Casa 223 is a beautifully updated 2-bedroom, 2-bath bay beachfront home located at Marina Park and Mother's Beach, Newport Beach's largest bay beach. The sand and calm bay waters are approximately 30 feet from your front courtyard, while the ocean beach, boardwalk, and surf are less than a 3-minute walk away.
For over 25 years, Casa de Balboa Vacation Rentals has welcomed generations of returning guests. Many families who first stayed with us decades ago now return with their children and grandchildren—a tradition built on exceptional locations, continual improvements, and genuine hospitality.
Unlike many Peninsula properties, Casa 223 enjoys a quieter, safer street-level location with no rear alley. The street ends at a small public dock used for passenger boat pick-up and drop-off, creating a more relaxed setting with less traffic behind the home.

Guest Access:
You have total and complete private access to your Casa with a private entry and private covered courtyards for our 2 bd/2ba`s (no vacationing with strangers) and private decks for our 3bd/2ba`s
The Neighborhood:
In addition to our bay front location, the property is just a couple of short beach blocks (a beach block is about two houses..cross one street that divides the peninsula) from the ocean boardwalk and pier. And it`s within walking distance of many restaurants offering a variety of fare. Enjoy Mexican cuisine, seafood (including the famous Crab Cooker two blocks away, The Cannery, and Blue Water Grill), Italian, Sushi, Shore Bird, Palmilla fine Mexican, and several fine dining restaurants such as Oceanfront, Nobu, Cannery, and The Dock. Or try the new Louies` On the Bay..located next to Billy`s on the Beach!!
Our Casa's are in a quieter location on the park beachfront, offering the best views and location in Newport Beach. There is plenty of activity including renting paddle boards and kayaks around the corner (where our Casita's are located on 20th St) to be delivered to the beach in front. No schlepping!! Summer recreation camps available on beach.
From the moment you walk through the dutch door, you`ll feel "at home" - and maybe a little pampered at the beach.
Getting Around:
There are plenty of cabs, car rentals, bike rentals, Uber, and Lyft. We are located close to restaurants and shops so there is plenty to walk to. During the summer, the city has a open air trolley that runs on the peninsula stopping here at Marina Park..
Other Things to Note:
Bring your fishing poles! The main pier is for fishing and our small dock is for loading/unloading passengers. There are electric and motor boats for rent at the Pavilion. And there`s a great tot lot on our beach.
Parking is not an issue. There is a NO SHARE garage (takes smaller than a minivan) for each Casa with one exception, Casita 216A (LOWER) has a parking space on the right of the building. Medium or smaller car accessed by short driveway on left (may need spotter for backing in if your desire). Space 8 1/2 ft wide 23 deep. There is plenty of metered (by pay station...free at night) and non-metered parking. You can purchase a parking permit from the city (Blue Pole) for Lincoln Nav size vehicle. Must move for street sweeping.
Must be 25 or over to reserve and must stay on property during entire reservation time period
Provide number of guests staying. Limit number of day guests to depart by 10PM.
Quiet hours 10PM–8AM. Strictly enforced. Take your group inside.
No large parties, weddings, or commercial business activities.
Small family bbq's are fine. Check with Casa de Balboa regarding number of guests.
Pet friendly with prior approval of breed. Fee plus tax applies.
