If you are looking for the dream vacation and the dream home to do it, you found it. This unique home and property is truly one of a kind and there is little in the area that delivers location, amenities, style and sheer beauty like this spacious home.

Pictures can't do justice to the massive views and scenery you will enjoy at this large, mountain modern, riverfront home. Eagles circle overhead, mountain sunsets are a daily treat, and it's an easy walk to a sand covered beach on your own stretch of the river.

The home was custom built to allow for privacy in all bedrooms 5 bedroom suites. A bright, open common area and kitchen allow for a luxurious lodge-like feel for gathering, eating, entertaining and soaking in the floor to ceiling views of the most beautiful mountain range on the planet (our opinion of course).

Set up above the river, at a literal birds eye level with eagles, osprey, geese and more, it makes you feel as you are half way to the top of the mountains; yet the home is just off a main road, making it extra convenient to access and explore Yellowstone National Park (30 minutes south) or the quaint town of Livingston (just 15 minutes north). You are 15 minutes from a handful of renowned restaurants hot springs, concert venues and much more. The heart of "Paradise Valley" is not an overstatement.

B E D R O O M S
As you enter the house from the lower level you find a common area with couch, TV, small desk and 2 bedrooms. The first bedroom has a king bed, river views, a treadmill and a full bathroom just off the bedroom. The second bedroom on this level is a large and playful "bunk room" with a bunk bed and trundle. The mattresses are 2 queens and 1 full on the bunk. A large full bathroom with tub and shower are connected to this riverside room - ideal for the kids or teens to have an area to sleep and hangout.

The main level (2nd story) has 3 master suites with attached baths. Each have a king bed, closet and full attached bath with showers. All 3 have tremendous views and two have private doors to the decks.

L I V I N G S P A C E S
The main level as you walk in the front door has a cozy living space and door to a lower level patio. This area is quiet and has great views and potential for a little privacy.

Walk up the stairs to the 2nd level (but main living and sleeping area of the house) and you find a large cooks kitchen, dining area, laundry closet, 1/2 bath and 3 bedrooms with private bathrooms. The living room has an electric fire place, large big screen tv with satellite tv, and floor to ceiling windows to watch the day pass with the Absaroka mountains as your backdrop.

You access the open loft from a circular staircase in the living room. The loft has a large desk and work space with amazing views, printer, couch, TV, and lamps and areas to read or get away from the main level hustle and bustle. The doors to the decks allow for excellent outdoor dining or lounging with a large dining table, lounge chairs, a couch area and hot tub.

T H E A R E A
Yellowstone to the South, Livingston 15 min north, always vibrant but is especially alive in the summer time with various festivals, rodeos, nightly music choices. Acclaimed restaurants line the neon-lit western flair within minutes of the house. Don't forget the beautiful Yellowstone River out your door!

For your convenience there is a lock box at the front door. Guests have access to the entire house, property, and hot tub.

The property is along the Yellowstone River and guests can walk a short path to a private beach shared with a neighbor. Here you can have a picnic, swim in the river or launch a kayak or small device. You cannot drive to the beach area. It is accessible only on foot.

The garage of the house is locked and for owners only.

You are in the heart of "Paradise Valley" Your neighborhood are a few other rural homes within a mile. We ask you respect posted speed limits on the highway and the road leading to the house. We expect you stay within property boundaries and not trespass on other's property. Your are conveniently located between Livingston and Gardiner, MT. You are about 50 minutes from the Bozeman Airport.Garbage service is not available at this location, there are several places nearby to dispose of your bagged garbage, a map will be provided.

You will want a vehicle, ideally 4wd to enjoy the surrounding areas and access trails, boat ramps and the occassional dirt road.

Treat our home as you would your own (or better) and ask if you are unsure of how to use anything. Treat your neighbors with respect, and have a great time!
