Staff here was really amazing and friendly. The building is lovely and interesting, and the location on the water always has something interesting going on during the summer.
I assume that this place operates in a different way in Winter and Summer because the restaurant and reception were closed during our stay and it was very unclear whether they were operating a breakfast service or not.
I did not realise when I booked that the reception is (apparently) only staffed until 6pm. I emailed the hotel to say we would be later than that, but received no reply. We arrived to find the front door bolted and no sign of anyone around.
Eventually I thought to look in my emails and discovered a message from them with instructions for how to get in via the lockbox.
The room was lovely and had a great view.
Only coffee was provided in the room, tea would have been very welcome.
The room was very, very hot. We turned the heating off.
We stayed for a weekend and saw no staff apart from a cleaner and a server at breakfast. We ordered Sunday breakfast in advance by email as requested, but papers in the room suggested there was no breakfast service. Then on Sunday they were doing breakfast. It was all a bit confusing.
The parking is on-street unless you manage to bag one of their three spaces and the street is very popular.
All in all it felt like a very hands-off operation - more like an AirBnB than a hotel.
One of the most welcoming check ins I have experienced, I won’t spoil it if you haven’t bee before, wonderful place with its very individual charm, and the are just absolutely lovely, and the location is beautiful, very personal, my new favourite hotel .

Great location and friendly staff. Very interesting but quirky building. Tiny and unusual bathroom. Good breakfast but overpriced for what we got.
The property is down a quiet street in a lovely part of Konstanz and just metres from the lake shore. It is an old house and has great potential, in fact the photos on the Expedia site look great but they must be old and do not reflect the current state. It has 9 rooms and the staff are incredibly welcoming and helpful. However...... the hotel is very shabby throughout, not only inside but also in the garden. There are stuffed animals in the main entrance/hallway (not everyone's ideal). Our room was a good size but the bathroom (shower and toilet) very tiny and the sink in the main bedroom. It was a good shower but tight for space. The garden has enough seating and tables (all look second hand) for 100 people but the hotel cannot accommodate more than 20 (work that one out). It is very untidy and could be any unkempt back garden with hose pipes here and there. The breakfast and outside seating area is under a horrible plastic carbonated corrugated roof and grubby plastic side sheets that do not close properly. Basically everything looks half finished and done by a DIY enthusiast.
It is shabby and quirky but the price is comparable to the upmarket hotels and the breakfast (okay but not great) is extra and also expensive for what you get. All in all terrible value for money and a real disappointment - we paid roughly 300 euros a night and it was worth half at best. The photos need updating and prices reducing.
Besonders hervorzuheben ist die Einrichtung des Zimmers und des ganzen Hauses. Wir wurden sehr freundlich empfangen und haben tolle Tipps zum Aufenthalt in der Stadt bekommen. Schöner Fußweg in die Altstadt. Wir kommen gerne wieder.
Eine schöne Villa mit vielen Details aus alter Zeit ausgestattet. Individuelle Zimmer. Wir hatten eine Veranda, ausserhalb des Zimmers, das in den Garten führt. Die Dusche, WC und das Waschbecken im Zimmer. Das Frühstück war lecker. Im gesamten ein angenehmer Aufenthalt.
Séjour fantastique et accueil excellent. La chambre est belle et confortable et le petit déjeuner délicieux. Le seul manque est l’absence de climatisation. Au total un séjour enchanteur à renouveler.

Trato amable aunque la comunicacion con hotel.com no fue muy buena. El sitio es un pelín casposillo, muebles viejos, y animales disecados en la entrada, si te va el rollo mansión cripy pues te gustará, sino, mejor no llegues solo.
Sehr freundlicher Empfang, tolle Location und ein traumhafter Garten zum chillen und entspannen. Ein Markel ist allerdings das Essen nur in Einwegverpackungen verfügbar war obwohl wir Gäste des Hauses waren, das ist wirklich schade und sollte zur Liebe der Umwelt anders gehandhabt werden. Ansonsten sehr toll!
Excellent privately run hotel right on the lake a very short walk from Konstanz and within a short distance of restaurants. The service was very friendly and the hotel tried to do what they could to make the stay as comfortable as possible.
The Villa Barleben is in an excellent location in Konstanz. 15 minutes walk to downtown. The staff is very friendly and allowed to check in early. The Hotel is an old villa with all the charm that goes with it. It is definitely unique. Lots of stuffed animals and memorabiliaThe room was clean and the bed comfortable. Lovely, cozy, much character, very family-friendly
The Villa has a very lovely location at the seaside in Konstanz. It is a quaint place with the feel of an old family home. Our primary complaint was that they closed down their restaurant and did not inform Hotels.com or us directly via email. This was one of the primary reasons that we booked this hotel so it was a tremendous disappointment for us to discover upon arrival that the hotel restaurant was closed and that we would have to go out for dining options which was very inconvenient as we had a baby in-tow. The refusal to inform guests prior to their arrival (or prior to booking, for that matter) is rather inexcusable in our opinion. However, the stay was otherwise pleasant. The Villa has a very nice ambience to it, and makes you feel very welcome and cozy, as though you could lounge about for days on end. It was so lovely that, despite the lack of dining we booked an extra night so that we could stay cozy during an unexpected rainstorm.
The decor left room for want as it was rather a hodgepodge of rickety older pieces, mid-century modern bits and new low-quality discount shop furnishings, but the coziness of the place more than made up for it. The taxidermy specimens were rather interesting, stuffed animals propped up very noticeably here and there, but I can see how that might turn off some other visitors. Our infant daughter and she had a lovely time in the wintergarten and playing outside in the garden. We’d gladly stay again if the restaurant was open.

Die etwas andere Art von Hotel: Da steht allerlei Krimskrams rum, ob dem man sich köstlich amüsieren kann.
Der Garten und die Lage direkt am See sind genial. Einziger Wermutstropfen: Die vier Zimmer im Hochparterre sind sehr ringhörig und man bekommt das Geschwätz von den ständig ein- und ausgehenden Gästen 1:1 mit.
Sehr schönes Familienunternehmen, mit viel Liebe zum Detail geführt, in erstklassiger Lage direkt am See gelegen, bietet gute Ausgangslage für allerlei Unternehmungen. Wir werden dort sicherlich wieder logieren, wenn wir in der Gegend sind. Wir haben uns sehr willkommen gefühlt.
