Unit #324 is third floor (Top Floor) DIRECT oceanfront and is in a perfect location in the complex. It has panoramic ocean views of the stunning Pacific Ocean. Being that it is on the top floor, you have the great views and optimal privacy.
The unit is part of the beach front complex, Islander on the Beach, located in Kapa'a, Kauai. They are located on six lushly landscaped oceanfront acres. Each condo features a balcony/lanai where you can enjoy beautiful sunrises and complete or partial ocean views and are only a few strides away from a private beach.
Soak up the sun in the ocean-side pool, or relax in the Jacuzzi while sipping a Mai Tai from the poolside Tiki Hut bar. There are also gas BBQ grills by the pool free to use as well as an Activities Desk in the lobby to plan excursions and such.
Centrally located in the town of Kapa'a, you are 30 miles from both the north and south shores. The enchanting Wailua River and Fern Grotto are less than two miles from the complex where you can boat, hike, and/or kayak. You are also less than 200 yards from the Coconut Marketplace, which has over 30 specialty shops and restaurants.
Complex Work Projects:
From time to time, as with all multi-dwelling complexes with associations, work takes place that owners aren't aware of and have no control over. We shall not be held liable for work taking place around the complex at any given time. If there is work that we know about ahead of time, we will be sure to let guests know if that work will effect this condo or surrounding condos, if possible and if we are notified timely. Sometimes, that is not the case and we are surprised to hear some form of repair or work is taking place. By reserving this unit and agreeing to terms and conditions with the reservation, you understand we will not be held liable for those types of situations and no refund or change of room will be made, unless the type of work materially impacts the specific unit you are staying in to make it inhabitable.

3/26/25: Note from our Board
Spalling Project Permit Approved
Great News…The Islander on the Beach has completed the Kauai County Spalling permit process, and the project has been approved.
What’s next: Our contractor is currently working another project and we are next on their schedule so getting the permit approval last week was great timing for us. We met with the construction project manager Monday on the property and started planning. Good news is the common area walkway railings required material that has to be order, then fabricated so we have already started that phase of the project. We hope to start the spalling work at Islander in the next 60 to 90 days.
The Board will be working with the General Contractor to provide as much advance notice to everyone of the start date. We all understand the urgency to start the project and the need to get the most updated information out to all owners as soon as possible.
Buildings: Kauai and Niihau building lanais, common area walkways, and staircases.
Do you know if I can still rent my studio? YES, just know that when the crew is working in front of your studio, no guests will be allowed on the lanai. We anticipate working on a “stack” at a time: six units. Not every lanai has a spalling issue, so about 50% will not require any work
This project has been in the works for 6 years, and the priority is getting it behind us. There will be noise and dust; nothing is simple when tackling a spalling project.

12/20/24: Note from our Board
Lobby Building Shutdown June 2nd 2025
Aloha, Everyone. We will be shutting down the Lobby Building for 7-9 days beginning June 2nd, 2025, to install new electrical panels. This project was proposed in the summer of 2023 and approved by the board last February 2024. The project had some delays due to part availability, but we are now set to go.
The Board is providing this message as the 6-Month Notice, and we all realize that it will be a burden to some owners. The situation with our electrical panels cannot be ignored, and once completed, the improvements/upgrades will take us to a whole new level of technology.

Update from site manager re. lanai/spalling work (updated 4/19/24):
Aloha Niihau Owners,
We did not receive our permits this month, as hoped for. I have been in consultation with our facilities committee, board members and contractors. For now we have decided to postpone the spalling repairs until March of 2025 at the earliest.
Lanai/patio Spalling Work: (updated 11/9/22); From GM:
The Board is moving forward to plan for the next phase of spalling repair/maintenance. The County has informed us that the leaking Backflow Device in our parking lot must be the first priority and we cannot pull a Spalling permit until the Backflow is fixed. Thus, the Replacement and Certification of the Backflow have been scheduled and confirmed to be completed in December. At that time, we can submit an application for the Spalling permit. The permitting process could take a minimum of six months to be approved by the County Planning Department.
Once the permit has been approved, the Board will confirm a date with a contractor to begin work which will be a minimum of six months after a contractor is secured. The Board will inform owners when the permit has been secured. Formal notice of the spalling work will be sent to owners after the contractor and date is scheduled at least six months prior to the scheduled closure.

Preliminary reports are indicating this project will take place in June and July, 2023. Read below for details (subject to change after structural engineer inspection, which hasn't been scheduled as of this update).

This project has been delayed indefinitely as of the above date.
The crew will be working from 8am-5pm during weekdays only. Spalling repairs consist of drilling out old rebar from lanai (patio), installing new rebar, and then new cement will be poured. The GM's note is as follows:
After conducting inspections throughout the property, several lanais were found to possibly be affected by spalling damage. This type of repair work will require specific units in various buildings to be closed at various times during a five week period beginning on April 1, 2022 through April 29, 2022. Please note that the duration of this repair project is an estimate and could be extended depending on weather and the severity of the repair. All owners/guests should be aware that spalling work will be taking place during this time period. Therefore, activity, dust and noise levels will be higher than normal on property.
