The Space:
Designed for groups, this 6-bedroom, 4.5-bath house offers plenty of room to spread out and come together. Inside, you’ll find comfortable gathering areas plus a bunk/media room with a Smart TV and shuffleboard for game nights. A laptop-friendly workspace and WiFi make it simple to stay connected. Step outside to enjoy a grassy yard, an outdoor BBQ grill, and direct waterfront access with a covered floating deck. Two sets of washers and dryers and a second refrigerator make longer stays and large groups even easier.

Important Things to Note
• Pet policy: We’re happy to welcome your furry friends! Up to 5 pets are allowed per stay. An additional fee of $75 per pet applies. If you are provided the option, please include your pet(s) in the guest count at booking. If this is not an option, please reach out to our Guest Experience team prior to your stay to add your pet(s) and ensure the fee is processed.
• Parking: Driveway parking for up to 8 vehicles.
• Boating: Boats and jet skis may be tied off the sides of the covered floating deck at the waterfront.
• Laundry & Storage: There are two sets of washers and dryers, plus a second refrigerator in the home.

• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.

Wonderful multi-family rental on the Llano River. We really enjoyed hanging out on the dock, the beach and around both fire pits. The kids loved the bunk bed room.
Very accommodating for a large group, very spacious interior with well thought out sleeping spaces. The outdoor area was not as maintained for a premier rental. Furniture, grill, and landscaping could use some love. The dock while nice and spacious was oversold as there was no PWC parking as specified, unless the adjacent dock for the neighbor rental was "shared". Nice sandy beach area enables ease of parking for PWC so this was not an issue, just the pictures did not match the actual.
Although the weather limited our time outside, we had a good time. Lots of room to play games, put together puzzles, cook for a large group and just relax and enjoy the family. It was nice to have paddle boards, kayaks, pickleball court and plenty of seating available to use. There was plenty of parking. The kitchen tools could use some refreshing, but all in all everything worked. Having 2 sets of washers and dryers made it so convenient to keep ahead of towels. They provided detergent packs. There were life jackets available and various other outdoor toys. The outdoor grills were clean and worked well. We would definitely recommend staying and playing at this home.
We loved this property, the sleeping arrangements, air conditioning, the bbq grill, and access to the lake. Communication with the property management was easy even when we have difficulty getting in on the first day. There were 2 refrigerators which was perfect since we had a big family. We would definitely stay here again.
This property was fantastic. The property was very spacious and great for kids. We had minor issues finding a few items but the property manager was quick to respond. The lake and beach were so fun for games. Highly recommend and would go back.
Loved our family vacation. It was a bit confusing with our neighbor property who was on our covered deck for half the day Saturday. There was confusion of it being shared. Got it worked out and had a blast with our family.

The house was nice, big, and mostly well equipped. The dishwasher was full of sitting water that had a terrible smell. When we opened it, the water spilled all over the floor. We decided not to use it at all during our stay. We were told a day in advance of our check in date that the oven was not functional, however we were not told not to open it at all. My aunt tried opening it just to look at the size of it and the inside glass of it exploded. Several pieces of glass jump at her but thankfully she was wearing glasses and that protected her eyes. The management company never asked us if anybody was hurt and was only concerned with me sending them pictures. The rooms were nicely made but some of the blankets were dirty or stained. The towels were clean and nicely folded but some of them were full of holes. The heat seemed to work well however there was not a good distribution of the air. Some rooms would get very warm while others would remain very cold. The kitchen was nicely equipped with lots of pots and pans however most of them were in a pretty bad shape. Overall we had to make some adjustments but still managed to have a wonderful time in family. The property is beautiful and well kept and the management team was available, professional and responsive. They did offer to send someone to fix the dishwasher but at that point we didn’t want to be disturbed and chose to continue to hand wash the dishes.

NOT WHAT WE EXPECTED.
We stayed at this rental as a group of 12 people and 3 dogs, excited for some much-needed time off. While the property had potential, it unfortunately fell short of expectations in several important areas.Pros: The house is spacious and well laid out for a large group.The air conditioning worked well once it was up and running.Cons: The backyard was poorly maintained, with widespread weeds and sharp burrs throughout. These burrs became lodged in our dogs' fur and paws, causing them to limp & whimper in pain. Our kids also suffered from the same, & we had to use tweezers to remove the thorns. The outdoor amenities were in rough condition: the paddle boards, canoes, & seat cushions were worn out, the floating dock had no working lights, and the pickleball court was littered with debris that clearly hadn’t been cleared in a long time.Indoor cleanliness was also an issue. There was a significant bug infestation, particularly around the pendant lights above the kitchen island and on the countertops. Despite cleaning, the bugs kept returning. Many windows were covered in bugs & spider webs, indicating a need for thorough pest control.Basic supplies were lacking. Only one extra roll of paper towels and a single trash bag were provided for a large group, which was far from sufficient. Overall, while the home has space and potential, it is not being properly maintained or accurately represented. If you choose to rent this property, come prepared—with pest control & basic supplies
