Charming rural Water Mill conversion with private hot tub & EV charging

A beautiful stone-built Grade ll Listed Water Mill barn conversion, with vaulted ceilings and exposed beams. The Water Mill is one of four cottages at East Trenean Farm, offering high quality comfortable accommodation, with modern facilities. The two-bedroom cottage is ideal for a family of 4 or two couples, with the added luxury of a gazebo covered hot tub and 2 gardens. A place to relax in a ‘get away from it all' location, yet only 3 miles from the fishing town of Looe and its beach.

Water Mill is a beautiful two storey cottage with original features including thick stone walls and exposed wooden beams. There are oak floors, doors and stairway and even part of the old Water Mill's working mechanisms. It is furnished with a mix of antique and contemporary furniture, rugs, paintings and wall art. The cottage has BT Fast Broadband with an Open Mesh Wi-Fi network. The cottage is non-smoking.

The spacious bedrooms on the lower ground floor have super-king beds that can be split into two single beds and arranged as twin rooms. The rooms have wardrobes, chest of draws, mirrors, bedside tables with lamps, hair dryers. Bedroom 1 has a Freeview T.V. and double-glazed doors that lead out into the garden with the hot tub. Towels and linen are included.

The shower room is fitted with WC, washbasin, a large walk-in shower cubicle with a power shower and a heated towel rail.

On the upper ground floor the modern kitchen is well equipped with everything you may need and includes the added luxury of an espresso coffee machine. There is also an electric oven and hob, a fridge freezer, dishwasher, microwave, kettle, toaster, electric blender and whisk and a breakfast bar with stools. The separate utility room has a washing machine, iron and ironing board. Tea towels and oven gloves are provided.

The lounge is comfortably furnished with a sofa and chair, coffee table, lamp, bookshelf and has a flat screen Freeview TV with streaming stick and DVD player. There is a DAB FM radio with blue tooth speaker so you can connect your mobile devices and listen to your own music. There is a feature wood burning stove for those cosy evenings in and a dining area with table and chairs. The cottage has a selection of board games, puzzles, DVDs and books for the enjoyment of our guests during their stay. The door leads out to the upper ground level garden.

Families are welcomed and our cottage is suitable for children. For those with babies and toddlers on request we can provide items for during your stay which include a travel cot, highchair and stair gates, so to lighten the load when packing! On the paddock field we have play equipment for our families to enjoy including a range of swings with a baby seat, a ‘ship' climbing frame with a play cabin below and a wave slide, football goals and plenty of grass to run around on or even play cricket and have a picnic! Our hens are free range, enjoying the gardens and fields and provide eggs for our welcome baskets. Our young visitors (and grown-ups) are welcome to help ‘call in' and feed the hens with corn each evening.

The private gardens have lawns and beds stocked with trees and shrubs, garden chairs, tables, a parasol and a picnic bench, as well as a charcoal BBQ. Perfect places to enjoy a morning coffee or to enjoy the late afternoon sunshine with a glass of wine! The hot tub with rural views is covered by a wooden gazebo, so you can enjoy even in the rain! A perfect place to relax - maybe after a day walking, exploring or surfing. We ask that you bring your own swimming towels.

We use environmentally friendly cleaning products at East Trenean Farm and look after our gardens and land in a way as to protect wildlife. Our tap water comes from our own spring-fed borehole, which is filtered, and UV treated. So, no need to buy bottled water while here, our spring water is on tap!

Our guest car park has EV charging points for each cottage and storage for guest equipment such as bikes and kayaks.
The farm fields are grazed by sheep, so sorry, no dogs.​

Short breaks of 3 or 4 nights and 2 night weekends are available most of the year. Low season there is a minimum 3 nights stay. Arrival days are usually Monday or Friday from 4pm. Departure time is 9.30 am except for late Sunday departures for a 2 night weekends, when available.
East Trenean Farm is set in an Area of Great Landscape Value amongst the rolling hills of Medieval Farmland. Nestled in the heart of the peaceful South East Cornwall countryside, our south facing 17th Century Farm with grade ll listed Barn Conversions and Farmhouse offers 4 Luxury Holiday Cottages. Set in 10 acres overlooking the Ancient Woodland and County Wildlife Site of Seaton Valley, with views to the sea beyond.

The farm is a peaceful rural haven with open countryside, wildlife and ‘big skies' to enjoy. We frequently see wild rabbits, bats, hedgehogs, woodpeckers, buzzards, owls and other bird species. If you are lucky you may even see a deer!

Cornwall has so much to offer, the SW coastal path and beaches at Seaton, Looe and Millendreath are only a short 3-mile drive away. We are a perfect base for touring both Cornwall and Devon, with the fishing towns of Looe, Polperro and Falmouth to explore close by and attractions such as the Eden Project, The Lost Gardens of Heligan, Land's End and The National Aquarium all within easy reach.

​Looe, Cornwall's second largest fishing port has an abundance of freshly caught fish on the menus of its many lovely restaurants. Fishing trips can be booked from the harbour along with boat trips along the coast. Enjoy the sandy beach or explore the narrow streets and discover the unique shops and cafes.

For those that enjoy outdoor activities, kayaks and paddle boards can be hired from Looe beach. Nearby Adrenalin Quarry has a Water Park, Gravity Park and a Racetrack. There is horse riding and trekking locally in the beautiful Cornish countryside. For cyclists there are tracks suitable for all levels nearby and trails in the Camel and Tamar Valleys.Looe Golf course is less than a mile away with spectacular views.

​For walkers there is the extensive and dramatic SW Coastal path with dramatic cliff top views and secluded coves to discover. Bodmin Moor and Dartmoor and their many pathways with locations that have inspired writers, are ready to explore. BodminMoor has been designated an International Dark Sky Landscape, an opportunity to see the wonders of the night sky.

​For families there are plenty of sandy beaches to enjoy and family friendly attractions such as Dartmoor Zoo, Bodmin Steam Railway, The National Marine Aquarium, The Monkey Sanctuary and The Eden Project all close by. You can even take an Alpaca for a walk!

East Trenean Farm is an ideal location whether you wish to relax and ‘get away from it all' or explore wonderful Cornwall and all it has to offer. There is something for everyone!

Lovely cosy cottage

I thoroughly enjoyed my stay at Water Mill cottage, it was super clean and comfortable and had everything I needed. The hot tub and log burner were a very welcome option on a gloomy December day. A car is definitely needed but I knew that before booking. Thank you, Jane & Graham

Bank Holiday Stay

Stayed in The Water Mill cottage over bank holiday weekend and have to say, we were hugely impressed with the accommodation. Everything was immaculate throughout and every detail covered. Appreciated the welcome box of goodies, milk in the fridge and good quality amenities. Would definitely recommend to others visiting the area and perfect for both couples and families.

A very comfortable cottage in a great location

We greatly enjoyed our stay at the Water Mill. It is well equipped, warm, and comfortable. The bedrooms are both of a good size, and the kitchen had all that we needed for our meals. The hot tub was lovely in the evenings - even when it rained (it's under a roof)! East Trenean Farm is well-located with lots of fascinating places to visit nearby. We managed to fit in a visit to Liskeard and Looe, with a walk from there to Polperro - highly recommended! We also went to the Wheal Martyn China Clay museum, the St Austell Pinetum, and Tintagel castle. Again, all very interesting places within an hour's drive. Charging the car at the farm was very easy too, and having a dedicated parking space helped. All in all, an excellent holiday and a great place to stay!

Cornwall peace

We had a wonderful stay, the cottage was beautiful, had loads of character and seeing the original mill walls inside was amazing, the hot tub was an added bonus. Peaceful, quiet and an escape from a busy life just for a few days was what we needed. If you need to stay anywhere in Cornwall , definitely consider East Trenean Farm cottages x

An amazing place to stay

Second time at East Trenean Farm. The Watermill exceeded expectations. Very clean and the decor was stunning.The log burner added a real homely feel to the place and the hot tub was so welcome after a day out. A great place to base yourself if visiting Cornwall. Jane and Graham are friendly hosts. Highly recommend staying here and definitely looking to return as soon as possible.

Picture perfect!

Photos on the website are accurate, so everything came up to expectation. The two bedroomed cottage was spacious and very well equipped. Every aspect in the cottage has been carefully designed, a lovely light airy kitchen, cosy sitting area and two large bedrooms, with very comfortable beds. It has two lovely gardens which catch the sun all day. The hot tub is very secluded too. Looking forward to a future visit.

An enjoyable stay at The Water Mill

We had a fantastic three nights at the Water Mill with our two boys, 11 and 15. The cottage was immaculate and perfect for our needs. The hot tub was a very welcome addition to unwind after a days activities! The location is peaceful, yet close enough to many attractions and places to eat. Jane and Graham were fantastic hosts, providing lots of information about the local area, and on hand if there were any issues (we had none!). I would recommend East Trenean Farm cottages without hesitation for anyone looking for accommodation near Looe. Thank you for a lovely stay!

Lovely accommodation and hosts

We had a wonderful stay at the Water Mill with our 17 month old little boy. Graham and Jane are lovely and extremely accommodating, adapting the cottage for our little boy with baby gates, high chair etc. ready on our arrival. The cottage and hot tub is beautiful, very clean and cosy! The hot tub area is very private and so peaceful, it was a wonderful wind down after a busy day! The only thing we would say is master room mattress wasn’t particularly comfortable and there are no child locks on the kitchen cabinet doors, but it was manageable, we just moved any breakables to wall cupboards instead. We would definitely not hesitate to return. Beautiful part of the country. Thank you for a lovely stay.

Fabulous cottage a short drive away from Looe

We have recently returned from a 7 night stay in the Watermill at East Trenean Farm. The photos on the website really don't do the place justice, it is much more spacious than the photos suggest. Despite the other cottages being booked out, it felt very private and we didnt feel like we were sharing the cottages with other families. When we arrived the place was spotlessly clean and had tea, coffee, biscuits, milk and dishwasher tablets so no stress on this front either! The playground was set well away from the cottages so the children could play out of earshot. The hot tubs were well maintained and well serviced daily. Only a very short drive from Looe - beautiful town with lots of places to eat, and Polperro which is another beautiful traditional fishing village. Also the large Morrisons in Liskeard is only 10 minutes drive away for all your shopping provisions. We also used the EV chargers which worked very well and completely removed any charging related stress! We would highly recommend to families and couples looking for a relaxing break in cornwall.

A relaxed break in October

This was our second time staying at the Water Mill, East Trenean Farm. The accomodation was spotless and very welcoming. Large bedrooms with huge comfortable beds. The hot tub is fantastic and was great to relax in after a day of walking on the moors and cliff tops! Location is perfect, you are surrounded by lovely views and a short drive from beaches and shops as well as several lovely pubs. We love this place and will be back.

A lovely break at The Water Mill

We had a terrific stay with Graham and Jane, with nearly two weeks in The Water Mill. The home was spotlessly clean and finished to a very high standard - deserving of its 5-star Visit England rating. The goodies on arrival were most welcome and we also enjoyed meeting the sheep and hens. Although we stayed nearly a fortnight, we really did not want to leave!

A wonderful stay at East Trenean Farm

We had a wonderful time staying in Water Mill cottage at East Trenean Farm. The owners make sure that the cottage is well equipped with everything you could possibly ask for. The beds were extremely comfortable and the hot tub adds a splash of luxury. Also, the EV Charger was extremely useful and good value. The cottage is well situated to visit local villages such as Looe and Polperro. We really enjoyed our second visit to Water Mill cottage and would love to return.

Lovely cottage

Beautiful surroundings and everything you could want in the cottage. Great places to eat in Looe and the local pub serves excellent food with lovely friendly locals. Beautiful beaches nearby that are almost deserted. This is our third visit the East Treanean and we have had good time on each occasion.

Lovely property in good location

We chose the property because of its location which was ideal for being close to Looe and other places to visit (such as Eden Project, only 40-45 mins away). We were very pleased with the standard of accommodation and cleanliness and the owners provided everything we needed, ensuring we were kept up to date with text messages etc throughout our stay. It's a very relaxing and quiet location, but with a farm shop just down the road if you do need anything.

The cottage (The water Mill) was immaculate, everything we needed and more! The hot tub was fantastic, especially enjoyed by my daughter.. We will most definitely return again in the future! Thankyou

Young family 5 day break

We had a wonderful four-night stay with our two young children. The place is full of thoughtful little details that made it really special – from the little welcome hamper with tea, biscuits and cake, to cosy night lights that double as torches, and even bath robes for the children to use after the hot tub. The accommodation itself was warm, comfortable, and very well-equipped. The beds were big and inviting, the kitchen had everything you could need (all high-end), and having washing and drying facilities was a real bonus. We loved the internal fire, the barbecue, and the hot tub – all perfect for relaxing after a day out. The location is excellent, with direct access down into Looe, a large supermarket nearby, and plenty of family-friendly activities in the area. On-site, the kids loved the little park and especially feeding the chickens. The views are beautiful, and it really does feel like a peaceful retreat. The hosts were fantastic – always available on WhatsApp and so attentive throughout our stay. All in all, a really lovely stay – highly recommended.

We were two couples staying in the watermill. The place was even more nicer than the pictures.

When we arrived we meet Jane and she showed us around the outside of the property. On opening the front door we found the place to be bigger than the pictures showed. The welcome basket was packed with some lovely essentials to help start your holiday. The property was lovely and clean and had everything you needed and more. The beds were very comfy and the hot tub was a great to relax in at the end of a business day. We are already talking about coming back. Thank you Jane and Graham for a wonderful place hope to see you soon

Very high standard accommodation with attentive owners.

The Water Mill is furnished to a very high standard and retains some of the features of its former use, which gives it plenty of character. The owners are very pleasant and attentive without being intrusive, being available to provide advice and resolve any issues. For instance our hot tub temperature was accidentally set slightly too low, when I mentioned this it was resolved in less than 5 mins, which I felt was really great service. The cottage was spotless and had been sanitised and checked prior to our arrival. I would definitely recommend this property.

Cornish Delight

The cottage was extremely well presented, finished to a very high standard, and very well equipped. The location was perfect for us by not being hidden down some difficult to access single track round, but instead is easy to get to from a B road. Despite being located on a B road, the property was very quiet, and hence very relaxing. The free to use EV charging was a major bonus for us, allowing us to explore nearly all of the areas around Looe that we wanted, without consuming any petrol. At the end of a day walking along the coastal path, the use of our personal hot tub was very welcome indeed! would very much recommend, and hope to return again at some point in the future.
