really enjoyed having the icemaker for evening cocktails. 10/10 would recommend this for families looking for space on vacation.
The house was gorgeous, spacious and well located as we had hoped. The only reason I gave overall 4 stars is there were no linens for the 5th bedroom Loft so we could not use it. The towels and sheets were also not good quality. The house however was otherwise perfect for our needs.

Great location but won’t be my 1st choice again
Great location— close to the beach and shops. Nice home.
However, house really isn’t as advertised— it’s really a 4-bedroom because the 5th bedroom loft did not get A/C so it was too hot to stay upstairs.
Also, the check-in process with the property management is lengthy, the house is not well stocked (1 towel per person), and overall it seemed like dealing with the property management was a hassle.
We really liked the location and the property overall. The second balcony did not have the furniture pictured. It only had two lounge chairs. We could have used a hand towel at every sink. There were only a couple. There were also no dish rags to wipe up kitchen counters. Parking is really really tight, but no one has control over that. The thermostat on the main floor is really hard to turn and control. Maybe needs to be looked at.
We really enjoyed the location and easy access to the beach. Would rent this location again.
This home is beautiful and exactly as described. It is apparent that the owner took the time to have everything a vacationer would need for a comfortable stay. There are so many areas to lounge and enjoy the space, it is perfect for a large group. We had teenagers, family and friends all stay for a weeklong getaway with plenty of room for all to be comfortable. The entire top floor with rooftop decks, living area, kitchen and bathroom was a great second space. We enjoyed BBQing while visiting and enjoying the views. The main kitchen was a dream to cook in! The large table and island became our place to hang out and make memories. Gorgeous master bedroom with so much space and a peek-a-boo beach view from the patio. The property management company was easy to work with, they quickly sent someone out to get our TV connections hooked up and fixed a problem with the refrigerator. Bike rental was easy with drop off and pick up right at the house. The location was nice, a quick walk to the boardwalk or nice bike ride to plenty of restaurants and shopping. We enjoyed our stay and would highly recommend this vacation home. We would love to visit again!

Fantastic!
This property accommodated our growing family just right. The number of bedrooms allowed for comfortable spacing and the en-suite bathrooms are a game changer. The location is just right with many options for eating out but if you choose to stay in and cook the kitchen is very well stocked with utensils you won't mind using. Our family had a couple days at Disneyland and the ride from the property to Disney was approximately 30 minutes. A very nice surprise was the warm water at the outside shower!! We have rented many properties and I think this is the FIRST time we had warm water. Yes even in November we go down to the ocean and build sand castles. The only complaint I have is the towels NEED an upgrade!! We will be back to enjoy this space again💯😁

Place had everything
Excellent location. Lots of rooms and bathrooms! Very clean and very well organized. Top deck is a great place to grill and hang out. Perfect for large family. Close to many shops and restaurants. Place had everything. Great location, the upper deck is beautiful. Lots of room to hang out! Very clean…plenty of towels and kitchen fully stocked with everything to cook and entertain with. Lots of closet space!

Pictures don't do it justice
Wonderful house in a really great location. Photos are accurate but don't actually do the place justice. It's bigger than it looks with all high end finishes. We had 5 couples for a long weekend and it couldn't have worked out better. One caveat is the 5th bedroom on the 3rd floor is a Murphy style pullout bed in a pretty small room. That 3rd floor gets pretty warm in the afternoons, and it doesn't cool that well with the HVAC. Definitely not a deal breaker, but something to be aware of. The 3rd floor decks and entertainment area is the highlight of the house, so I wouldn't let the pull out bed stop you. Overall, a solid “A” and would stay again.
