Our updated 2BR/1BA vacation home offers a sleek, thoughtfully designed retreat for up to six guests. Ideally situated in the heart of the Newport Beach Peninsula, just one home from the sand, this location places you steps from the beach and within easy walking distance of local restaurants, the Fun Zone, Marina Park, and both the Newport and Balboa Piers.
LIVING & DINING AREAS: Spacious open floor plan seamlessly connects the living and dining areas, featuring two comfortable sofas arranged around a TV and a dining table with seating for six, perfect for gathering, relaxing, and entertaining.
OUTDOOR SPACES: Intimate side patio with dining for six and a propane BBQ grill, perfect for casual outdoor meals.
KITCHEN: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire 2BR/1BA residence. This includes all interior spaces and the private side patio. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared washer and dryer are located on the outside North walkway. Please note, guests must provide their own laundry supplies.
Parking: One small covered carport space - compact vehicles only. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Everything was described. House was clean and set up nicely. My son forgot his Nintendo game and the staff made it possible for us to go pick it up. Would definitely book again.
We rented this house, #B, to host thanksgiving for the parents. It was the perfect size for a 5 person gathering. The distance to the beach was perfect, the house was clean, we had everything we needed. I love that the beds in both bedrooms were king size, its rare to find that in a VRBO. The beds were comfortable, as well as the pillows. The bathroom has a door that goes outside and the coolest thing was there is a shower outside that door to wash the sand off of you. Overall great stay and we would stay there again.

steps to the beach
Location was great; steps to the beach and a few minute walk to restaurants and shopping. The place was clean and beds were comfy. Fans above each bed made for some extra comfort. The large open kitchen/living room was enjoyable. The host/rental agency was easy to communicate with. Note to future guests, it can get noisy during the day with the closeness to the road and neighbors on all sides and above. We were out most of the day so it didn't bother us too much and seemed to quiet down after dark. There's also no a/c so windows are a must to have open to cool down, which makes it difficult to avoid the extra noise. We understood this before booking and it's just the nature of the area, so again didn't bother us too much.
We enjoyed are stay. It was perfect and roomy for our famil. Other than the stains, on the couch, missing blow dryer and sand on the floor it was good.
Fantastic location and very good communication with rental management. Construction happening on home right next door was noisy waking up to in the morning.Wonderful property, would recommend. Couches are a bit worn though.
Although the weather was not great, my daughter and I had a wonderful time at this spot. We were steps from the boardwalk/beach and just down the road from restaurants, coffee shops, etc. Would come back again.
Our family of four had a wonderful stay. Amazing location to both the beach and the bay. The house had everything we needed and was very clean. It got a little noisy on weekend nights but everyone seems to abide by the noise curfew so it didn’t keep us up. Pay attention to the size restrictions on the parking spot. Our small SUV was a VERY tight fit.
If you want a simple place close to the beach this is it. The property had some construction next door that started early. There was some work materials in our courtyard and you could hear people upstairs. Overall, did the job!

We rented the property based upon the fact it advertised it had heat. Upon our arrival, the pilot light was not working, and it was 60 degrees inside the unit. I messaged through the portal. No response. It was almost 10:00 pm, so we sucked it up. The next day, I saw an after hours number and got the maintenance guy, who lit it up, and brought a space heater. All good.The property is not as pictured-bare bones, no rugs on the floor, couches are stained. The bathroom has a door that goes outside, which is not properly sealed and cold air is coming in! There is a piece of toilet paper stuck in a hole in the door. Junk.There is construction noise starting at 7:00 am, so be ok with that. Road noise is also heavy, so be ok with that. You can hear all neighbors partying till 2:00 am. People above you. Beach is right there, so that is great. Unit is super clean.We stayed 4 nights. I asked Beachview Rental for a partial refund, for the night we didn’t have heat, misrepresentation of how it looks inside, no seal on the door, etc. Nope.Location is great if you’re ok with lots of noise. Very clean. I would have made a different choice if I knew the variables. At least you know.

The apartment was listed as having a large patio or porch and appeared very light and airy. However, when we arrived on Thursday, we were greeted with a back-room apartment that was dark, got very limited light, and was surrounded on both sides by narrow alleys and large buildings. The so-called large porch or patio was actually a small patio (approximately 9 by 15 feet, surrounded by a black painted fence approximately 5 feet tall, and looked directly at the concrete wall behind the fence. Almost immediately when we arrived, we called the host and told them that apartment did not look like the one that was advertised in the advertisement on VRBO. At that time we were informed that yes, we were correct and that she would call marketing and tell them to correct the advertisement, which they did. We asked to be moved to another unit and informed that person that we would even agree to pay more if necessary to be relocated. However, despite the admittedly misleading advertising, they said they could not move us. (While they never offered, a refund would not have worked since we were traveling from the DC area with no other place to stay.) You will see from the pictures that we upload that the rooms were dark and we needed to keep the lights on when in the apartment. The bedrooms, living room and kitchen all had views only of the alley and three story houses on each side except that the lr had a view of the small porch and back fence. More to say but not enough room.

Left feeling disappointed
It was somewhere to sleep, nothing special. We struggled to find which apartment out of the 3 when we arrived, it’s pretty hidden in the back and behind an unmarked gate. Less than the basic amenities were offered, the beds were not very comfortable despite what the reviews say, we were not happy with them. There was hair all over the bathroom walls and shower walls when we arrived. There was toothpaste all over the bathroom sink faucet on the handles, under the handles which is gross. It’s on a Main Street and pretty loud starting early in the morning to later in the evening, there were neighbors outside on their phone shouting, I could hear laundry going on as if it were in the room and there were definitely kids above us running around at all times if the day and night. Other places I’ve booked on Vrbo have had a pamphlet or binder of local attractions, and this one did not. It must be a Vrbo thing but I would expect that I wouldn’t have to do dishes and take out trash while I’m on vacation, that’s what I assumed the large cleaning fee is for when I booked. I could have stayed in a hotel for cheaper and received basic amenities, better parking, cleaning and probably breakfast included.
Overall the place was clean and good for what we wanted…..we planned on being at the beach everyday and just needed a place to lay our heads. The weather wasn’t that great, so we spent a lot more time inside than expected. The property itself was fine other than a few outlets that didn’t work, the light above the stove was broken, and the lighting in the house (kitchen/living area) isn’t great. We knew we were getting a small place to stay and it was clean and cute.
But the thing that really made our stay not the greatest was the people upstairs walking around that first morning at 6:30 am in what I can only describe as high heels. Then the next morning someone was moving out upstairs at 7:30 am and it was just loud - the best is the dolly that smacked every single stair as it was going down - this went on for hours. And to top it off, the unit right next us was being demoed - they had a lumber delivery at 7:30am and then proceeded to stand on the second floor demolishing the place, and then throw things into a dumpster below them…it was so loud! It would have been nice to know beforehand that there was going to be construction happening five feet from where we slept or that the people directly above us would be moving out while we’re were staying there.
We finally got to sleep in that last full day of our stay.
So the property itself was fine. It was everything else around us that wasn’t that great.
