🚏 Tram: The nearest stop is Trafford Bar, just along Talbot Road on the Altrincham line, with the Old Trafford stop (by the cricket ground) also close by — both reach central Manchester in around ten minutes 🏙️.

🚶 On foot: Emirates Old Trafford is walkable and Manchester United's stadium is about a ten-minute walk.

🎬 MediaCityUK is a short hop by tram.

✈️ Manchester Airport is roughly twenty minutes by car.

🏠 HOUSE RULES — PLEASE READ BEFORE BOOKING



We're relaxed, friendly hosts and the vast majority of guests never think twice about these — they're simply here to protect the apartment and our neighbours.



🚫 No parties or events — strictly enforced

This apartment is in a peaceful residential building and is strictly not suitable for parties or gatherings. Any breach will result in immediate termination of the stay with no refund, and may be escalated to security. Associated cleaning or damage costs will be charged.



🔇 Quiet hours after 10pm

Please respect our neighbours with quiet from 10pm onwards.



🚭 No smoking or vaping indoors — Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.



📡 Noise & air monitoring in place -

Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.



👥 Registered guests only

Occupancy is limited to the number of guests on the booking. The apartment must not host additional or overnight visitors beyond those registered



📋 Online check-in required

To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.



💳 Security deposit or damage waiver

Before arrival you'll either have:

A refundable £250 security deposit — pre-authorised the day before check-in and released within 48 hours of checkout, or A non-refundable £100 damage waiver covering accidental damage up to £500.



🕒 Check-in & check-out

Early check-in: £20/half hour before stated time (if not pre-approved)

Late check-out (after 10AM): £20/half hour



*Stays Over 10 Nights

Stays over 10 nights require additional housekeeping for an extra £97 fee per week. If unpaid, the booking will be reduced to a maximum of 10 nights.
