1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more): ● For reservations of 30 days or longer, a separate cancellation policy applies: ● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. ● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. ● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are a local resident, you must contact us before booking
4. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
5. No parties or events allowed
6. Guest must provide us with a valid ID that matches their credit card information
7. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
8. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
9. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.
10. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
11. We will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
12. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy
13. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
14. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
15. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
16. No pets allowed
17. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
18. For your security and protection the property is equipped with an exterior camera
19. Remember to take all your belongings when checking out. Left something? There`s a $75 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!
20. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.
21. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
22. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
23. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

Location of the unit was perfect, walking distance to many restaurants, shops, short drive to Graceland and etc. We enjoyed our time in Memphis, would recommend to others. Tim was very responsive to all messages, thank you!
We had a great visit in Memphis and loved this place. Very accurate in the description. We really appreciated the location and ease in walking to sites in the area. The property managers were super responsive and helpful. Will definitely stay here again on future visits to Memphis!
The propert was exactly like the posting. The location was absolutely perfect for only being able to walk around the downtown location and get to and from the train for arrival and departure. Everything was perfect and will definitely stay here again in the future.
We loved the apartment and the location. We felt the walk to Beal Street was a little far so we did drive or Uber which only cost about $8. It was spacious, very clean, the bed / mattress was great as were all the amenities. There is also a parking space included in the unit. Communication was great and we were able to walk to the Civil Rights Museum and the Blues Foundation Museum. Great TV as well so you can use any of your apps. We would defiantly stay there again.

This apartment is in the perfect place! Easy to get to, close to all the attractions, shops and restaurants, easy to park, safe and spacious! When we come back to Memphis, we’ll stay here again!

This was a really nice, quiet clean property! Perfect for being close to Beale St., museums and lots of dining options. All of that is walkable. Check-in was seamless and everything is like the photos. The only criticism is that the fan in the bathroom is very loud and cannot be turned off. Other than that it was great.
I loved this property and plan to book again next time I'm in the area. I was only in town for about 24 hrs and I was bummed that I wasn't staying longer because the apartment was so cute! I traveled alone but felt safe in the building and location. I had seen some reviews about being able to hear the noise from the restaurant below in the 2nd floor apartments but that was not the case for me. It was very peaceful. Maybe it depends on which apartment you are in. I liked that there was a washer and dryer in the apartment. It was nice having my own parking spot on the property so i didn't have to park on the street. It felt safer. It was very close to Beale Street which was convenient for me. Check in was easy and owner was prompt with responses to my questions. I didn't cook but the kitchen seemed well stocked and there was a nice dining room table. Plenty of room in the bathroom. The bedroom had nice blackout curtains. The negatives for me, which depend on the person: I found the bed to be really firm, more than I would like but I'm used to a very soft mattress and being the short person that I am, I felt like I needed someone to push me up in it. Lol. Also, there is no elevator. Only steps. If you are a typical person these won't be an issue. If you have mobility issues like me, it's a little tougher to get up the stairs. I'm glad I booked a second floor apartment instead of 3rd floor. I would still book this apartment in a heartbeat even with those small issues.
Absolutely loved the apartment. Unfortunately the ice maker wouldn't work and the coffee pot kept tripping the breaker. We would definitely stay here again.
