Large independent villa of 180 m2 with private fenced garden and outdoor swimming pool for exclusive use. 6+1 beds. Views.
Located in San Vivaldo, 7 km from Montaione (FI), 18 km from San Gimignano and 27 km from Volterra.
The villa is equipped with: 3 double bedrooms, 2 bathrooms, a spacious wooden lounge equipped with tables, chairs, fireplace, sofas, armchairs and a large window with a panoramic view of the surrounding hills.
(on clearer days it is also possible to see the sea).
Private outdoor swimming pool for exclusive use measuring mt. 5 x 5 x h 1.10.
Private parking inside the fenced property.

Wonderful stay
We had a memorable vacation at this villa. It was everything that we expected and more. The villa is very well situated within Tuscany. Sienna, Florence, San Gimignano, Colle Di Val D'Elsa and Volterra are all within easy reach by car or by train. The villa is huge and the views to the rear are breath-taking. The villa was clean and tidy with everything that we needed close at hand. Luca was extremely welcoming and was always on hand if we needed him. Thank you for your hospitality. This is a great place to stay!

Groß, sauber, gut gelegen
Wir bewohnten im September 2023 drei Wochen die Villa Eleonora zu zweit und fühlten uns sehr wohl. Die Kosten von 150 Euro für die Endreinigung sind gut angelegt, denn das große Haus war außerordentlich sauber und gut gepflegt. Luca ist zu recht ein Premiumvermieter, denn er hat sich schon im Vorfeld und auch jederzeit umgehend um uns gekümmert, wenn wir ein Problem hatten. So schickte er gleich zwei Mitarbeiter als eine Lampe im OG ausfiel, um diese zu reparieren. Was das Haus auszeichnet, ist die Lage auf einem Hügel, so dass man vom Haus aus die ganze schöne toskanische Landschaft vor sich hat. Die Lage auf dem Hügel bringt allerdings auch ein mehr an Wind mit sich, was bei kühlem Wetter beim Sonnen nicht immer angenehm ist. Zwar liegt das Haus sehr nahe an einer Straße, die nach Montaione führt, von dem San Vivaldo ein Stadtteil ist, die Lage ist dennoch recht ruhig. In San Vivaldo gibt es das Restaurant Osteria San Vivaldo in Laufnähe, das Antico Borgo in 3 km Entfernung, zum Einkaufen und für weitere Restaurants muss man in das 8 Kilometer entfernte Montaione fahren. Das Haus ist sehr gut ausgestattet mit allem, was man im täglichen Leben braucht. Wir können es jedenfalls empfehlen, auch für größere Familien, denn es bietet enorm viel Platz.

Jederzeit wieder/ to be continued
Wir verbrachten eine schöne Woche in dieser charmanten Unterkunft. Herzlich empfangen wurden wir von unserem Gastgeber Luca, der uns die ganze Woche vorbildlich unterstützte. Wir sprechen leider kein Italienisch, die Kommunikation klappte aber sehr gut auf Englisch, so konnten auch kleinere Probleme schnell gelöst werden. Das Haus erwies sich als ein Schmuckstück, eingerichtet mit schönen alten Möbeln und mit allem ausgestattet, was für einen unbeschwerten Urlaub nötig ist. Es ist sehr geräumig und gepflegt und bietet genügend Platz für bis zu 6 Personen. Besonders genossen haben wir den Ausblick über die toskanische Landschaft, der wirkllich atemberaubend war. Wir haben uns gut erholt und können uns jederzeit einen weiteren Urlaub dort vorstellen. Familie S. aus Bayern We have spent a lovely week in this charming villa. We were heartily welcomed by Luca, our host, who gave us immediate support during the whole week whenever we needed. Unfortunately we do not speek any Italian but communication worked well via English so smaller problems could be solved easily. The villa proved to be a little gem, furnished with beautiful old furniture and equipped with everything necessary for a comfortable stay. It is quite spacious and well-kept and has space for up to 6 people. We especially enjoyed the view over the splendid Tuscan landscape. Nous avons passé une semaine inoubliable en famille. La maison était très propre à notre arrivée. La climatisation réversible fonctionnait parfaitement et a été très appréciée. Großzügiges Haus mit traumhaften Ausblick
Das Haus liegt im kleinen und ruhigen Örtchen San Vivaldo mit einer großzügigen Außenfläche, einem regelmäßig gewarteten Pool und einem traumhaften Blick auf die toskanische Landschaft. Der Ort ist ein guter Ausgangspunkt für Ausflüge nach Florenz, Siena und Pisa, da mittig gelegen. Die Kommunikation mit dem Gastgeber hat wunderbar geklappt; es wurde sich um alles gekümmert und sogar Bettwäsche und Handtücher wurden nach 1 Woche gewechselt. Das Haus wird sehr gerne von uns weiter empfohlen!

Villa, emplacement et vue magnifique
Villa magnifique et idéalement placée pour visiter la toscane (Florence, Pise et Sienne à peine 1 heure de voiture), sans oublié San Gimignano et Volterra :) Tout est prévu pour passer de bonnes vacances, Seul petit bémol, route proche assez passagère très tôt le matin. Merci à Luca, toujours disponible si besoin et de bon conseil. A réserver sans hésitation !!!

Wir verbrachten wundervolle 10 Tage bei herrlichem Wetter und einem erfrischendem Pool☺. Die Schlafzimmer sind mit einer Klimaanlage ausgestattet daher konnten wir sehr gut schlafen obwohl die Betten nur 140 cm breit waren☺. Die Küche ist voll ausgestattet, man konnte super Kochen oder eben auch auswärts essen. Der Vermieter ist sehr nett und stand für alle Wünsche gerne zur Verfügung, vielen Dank😊
