Location is in a not so great neighborhood, be careful when it gets dark!
Hotel doesn’t have a working elevator & you have to bring your own baggage, THEY WONT TELL YOU THIS UNTIL DAYS AFTER YOU BOOK WITH THEM! So concerted this your warning

I open the door and walked into my room and literally there was crunching underneath my feet from having so many cockroaches run around. They were even on top of the bed. I left immediately.
This is one of the worst bookings I’ve ever had.
I booked this so my husband and I could rest before a 2 AM race in Mall of Asia. Big mistake.
The building is on a narrow 2-way street jammed with parked cars and tricycles, making it a nightmare to drive through. The area feels unsafe, surrounded by sketchy-looking spots. The bldg looks new but is still under heavy construction—unfinished elevators force you to use stairs that reek of concrete, with dead roaches on the steps. Despite being big, it only has 1 exit point you must pass to reach your room, and the stairs are inconveniently far, making going up and down a hassle.
The 1st room we got looked clean at first until we saw roaches crawling and flying everywhere—not just one or two, but lots: on the bedside table, ceiling, doors, and under the bed. We reported it, and the receptionist barely reacted, gave us a new key without even apologizing.
The 2nd room, beside a utility area, felt shabby, also had roaches and a fly, but we were too tired to complain again. It smelled like chemicals, but there were hair strands, thick dust, and it was hard to breathe.
The bathroom was worse: dirty concrete tiles, someone else’s hair strands, a shattered toilet seat that could cut your skin, no tissue, moldy corners, and a heater that didn’t heat.
I have photos and videos to prove this nightmare. I honestly hate this place and can’t understand how it has any rating at all. Disgusting, stressful, and the last thing we needed before race
The property was nice although there is no lift because it is still under maintenance. I was aware of building work still going on so that's fine. For cleanliness I would say a 7/10 in general and maybe a 6/10 for the rooms. There is a shared bathroom between 2 rooms so if you want your own you will have to book 2 rooms. Also, the rooms don't have windows and no air con but it does have a fan which makes it slightly less hot. Despite this I would still recommend it as a really budget hotel as long as you don't mind it being in a rough area that is far from everything.
Staff is supportive but premises is under construction so no wifi, no AC . Not satisfied at this rate , don't book this hotel ever . Not worth for money.
Staff was nice, don't get me wrong.. But, toilet seat was broken and had sharp plastic edges, was no toilet paper when I checked in, the sink had a leak and would leave a puddle that didn't drain so I had to constantly wear my sandles, the little room I had stunk of paint, had no A/C (had a fan), and no windows (Safety violation?), the wifi was frustratingly spotty, and all of the water dispensers were empty for my entire 2 night stay. But, for $15 CAD a night what do you expect..?
The toilet seats are broken and I ask the staff and the answer I got is they order parts already and did not come yet. Lots of cockroach.

The walk from the main road or bus terminal to the property may be a bit daunting; street vendors, tricycles, cars, motorcycles, and pedestrians share narrow street to the property. The property itself is decent, but I was really surprised that the room did not have a window. Not sure if that's the case with other rooms and at the time of check in, stairs was the only way to get to the upper floors. I was on the third floor.
It was a "soft opening." The price was good and the services were great. We stayed in Oct. 2024 for 5 nights. Yes, the surrounding is a slum area but people are nice. Never felt unsafe! Walked around the area casually ...to Baclaran clothing etc market , National Shrine of our Mother of Perpetual Help, fast food restaurants , transportations to go to MoA and other great places in the area.You'll never go wrong staying in this property.
I requested that they clean my room for 4 days and when I checked out 4 days early the room had not been cleaned. I went to the front desk and requested that they clean my room and I was told that housekeeping did not start until 3:30 PM. The toilet back-up two days. There is no restaurant and the menu that they have for room service is for a restaurant that takes about one hour and forty-five minutes to two hours to receive the food and it is cold when you get it. The hotel is new but it is in a terrible neighborhood a Philipina friend of mine came by and said that it is in a squatter neighborhood, and they insisted that I move out immediately.
