Every part of the process was simple and property management made the check in process very simple. The team was very responsive to any questions and the stay was amazing. This property has a prime location, was clean, comfortable, and everything you want for a stay in Naples.
The historic property was beautiful and had a large roof terrace that was a nice retreat after a long day of walking. It was incredibly quiet for being right in the heart of Naples.
My sister and I stayed for 3 nights at the Palazzo Marigliano, right in the heart of the old city of Naples. I would recommend it to anyone!! While the surrounding area is classic Napoli (chaotic, loud, a little frenzied), the inside of the Marigliano was an oasis. Absolutely stunning property rich in history, but modernised for today's travellers. Wonderful stay, will absolutely stay again the next time I am in Napoli. 💕
Had a great stay at Palazzo Marigliano. Enrico has such a thorough, efficient method of getting information to you, that I had one of the easiest contactless check in experiences I’ve ever had. The room was spacious and quiet and the location is incredible. You can literally walk out of the hotel and straight to some amazing Naples street food. We had a 2 bedroom apartment which was spacious and very clean. The best bit is the location, right in the centre of the old town so everything was right on our doorstep. The apartment was quiet and cool. A nice place to escape the heat and busy streets when we had finished sightseeing.
We were travelling by car and you can't park at the apartment as it is in the ZTL but the host gave us details of a nearby car park which was good and easy to find. Thanks for a great stay.
The video instructions and live interaction with the host were excellent for this unique property located in the heart of Napoli. This is a walk-up only building, and we had one unit on the ground floor and one on the top floor. We loved both, but the upper floors are for those who don’t mind stairs.
Enjoyed the location of the property close to everything and easily walkable. There were no blankets and limited pillows so we were uncomfortable at night. The cleanliness of the room was not great and not having a front desk/concierge made it difficult to get needs met.

Location was right in the middle of everything so it was great to step out the door and have so many options for restaurants. Also appreciated the space in the property.
Some of the air conditioners did not seem to work properly to cool down the apartment. The furniture was also pretty worn down. Parking was definitely a challenge if you have a car.
Communication was a bit weak and did not realize that we would be on the top floor with no elevator carrying bags on very steep stairs. One of our party members actually fell on the stairs during the trip. Communication came through a YouTube video and very impersonal. The location was great, however, in an area that people come to visit and take pictures of the property so kind of awkward. The water pressure was very weak, incredibly loud. Not exactly what we expected. Probably would never stay again.
Great spot for tourists, busy quaint street with lots of little shops and cafes. Nice and cool from the air conditioning in the apartment and felt safe and secure at night with the big doors. Clean apartment could have done with an extra key card and bigger fridge. I did think an apartment would have a little kitchen area but it wasn’t too much of a problem as reasonably priced cafes and take away right on the doorstep but could have done with a couple of glasses at least.
Enrico was very helpful and responsive in getting us checked in to the apartment. The apartment was spacious and overall clean. The kitchen appliances were somewhat dated and there was not coffee in the kitchen. Also, the property listing stated that breakfast would be provided, but that turned out not to be the case.

Lots and lots of stairs (74 stone stairs!!!) so word of caution to anyone who struggles with stairs. The air conditioning kind of worked and the upstairs neighbors were SO loud walking around. The apartment itself was nice and clean, very spacious and had great views of the city around us. Pick up some paper towels for the kitchen but the kitchen does have everything else you will need. Overall a good stay and a nice place to stay.

Lovely apartment but a few amenities were outdated and in need of replacement (shower / toilet).
Not very accessible due to age of building.
WiFi / roaming data is needed on arrival to watch a video and call the host for access.
The area was very busy in the day but felt unsafe at night.
The apartment was so spacious and conveniently located in the heart of Napoli. We all slept very well because the beds are very comfortable. Although, outside is full of action and people, the windows and covering kept the noise out at night. In the mornings and most nights it was quiet. We would definitely love to stay here again! The only slight issue is people should know the apartment is on the 4th floor and there is no elevator, of course because its in an old building. This was not a huge problem but it would be good to know for people with limited movement issues, i had recently broke my leg and it stood out. Thanks to our host!

Pros - Right in the middle of Naples city center - shops, stores and cafes are right there.
Cons - No onsite staff to get urgent matters settled quickly, You deal with the manager via whatsapp/call/messages during day time operating hours, the mattresses were very uncomfortable/sagging.
The biggest downside is that there are no elevators - only stairs - old age style - so big steps. Hauling the luggage to your room can be a big pain. Like the owners advertise - don't stay here until you are fit to carry your own luggage and/or can climb stairs. Also - since the property is bang in the middle of main streets - you may feel noise late night as well as early AM when garbage collection trucks start to show up.
We stayed at Palazzo Marigliano (Don Aniello room) for almost a week in early February 2026.
Enrico was an absolute pleasure to communicate with and was so responsive and helpful. Watching the video for instructions on how to access the property is imperative, but was so well documented that there were no issues at all. A very friendly doorman greeted us and ensured that we had made contact with Enrico in order to access the property.
We were pleasantly surprised as to how large and CLEAN the room was. It was our third week of travelling and after taking rushed showers and awkward toilet situations, we shed tears of joy when we could take hot showers for more than 45 seconds and didn’t have to bag our toilet waste. Again, the bathroom was extremely clean and no issues with the facilities.
The room had two ‘balconies’ that overlooked the busy street below - although the ‘noise’ started around 6am, it was never a bother for us and added to the charm. We loved having the doors open and watching everything happening below us.
We were also pleasantly surprised when we saw that security officers were patrolling the interior of the palace
The beds were comfortable and unfortunately we visited during the coldest period recorded - we had to crank the heat but were thankful that there was even an option for that.
We were able to walk to the Spanish Quarters, Central Station and many other areas (everything within a 15-30 minute walk).

Napoli trip
The place is well located close to main attractions and centric.
The room was enough for three people and we had a good stay.
The only pain point is to carry big luggage too many floors as part of our 20 days trip in Italy and guest service could improve.
The check in process is slightly different than what we're used to but the host was communicated VERY well and gave all the information we needed in advance. If we come back we'll stay here!
