The Space:

A three bedroom house across two floors, best suited to families or a crew of three.

• 3 bedrooms: a double, a twin with two singles, and a single, comfortable for 4, sleeps up to 5

• 1.5 bathrooms: family bathroom with a thermostatic shower over the bath, plus a downstairs WC

• 500Mbps Wi-Fi with a workspace in the lounge

• Gas hob and oven, extractor, microwave, fridge freezer and a Tassimo coffee machine, with the washing machine in the kitchen

• Smart TV with streaming apps in the living room (bring your own logins)

• Rear patio for sitting out after work

For families, there's a full kitchen and a dining table for meals together, in a quiet, comfortable base with room to spread out after a day out. Children are welcome, and pets are welcome with written confirmation (maximum 2, £20 per pet per stay).

Worth knowing: there is only one parking space on site.



Guest Access:

The whole house is yours for your stay, with no one else coming and going.

Self check-in via a coded lockbox by the front door, so there's no need to arrange a time to collect keys.

Only one space is available on site, so additional vehicles will need to park on the street.

Moccasin is on a residential street in north west Leicester, LE4, surrounded by houses and local shops.

• Beaumont Leys Shopping Centre nearby, with a large Tesco supermarket

• Takeaways and a petrol station within a short drive

• Quiet residential streets, away from the main roads



Getting Around:

• A563 Leicester Western Bypass gives access to the M1 at Junction 21a and 22 in 10 to 15 minutes

• Leicester city centre about 15 to 20 minutes by car

• Leicester railway station about 20 minutes away

• East Midlands Airport about 30 to 35 minutes by car

• Local bus routes connect the area to Leicester city centre

• 1 parking space at the rear, with free on-street parking nearby for any extra vehicles



Other Things to Note:

• Linen and towels included, with a clean before every arrival

• Stays of 28 nights or more include a clean every 28 nights, weekly and fortnightly mid-stay cleans can be added

• Lower weekly rates from 7 nights and monthly rates from 28 nights

• Repeat teams can secure a 10% discount on future bookings.

• Bins go out by Wednesday evening for Thursday collection, outside the rear gate by the car park

• Only one parking space on site



Check-in is from 15:00 and check-out is by 10:00.



Straight after booking we send a short check-in form so we know who is staying, with card details for the damage deposit on stays of 6 nights or fewer. Access codes are sent once it is complete.



Stays of 6 nights or fewer have a £200 damage deposit. It is held on your card 3 days before check-in (or when you complete the check-in form if you book within 3 days) and released within 5 days of check-out. Stays of 7 nights or more have no deposit.



Interaction with Guests:

Support is available 9am to 7pm, with a 24/7 emergency line for anything urgent. All messages go through the booking platform. Longer stays and returning teams are looked after, and returning bookings qualify for a 10% repeat booking discount.
