    Zoning Notice: This property is Hotel Zoned and NOT in danger of the possible upcoming short-term rental ban.

    Cooling Notice: Bedroom does not have A/C. The main living area features a window A/C and ceiling fans throughout for airflow.

    PEST CONTROL AND ROOSTERS: Due to Maui’s rural location, you may encounter roosters or harmless geckos — they’re friendly, eat insects, and are considered good luck. Please don’t harm them. The HOA performs regular pest control, but insects and lizards are part of island life. Our units are meticulously cleaned and inspected. If you notice excess pest activity, we’ll coordinate with the HOA to help.

    CLIMATE: Hawaii’s tropical climate supports insects, rodents, and lizards; these do not constitute grounds for refund or rental adjustment.
