We include a starter kit: coffee, tea, sugar, olive oil, salt/pepper, paper towel, hand/body wash, toilet paper, dishwashing liquid, laundry liquid
- How and when will I receive the address & key code?
Once your booking is confirmed, you’ll receive arrival instructions by email. Your unique door code and check-in details are sent 48 hours before arrival.
- Is the property pet-friendly?
No — pets are NOT allowed.
- Are children welcome / is there a cot or highchair?
Children are welcome. Cot and a highchair can be provided upon request for a small fee.
- Is smoking allowed?
No, smoking is not permitted.
- Parking details?
Onsite secure parking is available to guests.
- Where are the bedrooms located?
The property is a self-contained studio with an open-plan bedroom area.
- What bathroom facilities are available in the property?
The property has an ensuite bathroom that features a walk-in shower and toilet, with 24/7 hot water available.
- Is the property accessible for guests with limited mobility?
The property may not be fully suitable for guests with limited mobility due to the presence of stairs. There are steps leading down from the balcony to the garden and river access area.

👉 PLEASE NOTE: A separate 8-person holiday home called Abundance is joined to the house by a 5m long corridor with no common walls or access.

Cancellation Policy: Any refund will be less non-refundable payment processing or transaction fees.
During your stay
- Quiet hours: Please keep noise to a minimum between 10 pm and 8 am.
- Pets: No pets are permitted at the property.
- Smoking: Smoking is not permitted at the property.
- Parties and gatherings: School Leavers parties and large gatherings are not permitted.
- Occupancy: The number of overnight guests must not exceed the maximum permitted for the property (2 guests).
- Camping and additional sleeping arrangements: Tents, boats, campers, caravans, swags and sleeping bags are not permitted for use as additional accommodation at the property.
- Barbecue: Please ensure the BBQ is turned off after use.

Before checkout
- Please return any furniture you have moved to its original position.
- Please remove any leftover food from the oven and leave it free of excessive food residue.
- Please sort rubbish and recycling into the designated bins provided at the property.
- Please ensure BBQ is turned off after use & scrape and wipe down BBQ grill plates.
