Are you looking for an exceptional setting for your next holiday or a long weekend, a special occasion with family or friends, a golf tournament or a corporate seminar? This magnificent traditional farmhouse has been renovated and decorated with great care to ensure your group’s comfort. The house is situated in a peaceful location, surrounded by stunning natural countryside and woodland, right in the heart of the Saint-Malo golf course (Le Tronchet).

With a total floor area of 350 m² (250 m² living space + 100 m² pool area), you’ll find everything you need in this exceptional location to enjoy a memorable stay. A very large, tree-lined garden of 3,800 m², two terraces, a Weber gas barbecue, a modern and fully equipped kitchen, and games for children (trampoline, swing, table tennis table, pétanque court, shuffleboard, etc.).
End-of-stay cleaning, bed linen, towels and Wi-Fi (fibre) are included in the rental price.

Very comfortable for 15 people (6 bedrooms, 5 bathrooms) thanks to its size and numerous spaces. Whether you’re a golfer or not, this place will delight everyone in your group, young and old alike. Please note: 4 bedrooms for adults (8 adults) + 2 children’s bedrooms (with single beds or bunk beds, 6 children in total) + 1 extra sofa bed.

There are plenty of high-quality facilities: a heated indoor swimming pool open all year round, a hot tub, a large garden with a 6-seater swing, a table tennis table, table football, an arcade machine, a pétanque court… What more could you ask for? Whether the weather is fine or not, there’s always plenty to do here.

On arrival, you’ll be welcomed by the team at Cocoonr, the agency specialising in ‘ready-to-stay’ holiday rentals, who will have organised your stay and will be on hand throughout to ensure you make the most of it.

Please note: the Villa du Golf is the ideal place for families and groups of friends who respect the property and the environment. We do not accept groups looking for a place to party. The Tronchet golf course is a peaceful spot where guests come to enjoy the tranquillity. Any excessive partying will be reported to us immediately, will not be tolerated and will result in penalties. Furthermore, please note that the house is fitted with a noise detector. Neighbours are also in the area and may intervene in the event of any disturbances. Party-goers, please look elsewhere.

LOCATION - ACCESS
Situated in the heart of the Saint-Malo-Le Tronchet golf course, the location is ideal in Northern Brittany: 20 minutes from Saint-Malo and Dinard, 15 minutes from Dinan and 40 minutes from Rennes and Mont Saint-Michel, you’ll be able to explore the Brittany region and discover some of its most famous gems. You’ll need a car whilst you’re here, but there are several train stations nearby if you need to arrange for friends or family to join you: Dol-de-Bretagne (10 minutes), Saint-Malo (25 minutes) and Rennes (45 minutes). All local shops are within 5 km (supermarket, bakery, fishmonger, delicatessen, newsagent and tobacconist, restaurants) in the town of Miniac-Morvan. There’s a summer market on Wednesday evenings from April to September.
Also nearby are two excellent restaurants: ‘Les Jardins de l’Abbaye’ and the restaurant at the Saint-Malo Golf Resort.

THE HOUSE – LAYOUT AND FACILITIES
The house, open on all sides to the surrounding countryside, is bathed in light. It was carefully renovated by its owners in 2021–2022 to ensure you enjoy exceptional comfort, with a heated indoor swimming pool and a jacuzzi. All the living areas are on the ground floor.

A spacious, light-filled entrance hall running the length of the house, with a cupboard and separate toilet.

To your left is the large living room (35m²), accessible via a small staircase. It is a cosy, light-filled room, opening out onto the surrounding countryside, offering a stunning view of the golf course (the green of the 6th hole, the famous ‘signature hole’ at Le Tronchet) through its fixed bay window. Be warned, the view is mesmerising! The living room features two three-seater sofas, pouffes and armchairs, a coffee table, a large flat-screen TV, Wi-Fi internet access and a top-quality foosball table for keen players! It’s a spacious and welcoming area. A Bluetooth speaker is also available.

To the right of the entrance, the main living area (50m²) comprises a beautiful, top-of-the-range kitchen with a convivial island, opening onto a spacious dining room with a fireplace (seating 12 to 15 guests). The kitchen is fully equipped and offers plenty of storage space: a fan-assisted oven, a microwave, a 4-ring induction hob, a fridge with a large freezer compartment, a dishwasher (raised) and all the necessary small appliances: a filter coffee machine, Nespresso capsule coffee machine, kettle, toaster, juicer, crêpe maker, hand mixer… so you can whip up some wonderful meals for your loved ones. There is an abundance of cooking and serving dishes, as well as pots and pans… The crockery and cutlery, carefully selected, are of course provided in more than enough quantity for all your guests… you should want for nothing to enjoy some wonderful moments!

From the kitchen, you’ll step into a hallway featuring a large cupboard with storage space for your groceries, as well as a second fridge with a freezer compartment. Handy when there are lots of you, and ideal for keeping drinks cool! From this hallway, you can also access a bathroom with a jet shower, washbasin and toilet. This bathroom is adjacent to the children’s play area. A lounge/games room featuring a flat-screen TV and an incredible vintage arcade machine offering free access to over 1,500 video games. For those feeling nostalgic, you’ll find classics such as Pac-Man, Space Invaders and Street Fighter… The owners have provided a few books and board games for your use; please take good care of them!

The laundry room is adjacent to the children’s lounge. It is equipped with a washing machine and a tumble dryer, as well as an ironing board and iron, all of which are, of course, free to use. This equipment is new (purchased in 2022).

THE BEDROOMS (first floor)

Upstairs, the house has 6 bedrooms divided into three separate sleeping areas, ensuring the privacy of the guests.

Left wing: two large, quiet suites, one with a queen-size bed (160x200) and the other with a king-size bed (180x200) (+ a child’s bed), each with its own en-suite bathroom (with shower) and a separate toilet in each suite.

Central section: this area comprises three bedrooms and two bathrooms: a large double bedroom with a king-size bed (180x200), a small bedroom with two bunk beds (90x190) and a double bedroom with a king-size bed (180x200 or two 90x200 beds) and its own en-suite shower room. A bathroom with a bath and a nappy-changing table is also ideal for families.

Right wing: Above the children’s playroom/lounge, a small dormitory can accommodate four guests in two single beds (80x200) and two bunk beds (80x180). Perfect for older children and teenagers who want their independence. In the playroom, an extra sofa bed can be used by one or even two people.

All the bedding is new and top-of-the-range (Epeda, Treca, etc.). For all guests and for your utmost comfort, all beds will be made up upon your arrival at the Villa du Golf. Bed linen and towels, of 4/5-star hotel quality, kitchen tea towels and bath mats are also provided.

THE POOL AND WELLNESS AREA

Accessible from the main living area as well as via several other external entrances (lockable), this ground-floor area will be the icing on the cake:
Covering an area of 100m², it is covered and offers an incredible view of the garden, the golf course and the surrounding woodland. It features a pool measuring 9.5 m long by 4.5 m wide and up to 2 m deep, a hot tub offering unrivalled relaxation for 3 or even 4 people, as well as a bathroom with a shower and toilet. The pool is heated all year round to between approximately 24 and 29 degrees by a heat pump. Please note that the water temperature cannot be guaranteed; it will depend largely on outdoor weather conditions, which can affect the temperature of the indoor pool. The hot tub, meanwhile, can be heated to between 34 and 38 degrees so that you can enjoy it to the full. These facilities are at your disposal and we hope you will make the most of them. Your children are your responsibility and must be supervised. If parents are not supervising, the doors to this area must always be kept locked. For reasons of hygiene and to ensure the longevity of our filtration system, we ask that you always take a shower before entering the swimming pool or hot tub. Thank you for your understanding. In the evening, we ask that you cover the swimming pool to maintain the water temperature and prevent condensation in this room.

Outdoor areas:
The Villa du Golf in Le Tronchet is surrounded by over 3,800 m² of tree-lined gardens, where you can enjoy wonderful moments of tranquillity or socialising with your loved ones as the sun moves across the sky.
The garden on either side of the house opens out on all sides onto the idyllic natural landscape of the golf course and its surrounding woodland: over 100 ha of nature, magnificent in every season. All year round, you’ll find yourself in a true haven of peace amidst nature. From spring through to autumn, you’ll enjoy the changing colours of the trees and flowers.

Outside, there’s a wide range of facilities to delight young and old alike: a six-seater swing set with a slide, a Weber gas barbecue, a table tennis table, a pétanque court, an outdoor lounge area, an outdoor dining table, a shuffleboard…
